Excellent presentation! I live in an apartment in Alpharetta since 2020 and I wish I could own a house here, the area is very nice and I feel safe here. Lots of cute stores and shops and yes the Milton Target is very nice and clean. Great central location, close to 400.

So on top of paying $100K over asking, buyers will need an additional $50K or more to renovate/upgrade the property??!! No thanks! Too many lovely areas outside of Alpharetta to deal with all this madness. Lol!

If Alpharetta is hard to move into what other cities would you suggest looking into? Also what about rentals?

Cumming is a great alternative, Sugar Hill, Buford, Flowery Branch and Braselton are all lovely as well. It really depends on your price point and what you are looking for. The rental market here is very tough as well and like home prices, rental prices have risen dramatically as well.

Homebuyers have become desperate when offering over the asking price in an already overpriced market. They're going to be thinking about that as they write that check every month to the bank.

Or they may be thankful they bought earlier in the year when interest rates were at historic lows. Today’s premium is tomorrow’s discount 😉
