Redrow continues to ignore our emails, ignores NHBC's emails and fails to address serious issues.

Yeah, I'm in a Cambridge RedRow house, around 2.5 years also. We had a few snags but nothing like that, we had more issues with the site over which is still ongoing and the estate has been finished for a good year now. But I'd agree, some of these builders are shocking now, you only have to look at the amount of RU-vid channels now for professional snaggers showing some horrendous building practices.

Sorry to hear about that but unfortunately not surprised. Curious as a Cambridge owner how is your staircase? I have a video up on here on that and Redrow suggest the span is too long which makes it unstable, even though next doors Cambridge is the same and doesn't do this. Laughable really

Feel for you. I would go ballistic. Is their an ombudsman service that could support. NHBC are on the side of the developer’s, they are funded by the developers.

The new ombudsman that is coming is not restrospective in its current form so it effectly gives Redrow a clean slate. Were pushing our mp and Michael Gove to change this amongst many other things. Nhbc in our view is corrupt, we have internal Redrow emails stating "we need to schedule a zoom call to shut down these snags with the help of the nhbc". We confronted nhbc and Redrow with these emails, Redrow say we can't read it like that and the nhbc say they can't see any communication between nhbc and Redrow which is complete lies as we have evidence in black and white.

We bought a Redrow new build in East Sussex eight years ago. The list of snags ran to one full page of A4. Basically it boils down to the site manager and how good he is at QC on the subs. Its no good going to another developer because they all use the same poor sub contractors. We had staircase badly fitted, graffiti scrawled on roof tiles, bath and other sanitary fittings scratched. Flooding around the whole house after it rained caused by poor drainage. Don't think they used a spirit level for brickwork. Basically they are not a five star builder and wouldn't let them build a childs wendy house.

Redrow haven't improved then. They are playing the ignore game at the moment. I've invited the CEO and directors / board down here multiple times but they can't be bothered to come face to face with the realities here. Nhbc are saying standards are guidelines so now also battling them as well.

Perhaps given the gravity of these unresolved issues you should commission an independent report and seek legal advice in order to escalate this matter which Redrow simply cannot continue to ignore. Hope it ends well for you and your family.

Were already doing that. We've asked the nhbc to pay for an independent surveyor, still awaiting a response. I see plenty of issues here to warrant that. Class action lawsuit is more damaging to Redrow.

Floor is an issue but can be resolved. The doors and gutter are easily fixed. Gutter has popped out due to house settlement done mine in 5 mins. Doors would take an hour to repair. If it’s stressing you just do it yourself but if you do not have the skills get someone in to do it.

These are all true, but missing the point slightly. This person has bought a new build home and can expect the build to be of a certain quality. They haven't got that quality, and the vendor should put it right. These being simple fixes makes it worse, not better, because it means the vendor has dug their heals in and has probably spent more money not responding to contact than they would have spent just fixing the snags. And the vendor has an interest in understanding and fixing snags: they're paying builders and tradies to meet certain standards (some of which are legal requirements) and they need to know that those standards are being met.

I’ve worked on a couple of new build sites as a decorator and the quality of build is a disgrace. The problem as far as I am concerned is the poor level of over site on the trades, whether it be builders , plumbers, joiners etc. Being a decorator I’m the last trade in and the amount of repair work I have to do above and beyond painting is astonishing. Considering these are built from scratch the gaps between walls and door architrave for instance should be no more than a couple of millimetres not twenty five, gaps between stair stringers and the walls should not be ten millimetres and the walls should not flex in and out up the stairwell. The developers don’t give a sh**, this filters down the line to the trades, so they don’t give s sh**. My advice is if you are going to buy a new build, check it out before you complete and be prepared to walk away if you have to.

You guys get given poor works to layer yours on. It's terrible, no accountability. I've fought constantly for decorators to be given plenty of time to do things right and for trades to come on before to carry out works below the decorators. Can't layer good decor on top of piss poor dry lining / wood work etc. We get promised it but it never happens, given them multiple chances over 3 years.

I'm also a decorator on new builds. Your right alot of Plots Your given a very poor.. but there also some very good sites. I've found the Last few years the standards have got better.

@@danielbiggs6085 curious what you'd make of the area between the banister and wall as well as the lack of paint and change of paint on the wood between that area and the wall riding up at the base. The flat plaster bit as well. The flat plaster bit I've ran a cloth down it and a load of chunks of loose plaster came flying down but can't can't to it. Colin Norvil said in order for him to sort it he would need professional painters..... So my question to him was as opposed to what exactly? Tbh as a whole large chunk of our problems are due to the previous or prior to that trades work and then work layered on top of that is just poor as a result. Can't do much without good prep or good base to work on to begin with. Have a look at the other videos on here

@@Vision2UK without looking at it i really could not comment on it... but I'd imagine the problem is were the bannister is fitted by the carpenter the wall and other fine details were not completed properly. It's virtually impossible to prep and decorator properly....

Bought a new build from McClean (Tarmac) in 1983. The staircase came away from the wall by an inch, the toilet floor sank when someone walked past on the landing and everything finished very badly. As we were the first stage build of a large development the site office and staff were there for another eighteen months but totally disinterested in snagging our house and said stairs was natural settlement. Sister bought house opposite and entire staircase collapsed but NHBC said not covered by the 10 year guarantee as not structural. Additionally the only built in wardrobe in the master bedroom was lost to us to use as they decided to re-site the hot water tank there instead of under the stairs as on the site plans.

Crazy how things just have not improved in almost 40 years. Nhbc are still not enforcing their own standards let alone building regulations. Legal enforcement is needed and building control going back to local. I feel each house should have an independent surveyor prior to completion paid for by the developers and they should be legally liable for financials should issues be raised that delays completion as a result, paid daily with interest. There is no financial incentive to get things right and properly to begin with.

All houses to day come in the back off a lorry . The driver gose as fast as he can IN REVERSE slams on the brakes it all flies out in a heap and they call it a HOUSE.

Did you have a look around the house before you brought it fella. Because if I was handing over that amount of money I would looked around like a fine tooth comb. As I'm in the building trade and I'm fussy when it comes to stuff like this if its not up to scratch I'm not paying for it or signing the job off until its finished to a high spec. I hope you manage to get everything sorted out fella and fast. You shouldn't have to live like this. Your home is meant to be your castle

Yeah we were around before the foundations went in so stalked it weekly. Went into the house a few times and noted issues, was assured they would all be completed before completion. Weeks prior to completion I got increasingly worried that things wouldn't be completed as promised and at that point I was assured there was a team of people going into the house all the way up to completion and nothing we've listed would be missed and they have their own lists to run through also. Come completion and none of what they promised was done, patio doors for example was noted months prior to completion. We then made countless lists with endless meetings with site, no site manager here, never met one. From there we had esculated meetings with site, construction director Andrew Hopkins, trades etc... That ended in yet more lists that got ignored and no real progress. We then had head of customer service here, Colin Norvil, he promised a maintanence company Railey who will project manage and manage all trades, they turn up with no trades and the list they eventually get hold of didn't match the meeting with Colin. Another meeting with Colin and director of Railey maintenance company, again promises made, promises broken. Last time Redrow had any trades here doing anything was way before covid, covid didn't even exist last time they were here.

@@Vision2UK this is terrible mate you must be going out of your mind as I would be as well have you thought about going down the road of getting hold of the ombudsman and putting all your concerns and worries to them. With a detailed list and photos and any information that you have received from the builders and any messages you have from them. I hope this matter gets sorted soon you shouldn't have to live like this at all. I work on the principal if a customer gives me a snagging list I get there as soon as possible with a team of people to sort it out straight away and deal with the matter at 1st hand as this is crucial to my company to get these kind of matters dealt with fast so I have happy customers and great feed back. As this is where I get my customers from ie word of mouth and recommendations. If I wouldn't have it in my house then I don't expect anyone else to have it in their homes.

@@jamescraven5001 yeah we gave them detailed lists, multiple from us and then we consolidated them into a single list per room to help them. When Redrow failed to execute on promises, including sending us a snagger we had no option to pay almost a grand for one ourselves which then produced another detailed nhbc based list that's measured with photos. Redrow haven't done any of it. We haven't seen them here doing any works since Jan 2020. What company do you run? Sounds like an excellent attitude and execution on fixing things.

Site managers are under the thumb at Redrow.They are pushed to get as many new properties signed over as possible. I worked as a bricklayer( self employed) for them.The site agents aren't qualified and are just 'yes men' I had 3 houses on the go,and the site manager pleaded with me to correct a house that had the downstairs ceilings 150mm too low.I consented saying He would have to pay me and my gang pro rata (the same as my weekly average output.) I also insisted on a meeting with the area manager.They promised what I insisted on. I went ahead and put the said house right.What the area and site manager did,was book the 3 houses in that i had been working on another 3 wks ahead.(which covered the work I had done financially) This covered their arses for not checking the house in question as it was being built.This left me with 3 houses overbooked,and I lost 3 weeks production and wages.Try as I did,I couldn't get any response from the head office. A tradesen's hardest part of job,is being one step in front of most dodgy builders,and on avarage,I would say that that is 70% of building companies.

We have seen internal Redrow emails which showcase how Redrow treats trades, not acceptable at all. The lies you've been told I've heard many times over and we've also had the same scale of lies thrown at us by site and directors as well as their CEO. It's evident to the point of being casually done. Change is needed.

We have yet to meet a site manager,. Completed early 2019 with all these issues. Met directors, head of customer service, trades, maintanence companies etc.... No site manager has ever stepped into our house nor spoken to us and the redrow development has only now started to come to an end.

I was considering buying a new home with one stipulation, my building engineer would be given access throughout the build. Of course the builder refused, an as a result lost a 700k sale.

A major developer kept driving vehicles over a new house foundation until it cracked and it off. They just did a quick bodge with a bit of concrete below and skim on top. This house is now being sold for £500,000.

I would have sued them already. Get a quote to put it all right, ask Redrow to pay it…if they don’t then sue. Those doors will need taking out and putting in properly…most likely a new frame so would need replacing. They’re just delaying and grinding you down. Like a boxing match…you get tired and you give up

Yup, that's their playbook. After speaking to hundreds of others who have reached out for help we have noticed a pattern that happens across the country that Redrow play out in order to limit their exposure. As you said, grind us down into accepting less or nothing. I'm not that type of person, I can't stand people not taking responsibility for their actions nor an apology. It's disgraceful.

Door stop should be attached at the bottom,not the top. It should be fixed at the correct measurement to stop the handles from hitting the frame.Otherwise you won't be able to close it from the outside. Obviously the tape has been left on while been assembled in the factory.

The frame top and bottom is a wave, they overfilled with foam which has buckled the frame. The trim pieces have fallen off also. There is the reveals which are quite badly out too

This should be covered by the NHBC, as it is them who inspect the house at stages of build. I know it used to be a 10 year warranty, but i am not sure on how long it is now.

It's 2 years with Redrow followed by 8 with nhbc for structual. Any items reported in the first two years is the responsibility of Redrow to fix, should they fail to do this the nhbc steps in and enforces it, if that doesn't make Redrow execute then they take over. However the reality of this is quite different. Nhbc have instructed Redrow on these patio doors get Redrow still say they are fit for purpose. Crazy. Redrow have repeatedly lied to us, failed to execute on promises, blackmailed us and now attempting to pay us off with an amount that doesn't even touch the sides of the cost of fixing and replacing things here let alone anything else. Nhbc wise, all items they measured here went in our favour, items they couldn't be bothered to measure they are contesting even though they have been measured by our snagger as out of nhbc standards. The battle continues and Redrow has still failed to respond to hundreds of emails, ignored nhbc emails / calls, Redrow have failed erect scaffolding and do reports, they've also failed to execute on works instructed by nhbc.

Have you thought of taken them to County Court, ? I bought a new build out of 6 properties, build was solid but internal fixing was crap. sent a carpenter for a plumbers job.....dont recommend this unless you can vouch for them, a few friends ex forces had a word as he arrived home from work with owner of company and within couple weeks outside company did snags etc and now happy with it. by all accounts he soiled himself lol

Unfortunately small claims is limited to £10,000 so would need to do multiples plus larger court items as well on top. In discussions with solicitors who want us to go ahead with full legal action though a class action would be better I think. In the meantime I can do far more here and via the press / social media to enforce change. Homes just aren't being checked and are knowingly and fraudently being CML certed for mortgage fraud. Directors and CEO etc should be held accountable and their planning permission should be revoked until all existing defects have been sorted across a region

Just moved out of a Redrow with similar faults. Absolute nightmare for 6 years. 2 complete new bathrooms at god know how much !!!! Flooded rear garden had to have all new drainage. Too many faults to list and they are supposed to be premier builders.

Unfortunately crap like this is not uncommon, builders do everything to a price today and the quicker they finish the quicker they move on to another site and get more money for producing crap. Most if the work is done by labourers rather than tradesmen anyway. Next house i purchase will get a company in to do the snagging before i pay a penny.

Issue is you wont have a leg to stand on with the patio doors. You've said you have a 2 year old if your kid has been swinging on them or you've been pushing them too hard it'll be down to wear and tear. You can get them on the crack on the floor.

He doesn't swing of it. We keep him away from it. Even so a 2 year old isn't capable of this damage and even if they wanted to try that one we have photographic and video evidence of it being like this before he was born. Our son came 2 months after we completed.

Don't know why anyone would buy a new build house in theory you have a warranty,in practice you haven't got a cat in hells chance of getting the builder to do the work properly. The nhbc is funded by the builders and is there to protect the builders not the customer. Get a building surveyor to do a report on the property then see a solicitor and don't waste your time with the builders. What the builder dreads most is bad publicity it hurts sales! This is not a Redrow problem because all the major UK housebuilders are one big group unofficially of course, because that would be illegal if proven.This is from someone who has spent almost 50 years in the industry!

That's a difficult one to answer, we did above and beyond what is reasonable and this is where we ended up. Unfortunately you're effectively gambling on whether or not you have a site manager that cares, keeps trades in line and enforces standards or not. You're also gambling on the trades and attitude in general on site. That's an impossible gamble to make. The other issue is this attitude of don't care and ignore it seems to be rife throughout Redrow. We have emailed dozens of directors, head of customer services, previous CEO John Tutte who gave us black and white assurances pre completion then disappeared post completion. We have been on contact with current CEO Matthew Pratt but out of hundreds of emails he has only bothered to respond to one of them where he stated multiple false statements and then went on about how they are a 5 star builder and 5 star trust pilot (they aren't). Going from our experience, I would visit the sales offices, show them this and ask them why. You're welcome to contact me whilst you're there and I'll set them straight. There is an ombudsman but this only applies to reservations made after that devision has joined so likely won't apply to any houses built pre 2023. I don't know basically, I don't honestly know what else we could have done to avoid it

I'd also add some further to the below, nhbc have been involved for past 8 months and since their involvement a grand total of zero defects have been dealt with. Zero defects have been investigated by a professional trade and zero reports have been drawn up despite them instructing Redrow to do so. Redrow ignored the nhbc, didn't carry out anything and the nhbc refused to measure a single defect. 400+ defects and not one were measured. We had them measured and told them they were out and the nhbc then attempted to use the idea that all standards are a guideline that can be ignored. Your contract won't state this, your contract will state it must meet the standards and that it's of a good workmenship like manner. Nhbc and Redrow work together to limit their liabilities, offer stupid amounts as settlements to get you to go away that won't fix all your defects leading you onto either legal which is insanely expensive or go public. Had we been told at point of sale that our home would be built to eye balling guidelines and not built to standards we would never go anywhere near it. That's the question of ask sales, is the home built to standards or are standards a guideline as well as how these standards will be enforced. Let me know of you decide to ask them.

Curious do you see these issues often and is this down to over filling with expandable foam? That's what another window company see as the reason why the whole frame top and bottom is bowed. Our view and window company view is that they need replacing fully. Redrow head of customer service Colin Norvil and all Redrows directors Lee hawker, Peter Lewis, Matthew Pratt CEO etc signed off on these being fit for purpose. Even the nhbc told them they are shot and need replacing. Thanks for the heads up on the company name, Redrow refusing to execute fully on our SAR request so withholding manufacturers etc names of things here. If you know of any other manufacturers Redrow use that would be really helpful :)

All upvc inline sliding patio doors are rubbish, I always talk customers out of them. Yours is missing the stop at the bottom thats why when you fully open it it tries to jump off the track. Also not good practice to drill and fix into a Catnic lintel

Yep stopper not installed the "wouldn't take much to break in" is true of all sliding patio doors they are all shitty get a stopper fitted and cut a few 2x4s to secure it more when your old/away as is a thief can be in those doors in a few seconds

There is a stopper on left and right, the left door has the same as right but doesn't twist like this without it. It's been confirmed that the whole frame is shot and needs replacing. Just now fighting with Redrow to get them to sort it as it's already leaked the damaged the floor

There should be stops at the top and bottom of each side. If you open the dppr slowly so as not to hit the stop does it still jump the track ??

@@RoverMan85 the left functions as normal minus the other issues. The track at the bottom is wavey, so when the right door shifts across doing it slowly it lifts, becomes completely out of square then hits the top right stopper. There is only one stopper on the left one which is at the top left, there isn't one at the bottom. Very little effort is needed to push it up. The handles are also wobbly, lock too and the movement. The window guys came out over a year ago and pulled the plastic trims out and found the entire frame has been bowed. Even they have told Redrow it's knackered and needs replacing. Baring in mind that before we completed the doors were like this, trim pieces dangling off, gap between the door seeing day light etc. We were assured they would be fixed multiple times prior to completion.

JUST GET IT FIXED - PAY YOU OWN MONEY - THEN SUE THEM. SUIMPLE! I don't know why people don't just do this. You WIN 100% GUARANTEED. They won't even let it go to court. As soon as you start the small claim they will settle with you. Small claim is £0 to £10,000. Do it in stages if total bill greater than £10,000. I tell mine to fix something. They obey!

In most cases,NHBC inspectors are no longer used.The law was changed which allowed builders to employ their own inspectors.So,in reality,if an inspector wants to keep his job,he does the bidding of the builder.Incedentally,it was the Tories that changed the law.As a bricklayer of 45yrs,when a Tory government is in power,most rules go to the wall (including safety) On a couple of occassions,I have recommended new housebuyers to seek legal advice,because that is the only way to get any satisfaction.

Nhbc can't provide any proof that they have been here. They can't provide any explanation as to why there are so many building regulations breaches here nor how they somehow managed to miss hundreds of snags. Makes no sense. They are refusing to hand over the name of who inspected, photo evidence, site book etc. This is in my view mortgage fraud, obtaining a cml to illegally and fraudently obtain mortgage funds.

Nhbc told them it was basically shot and needs sorting but can't tell them to replace it. Since that meeting in December Redrow have been instructed to erect scaffolding, carry out reports, execute on over 100 snags (were still going through the list to respond to the rest), where nhbc measured they sided with us, where nhbc didn't bother measuring even though it's been measured by our snagger nhbc used 'by eye' measurements which is not acceptable. Since that meeting Redrow have failed to once again respond to us and the nhbc. Then last week Redrow sent us a £15,000 offer to buy off us and shut us up. Within this offer they attempt to stop any legal action. We have declined their piss poor offer for works in excess of £80,000 plus whatever the flooring problem is going to cost. Disgraceful performance and communication from a company making billions, they can't even meet building regulations and they still attempt to ignore it.

Hi, really shocking and we are having the same experience with our Redrow house. Did you get any joy with the press, or taking things legal? As after 3yrs we have got to the point where we are taking things further. I'd be interested in have a chat to exchange experiences that could be mutually beneficial. Fortunately I work in construction and have been able to quash alot of NHBC & Redrows bulls##t.

The press exposure was excellent for raising wide spread awareness. Think it's at around 8 million or so views, thousands of comments and this has opened the floodgates for Redrow. Redrow remove anything negative online and ban people from social media where they don't like the comments. They've banned us from all social media and removed everything. They have also attempted to do the same elsewhere such as trust pilot. Our solicitors are working behind the scenes at the moment and we have the MPs helping to push change. Nhbc don't enforce their own standards, refuse to measure and then claim all standards are a guideline which is in breach of contract / misselling. Happy to chat, find me on Facebook, Ryan Kirkaldy.

If you buy a new build you are utterly mad. You have no rights as a consumer, you have more rights buying a McDonlads or a£5 shirt from Primark. Look at Grenfell etc, apartment blocks built wrongly and the builders just walk away and leave the home owners with the bill.

That's what we're pushing our MP and Michael Gove etc to change. There needs to be severe financial penalties in place to stop problems in the first place. At the moment there is a major attitude problem of get the CML and deal with problems after with some mastic. Get the CML mastic the shit.

Yeah they finally came last month. Even they said it's shot but they can't tell Redrow what to do weirdly...so they have been told to send a report from installers who went bankrupt before completion.

Christ almighty, is the lintel above even straight and level or the bottom for that matter, is it even square ? If it's not maybe better taking them out yourself and placing the appropriate spacers in to level it up so it closes nice :/

The frame is twisted, bowed etc. We think the lintel is out as well. All the reveals are twisted and substantially out. It needs gutting out completely replacing. Even the window company said it needs replacing and it's been knackered since the start yet Redrow insist it's fit for purpose as it is. Laughable really, even the nhbc told them "come on... Seriously?"... Redrow were instructed by nhbc to execute works, reports and erect scaffolding by a set date which they have failed to do. Redrow then attempted to pay us off to remove their liability after they tried to blackmail us. Fun times, the fight continues on :)

The cost to fix it and make you happy is surely not worth any reputation they might want to cultivate. I wonder how many people will see this and not buy a Redrow property. They could lose quite literally millions just for the sake of fixing some patio doors, it's mind boggling how business survives with this kind of behavior. This video alone has over 4k views...that's potentially 4k less customers buying a Redrow home, I just don't get it.

The stupid part with all this is that this and many other issues were raised before we completed, we got assurances that it would all be done before we completed by site and customer services which it wasn't. We then got extremely nervous with little time left and contacted John Tutte who was CEO at the time. He then gave us his personal assurance, his word that all issues Redrow are responsible for would be fixed and we would love our home. John Tutte then ignored us after we completed, he then got replaced with Mathew Pratt who is now the CEO who also completely ignores us. The media alone has put millions of views on this house as it's been in the telegraph, mirror, Devon live, the sun, daily mail etc. I've got their numbers so I know what the engagement is. There was also tens of thousands of comments with at least 95% positive response. Normally on daily mail etc you would find the idiots but for some reason we got a helluva lot of support. Add on the 60k views ish on here, another tens of thousands of views on other social media and you have a major problem. Ironically the only reason we triggered the press was because they refused to answer our hundreds of emails, they refused to execute on their promises made here by their CEO, head of customer services, site and other directors. Had they actually dealt with things and communicated we wouldn't be as public. Now we're about to head into another round of substantial media attention. Redrow need to step up and take responsibility, no one should have to have an illegal cml / completed house. Redrow and nhbc have commited fruad here and else where. To help others, were going all in public to enforce change. We have invited Redrow CEO and directors to a meeting here which they have ignored.

Our mp has contacted them and Redrow have ignored her. She's also talking to the nhbc who aren't enforcing nor checking their own standards. Redrow have ignored the nhbc resolution report and not carried out scaffolding / reports instructed by nhbc. Redrow then attempted to pay us off to shut us up.

@@Elfin4 that's something that is very common in situations like this. They attempt to stop the bleed as this kind of coverage is damaging to them. We've only ever told the truth here and showed the reality. Redrow are attempting to counter that with threats. One update I can give however is that Redrow have stopped manufacturers and trades from attending to carry out reports, warranties etc and are still refusing / ignoring handing over all warranties on this house. We still don't have any warranties for anything here. We have had to work out who did what where but there are many missing items. I approached IG Doors who are refusing to attend. Other manufacturers have had Redrows financial leverage thrown at them to not talk to us and effectively render our warranty useless. That doesn't seem right to me and surely there is some legal aspect surrounding that. So far Redrow are acting in incredibly poor faith to put it lightly and they have yet to show a single apology to us for anything. They seem incapable of taking responsibility. More to follow on this in time. Due to threats by Redrow our solicitors are now in play.

@@Vision2UK If I was you I would employ an expert or a Chartered Building Surveyor to prepare a report. The builders have a Statutory obligation to provide a building Health and Safety File which should contain all warranties, as-built drawings, etc. under the CDM2015 Regulations and this must be delivered at the end of a project before occupation or re-occupation if a refurbishment. I must stress though, you must seek out an expert who is familiar with residential works and can quote clauses from British Standards for Workmanship, Building Regulations, and CDM Regulations, etc., etc., and be capable of preparing an impartial report based on the facts, which I suspect won't be hard. Good luck.. - Why don't you drop the "Blackbelt Barrister" on RU-vid some notes and see if he has any guidance.

Since then i've seen Redrow constantly in the press with problems. Unfortunately, it's not the only problems we have as there is 400+ issues here, dozens of building regulation breaches confirmed by nhbc. Redrow attempting to pay us off to shut up and go away which naturally we declined. It's not acceptable to leave any house like this let alone allow it to go through CML. It's mortgage fraud. Redrow have attempted to also blackmail us.

You're legally obligated to complete once you exchange. You can't legally not complete. In addition we had the CEO and site give us assurances in black and white. Legally Redrow are screwed here and should we pull the legal trigger they are done. However, that's costly and a last resort. Far better to showcase the reality of dealing with Redrow here and else where to gain change. It's not acceptable.

All houses were new at some point. The problem is the trades don't care and neither does site, site managers, customer services, head of customer services, directors and CEO. It's everywhere and that's a major problem. The only way to change this is to have severe financial penalties thrown at each and every single one of them. Also all names of anyone who did anything to a house and what should be handed over at completion. There should be full accountability. There also needs to be independent building control that actually inspects at these stages as well as a surveyor prior to completion. If they sign it off they are also held financially liable along with all the trades, site managers and directors / CEO etc. Things only change when it's financially costly to do so.

New houses are crap, but they attract a certain type of person. The two deserve each other. People who don't want to put the work in. Just like the building companies who want maximum profit for minimum effort. Imagine paying a mort-gage (death grip) on an unsaleable prison cell. And Imagine all the things you can't see. I know of a 7 year old house with the soil pipes not connected to the sewer under the block and beam floor. Estimated £80k rectification costs. And once your complaints are recorded, they will be found by any potential buyers solicitor, on their search. Meaning no lender will offer a mort-gage on it. The moral of this story is 'Caveat Emptor!'

@@glamladwales7056 people like YOU can't get reliable trades. They obviously smelt a fish with your enquiry. Eventually you'll need trades to replace your bathroom/shower as the tiles will be on plasterboard. As per all big building companies. Lasts just a week longer that the guarantee.
