I have built a house in Pakchong and bought one in Hua Hin.My Thai wife gets me for a while,and two houses when I'm gone.My son in Australia gets my bank account and insurance of $2 Mill.Everyones a winner.

Graham was passing on some real good info. Of course, buying in your Thai spouses name does provide for potential of return. Renting does not. That was an incredibly low rent! Wow! Thanks for sharing.

I think they call it The Law of Sod. We managed to rent a shop unit with small living accommodation for 1500B pcm, then a 2 bed village house for 800B pcm. There are 2 very good reasons for these crazy prices though, we live in Hin Dat, Kampaeng Phet, which is a very cheap place to live and both properties were howling! Great channel BTW.

Yes that about sums it up lol. It is very cheap up here if you're willing to go scouting; we'll keep our eyes peeled and sure something will turn up :)

wow just did a gogle search and there's some nice places really cheap and some amazing places for a little bit more than really cheap!! I'm on my way!! Its not snowing but last week it felt like it was!! Good info and videos..

You can find some really good deals up here in terms of cheap rent. The best way is through the locals :)

Had a problem with price gouging when I'd just moved to Bangkok. A Thai friend found me a very nice flat for 10,000. When we got there to look at it, and the manager saw a farang, the price immediately jumped to 20,000. I think my Thai friend was even more angry than me :) Needless to say, I ended up staying in the flat I was already in for all 14 yrs I lived there, and my 10,000 baht rent a month never increased in all that time. In the US, that would have gone up by 5 to 8 percent a month, so I was very happy. Lovely folks owned my building too.

Just came across your site, very enjoyable watching. I was gutted for you that you missed the house you showed. I hope you have more 'good' luck' in the future. Unbelievable prices as well, that's the real Thailand. We know it quite well, having spent many a visit to my wife's area around Mae Chan and all points beyond, as you say a beautiful area, delightful people, and accessible enough to Chiang Rai city for all your needs. We almost settled in Mae Chan, but the land we wanted, all of a sudden..., become outrageously priced. I also have a passion for the ocean, and we ended up in Koh Lanta Yai, Krabi, a beautiful spot also, but my heart strings still tug towards the North. My wife was reluctant to settle there, as she could not cope with the smoke in the burning season. Is that a problem in your area? I've liked and subscribed, hope it helps.

Wow, just incredible price. It's like $38 a month Aussie. $456 a year. You'd be better off just renting it forever... Full the pond up, grow fish, few chickens for eggs, veggie garden, couple of dogs, some pigs for bacon sandwiches.....And you're set for the rest of your life!!!

It was a bargain, no doubt about that and the garden was big enough for all the vegetables and livestock that we could need :) That's life ... no good worry about it :)

this video reminded me of a recurring character Paul Whitehouse used to do in the fast show talking to camera BRILLIANT .1000 baht a month for a three bedroom 2 bathroom house now that is brilliant

What deal for the teacher! There are apartments in the town in which I live that are going for 1,500 baht a month, and I thought that was cheap. They are rented mostly to the students going the technology university (RMUTL) just north of here. They don't look nearly as nice as that house. There's also a motel in town that would charge about 150$USD a month for a room, plus a little more for maid service, last time I asked. All this is near a major highway, though, with not much peace and quiet. I've tried to talk a few old friends in the U.S. into trying it out, but no takers yet.

Wow! Amazing value for money up there in Northern Thailand. I'll be there one day. Athough I quite like the idea of Chiangmai. I need a bit of, 'Townlife.' I visited Chiangmai for a week in January, fab place. Enjoying the Vlogs Graham, best wishes from me here in my village, just outside Doncaster, UK.

Hi Graham, great to hear from you. No snow here in Doncaster. Further North over the Pennines and Lakes yes, snow there. All clear now though. Just enjoying the Bank holiday Monday before work tomorrow. Hope you, Pie and Fam are all fab!!

I'm with you on that. If one can't own the land and is perhaps halfway through their life, why bother. Just rent yearly or whatever. Surely you and Pie (Amphai!) will find something eventually. Fam's teacher deserving certainly. 1000 baht. wow. Fantastic deal! Nice house, just needs a few new plant trees around it maybe. Though, it just shows there are probably more than a few others up there up around any of the towns in Chaing Rai.

Something will turn up; we'll keep looking. Fam's teacher is a really nice guy and used to live over 20km from the school so this home will make it much easier for him; he's now only 2km from it so it's all good. It was a fantastic deal and there are others out there :)

Great video Graham, agree with what you said about renting, instead of buying. However, I think the biggest obstacle with long term renting (at least the obstacle I am currently trying to find a solution for) is the visa limitation. Thailand visitor visa is currently only 30 days for me and my wife - If we are renting, I am assuming getting a residency visa (permanent or temporary) is going to be impossible. Any insights on that?

Very informative and interesting vlog, as you rightly mentioned you have no second thoughts on buying a property as you have been married for so many years, and of course Fam is your flesh and blood. For a single Farang it makes no sense to buy a property even if that person had plenty of money to do so.

1000Bht/Mth ? It surely must be built on a Nuclear waste dump . Just as well someone got in before you . Seriously - it was not meant to be - better is around the corner . As for "luck" , you make your own . The owner would sell the house for !,000,000Bht = $40,000AUD. My Partner and I just paid $60,000 in legal fees, real estate agent commissions and stamp duty to sell and re buy here in Queensland (I know where I'd rather have spent the money).

LOL, no it was really nice. We're not the sort to worry about it; tomorrow might bring a whole new set of opportunities and something better might turn up :) It was the same in the UK when it comes to selling a house; lawyers, stamp duty ... everyone got a cut and it was really expensive.

That rent is ridiculous :) Even two or three thousand would be incredibly cheap. However, it illustrates how low salaries are in many parts of Thailand. Something will turn up. It's always darkest before the dawn. Chok dee to all of you.

It was very cheap; the initial asking price was 3,000 baht a month. Yes mate, something will eventually turn up :)

I think teachers are on 10k a month. Most folks up here who do not own land work as farm labourers at 200 baht a day.

See if Gordon will rent out his place to you guys for 2,000 baht Graham! Not sure if Gordon and May would like the city life with your mom and dad though. Lol I'm thinking May will step in on that one! Maybe Pham can be a cattle rancher for Gordon in a few more years. Gordon's workshop would be a great place for Pham to perfect his rocket-making skills after work! 1,000 baht...Amazing! That's not very many duck eggs worth! I thought that was interesting about what Gordon said about the Catfish ponds being cut down sharp so they don't jump out.

We don't live in the city; we live in a tiny village just like Gordon & May; unfortunately we have a shop across the road where they like to party :) Oh dear me ... could you imagine the mischief Fam would get up to; he'd be on Gordon's mower all day :) We only farm Talapia at the moment and a trader recently inquired about our fish so it looks like we might have a buyer ready for when they are due to be harvested :)

Good video mate. I bet there's plenty people wish they'd rented and not bought for obvious reasons. Someone else posted a question about visas and whether renting causes problems with this. Is there some law about residency and owning land/property? Cheers

Years ago a friend of mine bought and regretted it. When it came time to sell up it was more hassle and it took over 3 years ... I've seen properties languishing on websites for over 5 years; there's just a glut in the market and yet the building work in places like Hau Hin, Phuket and Pattaya continue unabated ... madness. In order to own land you have to be a Thai national. Foreigners are not permitted to own land. In exceptional cases the Gov can issue a BOI (Board of Investment) certificate on land ownership for foreigners but I've never really looked into the requirements.

I have health insurance through the Bangkok Bank. I don't use it if I go to the clinic as it's very cheap.

Thank you for good information. I am considering moving to Chiang Rai country side. But is there any problem of safety from snakes, centipedes, floods, or robbers? The house looks very lonely, isolated from village.
