thanks for taking the trouble for making this video. Turbo poly is a polyurethane seal and you said it is better if it is painted over with Silver coat. I have looked at many brands of polyurethane seals (we do not have Bergstromm brands here) and the one thing they have in common is that they declare it is UV resistant. Painting not required on any of them. Have you ever found Turbo poly seal to fail in the sun? Personally, if I had it I would dilute it with water to make it slightly runnier(like the super silicon). On the other hand I am a fan of water soluble bitumen. It cannot be painted and it is not UV resistant, but what I found is that if you use the polyester mesh and on the second coat you sprinkle and embed white clean coarse sand, it lasts much longer and once cured, it can be painted
I am drinking coffee and feeling some hope. I was quoted over $40k for my roof to get replaced before the lockdowns.... no one wants to repair, just replace. My son is old enough to get up on the roof now though so we'll be investing in one of these angle drivers and the sealer. Thank you for your advice.
Letting that dry overnight just makes the gap larger between the two pieces of metal that overlaps. It's not going to dry flat . I'd squirt clear silicone and smash to two panels together while it's wet then do your turbo poly seal over it.
I wish you could see my leaky roof 3 x 3 foot area you would probably figure it out really fast but it's a totally unique situation and impossible to explain. Such a small area and I cannot fathom how it is still leaking as much as I've done and spent. Thanks for sharing I'm going to figure it out hopefully eventually.

Looks like a good product for sealing roofs but the practice of running fleece and sealer across the overlap has the effect of damming moisture. At the side laps of the panels a little bit of water gets in via 1 condensation 2 rain splash 3 water level in the valley 4 leaf debris or 5 snow melt 6 capillary action. Moisture that gets into the side gap at the point just above the sealant band will travel downslope inside the side lap joint. The moisture is dammed by the fleece and sealant at the cross joint so it builds up and stays there to create rust problems into the future. The broader the width of sealant up and down the roof the more likely it is for the moisture to build up to a higher level between the sheeting layers. (even enough to go to the top of ridges) It is really important to have a reasonable lengthwise overlap of the sheets and to have the lower edge slightly open for drainage - not fleeced and sealed over the horizontal joints.
Your right as the Landlord of my rental factory put bitumen over the lap joint and when water got in due to cracking the whole length of the roof became wet as the water could not escape. Now I have extensive rust and it impossible to locate the areas that are the problem as the water travels along before it starts to drip through. I had to break the whole seam open to allow the water to escape.
@andysurfer318 I would not seal seams. Repair top and bottom overlapping sheets independently. Also try not to have sheeting installed as colums of overlapping sheets. Better installed as row by row. This reduces capillary action inside 4 layers of sheeting at junctions.
very nice explanation, of a very nice fix. but the original builder put the screws on the low part of the metal. what is your opinion of puting the screws on the small high part of the metal roof ? Water is running on the low part where the screw is.
Excellent question. There was a little rust here and there but nothing to be concerned about. It was going to take a much bigger effort to wire brush the underside as well. If you have the means to do so, then you are doing a 100% better job than I did. I think it will mean to undo more screws further up the panel so you could lift up the panel higher. I believe that is doable and should really be addressed.
This is how the metal sheets were fastened. There is a sealant between the 2 overlapping panels at the sea,. So the overlapping panel has to to be tight at the seam to make the sealant seal. If there were no screws, then the top panel would heave up and cause a gap between the seams. Hmm, I don't know if my explanation made sense. Maybe someone could comment and do a better job.
I have the exact scenario as your demonstration. Especially the part about accessing underneath the overlapped seam. BUT...there is no wood purlins or anything to drill it to. In the past, perhaps even originally, they used rivets to join these overlaps. Then at some point they used screws. So, my question is, will these methods work if I cannot screw into wood underneath?
Sir you seem very knowledgable. I hired a handyman who did a bad install on a 12x20 Veikous car port. It leaks from all 3 seams inside, lapping is uphill and water leaks thorough. He also failed to remove the plastic protection for shipment on top of roof. 9 hours for me to remove except plastic under lapped metal and screws. What can i do to micky rig it to leak less on inside? Chaulk or turbo seal and tape. I'm 65 retired and trying to stretch dollar I spoke to a contractor who can do rebuild way $$$!
Yikes.. Did a roof inspection and found a rust hole starting on the metal ridge ( same type of roof in video ). Turbo seal dose not ship to five O?? And some small flash rust stating also in small spots. Not big but will clean and spot paint.Roof is very flat with just a small incline so water runs off. Like your feedback. Off to the hardware store for some flashing tape to temp seal the hole untill sunny day.
Idea is to buy it in one sheet and the metal seams should of been sealed if your using 2 sheets. This is just putting a bandaid on the problem. The trailer roof you did would of been easier to lay metal down and it would of lasted a lifetime. I beat shingle prices with metal and that's why I'm a 5 star rated company. I warranty my work too.
I've got the same issue between the seams and screws along the bottom row of roof panels on galvanised IBR just above the bull nose. Will these methods not trap the water between the overlapping panels above the treated area?
One question I have a roof panel that was cut to short so the water is not getting into the gutter I do have a small off cut could this be used to extend the sheet?
Oh boy, I had a brand new metal roof installed 3 years ago and so far it’s leaking in 7 different places. It’s a huge roof,50 square and I am so disappointed because it was so expensive and of course the roofers left state so now I’m stuck. They didn’t sheet it, instead used a silver bubble liner. My inexperience cost me big time. It’s an old slated roof and from the inside I see where they missed the slats and screws are showing right through the metal and wrap. Someone told me to caulk every single screw in the roof which would be a huge project. I’d absolutely do this if it’ll work but is this going to be a waste of a lot of time and money? Any suggestions from a true professional?
I'm afraid to walk on my Mobile home roof like you do. First to clean it then to seal the screws heads and joints of a 13 year old roof Aluminum roof. Do u think it's ok to low crawl around up there?
Hey Frank Start from the edge and slowly shuffle your way to the center and feel if the roof will support your weight. The other thing you can do is to place 2 x 3 ft x 1/2" plywood that will disperse your weight when standing on them doing the job.
Hey I’m in texas and have a flat metal roof with almost zero pitch. I have seams where they overlapped and almost left 3 inches of overlap. What do you advise and how much would you charge to come to texas and fix my roof ?!

If you just want to protect your metal roof against corrosion and rust, I recommend Aluminum Asphalt paint by Karnak. But don't paint the roof if you have leaks. First fix the leaks then you can apply a coating. It is very important to find all the leaks and wait a couple of months to be absolutely sure there are no leaks before you attempt any coating.
I have a friend that needs to color match his tin roof on his two barns, in the country we use what is the cheapest and that usually means different color panels. what do you recommend to do that with, that will give him the best results far as time and looks? Trying not to break that bank but also learning from your channel does and donts....great info!

I don't see how you're still in business buying Turbo Poly Seal. It's $200 for one gallon, that's insane. Black jack eterna-kote is $300 for five gallons and way better.
I’m sorry, I don’t mean to be rude, but what a mess. There are far cleaner and more secure ways to repair a flat roof. At least use some masking tape for a more attractive finish!
I do not understand why you are always showing those kinds of metal roofs, and the leaks there can be repaired by anybody with little brain. I know you are an expert but such repairs are not a big deal....Nowadays nobody installs such metal on their roof except for owners of commercial buildings, farms or sheds!!! If you are that much skilled, show me how to repair my shingle metal roof! and then I will pray for your business and success !!!! It is leaking almost from everywhere especially where the roof is connected to the exterior walls, my exterior walls show all those leakage lines.... disgusting ......Helppppp

If you do not use an oxygen disipating chemical seal first. It will rust under anything put over old rusty areas. Believe me I'm in the auto body industry and I know what I'm talking about.
That's one of his past job failures, were he used duper silicon sealer to seal the whole roof, it didn't hold up, now he's back to fix the problem areas failing. What a con artist this guy is.
