Resident Owned Mobile Home Parks offer an alternative to paying lot rent. They are another option in 55 plus manufactured housing communities in Florida. We look at three parks offering rental and shareholder options from budget to a Golf & Country Club. Snowbirds may find this a desirable alternative to land-lease. Manufactured homes are the last bargain left in affordable housing for Florida retirement communities. Used mobile homes & manufactured homes are widely available. I've looked and looked to try to find some sort of master list of co op communities in Florida with no luck. The one or two I've come across, I bookmarked and check in periodically to see if they have any homes listed for sale. Co Ops are like the holy grail of MH living in Florida to me and have the same appeal as rent controlled property in NYC.... and seem to be just as hard to find...

You can request a list for a particular county on the website. I showed this in the video. There were homes for sale in all three of the parks Iin this video. Also, be sure to catch my next video on a large Recreation District. It's another alternative where you OWN the Land.

I was looking for you Recreation District video but didn't see it. I have been searching owned-land 55+ MH communities in SWFL. I have so far found only one (Lazy Days Village Ft Myers). They seem to be a more rare type. Are there more?

Absolutely. There are companies and agencies, listed on the website. There are some key years to consider. Pre-1976 are not HUD certified and are harder to insure. 1994 and later were built to withstand higher winds and may be less expensive to insure. i have a 1986 and its about $2K/year near the coast.

I live on the east coast, so that's where I started. I've done a couple in the middle but none yet on the gulf coast. There are a couple of parks there I want to cover. Through my past work with FMO, I am pretty familiar with most parks in the state and have friends in quite a few on the gulf coast. For the purposes of educating folks on the types of communities out there, there are good examples of almost every type closer to me. I plan a series of videos on areas of Florida, highlighting parks in each area. This will include most of the west coast.

How rigid is the age restriction on the second occupier? I am 58 and my wife is 43. Would I generally be wasting my time considering these communities as a realistic option for us?

Wow I enjoy your video bud, my wife and I are in the process of purchasing a mobile Home, my wife is 28 and I’m 30 we have 3 small kids, we can buy the home however we have to move the mobile home out and bring it to a different park, my question is beside the LOT rent per month is there any other charges or extra fees per month?

There can be quite a few. Taxes, water,sewer, lawn care, and trash come to mind. Have you given any thought to moving it to your own lot?

But the basics are to decide on an area you want to live in, talk to the applicable zoning/building department to find out where you can put a mobile or manufactured home, locate a lot for sale, prep the lot, move the home there, hook up utilities, and enjoy no lot rent.

Not that I know of. There are also lots available in many Resident Owned Communities. You can join my Inner Circle (free) and download a list for the state, Also see my video on Barefoot Bay for examples of lots available in subdivisions. It will take some effort on your part to put it together but you will be building something that is more likely to appreciate and be tuned into a down payment on a larger home as the needs of your family grow. You can try the Florida Housing Coalition www.flhousing.org/?fbclid=IwAR3S10DpWhCg-tVnHm2eE9xiP2AQxo2UgXJX-Aa9lSxVJwc8leEgNoc6HbA for possible agencies to assist you. Call real estate agents in the area you are interested in and ask for referrals if the agent doesn't handle lots of that nature. Go onto the FB groups I have listed on the website and post your needs. It's a whole lot easier to just find someone to pay lot rent to (which will increase every year) but at your age private land makes much more sense. Join facebook.com/groups/mobilehomelivingremodels if you want to meet a whole lotta folks who have done this AND get a zillion ideas for remodeling your home. Several of my videos on resident owned communities show empty lots. You can get financing for this just like land if your credit is good and you have the income required. Hope this helps.

I have a question. I am located a 1980 mobile home. The all season room is on a concrete pad but the house itself is on concrete blocks. There is a pond about 100 yards away on another property with a chain link fence between them. I am very concerned that being in central Florida if the mobile home is not on a concrete pad the mobile home is not sturdy. They say it does have tie downs because it is a law since 1979. Is that a deal breaker that it doesn't have a concrete pad under the Homan the pond so close. I'm desperate. I've never owned a mobile home and I need to decide now weather to pull the trigger on the place. Thanks so much

I can tell you that virtually every mobile home in Florida - even brand new ones - are on concrete block pillars. My recommendation is to have a qualified inspector look it over before you buy.

There are a lot of problems posting lot rents and other costs in these videos. First, they are often specific to the lot so a park can have many different lot rents. Second, they change every year so three years from now someone interested in this area will be commenting on how disappointed they were when they found all the rents I disclosed were way lower than they were told when they got to the park. (Videos cannot be edited once posted even if I wanted to try to update them all every year) Third, I could make a mistake and cause folks to claim I was falsely promoting a particular park or had it way overpriced which would upset the park owner. To add in monthly expenses, which are unique to each home, is impossible. It is up to the buyer to research the areas and homes he/she are interested in and get up to date costs for comparison. I don't know. Unfortunately there is no registry for pet rules. It's part of the research needed before buying a home.

Hi. I currently live in Las Vegas, and will need to move in a year. I am looking at ROCs as I feel that I have more security if I am an owner. Is it possible to have a really nice tiny home built on the lot or am I restricted to a traditional mobile home floorplan?

Every ROC is different. There may be some traditional MH ROCs that allow that. But there are also R/V ROCs where a tiny home or park model might be allowed. I recommend you do some searching on Google for things like TINY HOME in Florida or R/V resident owned communities in Florida.

I watched this video with interest. My park, formally Sunny Acres Mobile Home Park, was recently sold to Hugh Reid, a name you may be familiar with as he owns at least 28 corporations that I know of here in FL. My problem is he raised the lot rent $150, bringing our monthly total to $806. This is not a high end park. No pool or clubhouse, no cable or activities. Only lawncare, water and the dumpster are paid for. The trailers are all approximately 50 years old, the owners mostly retired on fixed income. Do we have any recourse? Other than moving?

There are a couple Sunny Acres in FL. Is this the one in Bradenton now listed under Gemstone Communities? Florida statute FS 723.037 lays out the process for your HOA or a majority of affected residents to follow if you feel a rent increase is unreasonable. You have 30 days after receiving the 90 day notice of increase from the park owner.

You would need to be approved by the park first, have enough money (which would be in the thousands) to purchase and maintain an approved manufactured home, plus the utilities/insurance. It's not just $72. per month to rent a mh there, that's only for people who own a mh in that park and are part of the co-op.

Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available. We go into this much deeper in our MH New Buyers course. Many that I have visited have both available. I suggest you first narrow your choice to an area and then use our processes to evaluate parks. Look for websites - they usually list new homes and lot availability on websites. You can join our Inner Circle and download a complete list of CoOps for the state. Unfortunately data on subdivisions and condo communities is a bit harder to come by but I do feature them in videos done on particular cities or areas.

I moved from California to Florida in pompano beach in a co op a lovely place but the older women are too forward to be too friendly it makes me feel very uncomfortable. I'm relatively younger so I understand they get enthusiastic. Also 55+ with male majority? I'm 44 sometimes 55+ communities make exceptions for a younger owner or 2. Many thanks.

My husband and I are interested in a mobile home I was wondering if we go to a mobile home dealership do they have lists of these of vacant lots available especially the parks in fl where you own the property. My brother in law bought a mobile home in a beautiful community in fl and all he pays is 2400 a yr that’s it besides his home owners ins and of course water power , they supply basic cable 2 pools clubhouse and it’s a security guard at the gate very beautiful clean and well maintained great amenities

Buying a share seems to be more about pride. I am going to pay upwards of 50k to save an average of 300 a month on lot rent? It will take me 13 years to break even.

Yes, if you are a co-op shareholder the sale price of the home includes the price of the share. So a home that might sell for $60K on a rental lot, in a community with a $30K share price, would sell for $90K if you were a shareholder.. The buyer is buying both the home and the share.

Thank you so much for your quick helpful responses, we really enjoy watching your tapes, but I do have a couple more questions for you if you wouldn’t mind. With your experience with mobile homes don’t you think it would be easier to sell a home without a co-op then with one, or do you think there’s an advantage of selling one with a co-op them without one. And the other question if you can we are going to be coming to the Florida area in a couple months to look around do you know any good realtors that I could get a hold of that could help me in the Lakeland Sebring area

@@tdw062756 I have no data to support the relative value of share ownership vs not in home resale. From my experiance that choice is generally made on financial objectives going in, not resale vale. Another wrinkle seen lately is the majority of shareholders deciding to sell the co-op to REIT/Investment groups. The shareholders are seeing returns of 2 - 3 X share price. The renters see higher rents with nothing to offset that. I don't recommend individual agents. Like doctors and lawyers, what might be a great fit for me might not for you. I recommend you write down your specific wants and call several. Go with the one that seems best able/willing to help.

Yes, as are hundreds of other communities. There certainly were parks in the storms path that were affected. There were even more conventional homes, buildings, bridges, and other major structures. A CAT4 hurricane is a very destructive. Unfortunately pics of mobile homes trashed sell "news" so that's all you see. None of these parks were affected any more than the rest of Florida.

The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I see headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily. Doesn't mean I stop driving ... Also, some locations are less prone than others. Being just a little inland makes a big difference, too. I share your thoughts but there are a lot of (completely full!) communities that do not allow pets including many that are resident owned. All part of the choices we have and have to make in choosing communities.

I am 57 and looking to move Bonita Springs. HUD housing Is hard to find due to long wait lists! I need affordable and safe living. My husband missed committed suicide and I want to be close to his parents. I do have pets but they are emotional support pets. I’m clean and quiet and stay to myself. Yard work is out of the question but I’m sure could work that out. I’m in a small 500 sq ft HUD apt balding in a drug infested unsafe area. I need to move quickly so I needs to be affordable

There are affordable housing programs using Federal and State funds in Florida but none, that I know of, apply to manufactured housing communities.

Pet policies are up to individual parks. The best way to be sure is to contact an agent or the park manager. MH Village often lists pet policies, but you still need to verify them.

Should be very careful buying in a Co-op park, for resale purposes. Co-ops will only qualify for a non-qualified mortgage, which means much higher intrest rates and then limited to one or two lenders.

Hi all (especially Russell) I often watch Russell Watson’s videos on RU-vid on his Florida Manufactured Homes Living channel. I’m looking for a nice turn-key mobile home (can be in a 55 and over community, as I’m 56) that is new or nicely remodeled or nicely finished in a good park with a pool and possibly a gym. I’d like it near or in a town with bars/restaurants/shopping, and close to beaches. Here’s the thing: it has to be pet friendly, as we have three small dachshunds, and it has to have the ability for me to fence in part of the yard for the dogs. I have cash in hand, and budget could be up to $100K. I don’t want overly expensive lot rents or lots of rules in an HOA. Is any of this possible, or am I shooting too high? Anyone have any guidance? With the budget and requirements you have in mind I would be looking at Resident Owned Communities. Given the fence, pets, and minimal rules; I would be looking at MH subdivisions. (FS720 or private corporation). In the time frame you are looking at I suspect prices will come down. Barefoot Bay is an example, although it may not be an exact fit. Unfortunately, as someone in his 40's who does NOT party, carry on, irritate his neighbors and generally keeps to himself I'm a bit ... miffed. I don't drink. I don't play loud music. I don't take any drugs stronger than Aleve. I've worked like a demon my whole life, to the point that I've wrecked my body quite badly with joint injuries, nerve damage and even a pair of brain injuries. I'm trying to find somewhere nice to live, and I can't. There are numerous 55+ communities in my area and I could easily afford a home in one of them. Easily. I'd love to. They won't let me in because I'm "not mature enough". Frankly, with that kind of attitude, I honestly can't wait for you all to knock off. Maybe then the housing prices will FINALLY come down for the rest of us.

Sorry you have so many difficulties. There are many all age communities in Florida with bargains to be found and similar lot rents. I suggest you look at those. 55+ is a HUD program and park owners must live by its rules if they want to create retirement communities. I believe there are better options for old houses or living off grid than these mobile home communities where the lot rent is variable. Also, there are not many of these co-op communities anyway.
