Thank you so much for the positive response to Episode 1 of My Dream Garage Build. In Ep2 I wanted to response to some of the comments and answer some of you questions. Plus work has started at pace and the first important job is to treatment the walls with damp proofing !

On the 3-bay space, I’d put the stairs over the store cupboard on the rear wall.

Probably a headroom problem at the top of the stairs with that solution?

One thing I'd suggest is on your stud work where you may be hanging things that are going to be heavy is getting the builders to put extra crossmembers in and then make a note of where they are when they're covered up by the plasterboard that saves you looking for the studs. For example, if you were going to hang water filters, they weigh around 30 kg and it's worthwhile having structural pieces across rather than hollow areas or trying to find the stud work that may not match width of items to be hung

Will be fabulous Ped. I converted our stable, which is smaller than your building & as we live on a hill, had the same damp issue with the earth against the wall. It was all dug back & a wall was built around the outside so as the soil was not against it, leaving a foot gap. Works well. Good luck with the build. 😊

On the roofing tiles, make sure your builders use the majority of the old tiles on the part you personally will see most! Newer tiles or a mix of new and old are best placed on the back side of the roof that fewer people would see

Presume the previous comments about installing a lift was more about extra storage rather than for workshop work. I’m thinking similar to what Tim has in the Shmuseum

I don't know how expensive it would be to put in floor heating but that would be great to keep the moisture out and allowing the cars to dry quickly and keep the rust away 😊anyway great character looking garage and layout

Exciting series for us to watch and for you to experience. Just a word of warning, from daily experience working with many trades. They drop screws everywhere. I would do regularly visual sweeps if you park your cars anywhere near where they park their vans. Last thing you need is punctures. I always do a visual check when I turn up on site and I can pretty much guarantee to pick up at least a dozen dropped screws. 👍🏼👍🏼

You're making all the right moves with essentially tanking it with the sealant and getting timber involved. The timber actually keeps the cars warmer in winter and absorbs moisture drawing it away from whatever you store. In England our summers are usually between 60 and 70% humidity but our winters are usually 80-90% so everything you're doing is great.

The other thing with tight fitting doors is not only to keep the garage insulated and windproof but pest proof. I know from experience how mice love an electric cable (in my car)! Great project and I know it will be well worth it when finished.

You’re definitely doing the right thing with regards the belt ‘n’ braces damp protection. We had a place in Spain built into a hillside (with soil against the external walls as you have there) … it was a damp disaster with only one layer of protection!

Obviously its your design for your needs & I hope it goes well, looking forward to seeing it go together 👍 If it was my building I'd not put up any internal walls & leave it completely open. In the back right id have the stairs going up the back wall L - R into the mezzanine and id fit the kitchen underneath the stairs. The bikes can be all mounted against the back wall on wall mounts (front wheels click & lift into storage position) The roofbox can be ceiling mounted on pulleys & you can drive the car underneath for easy mounting & dismounting. Garden tools in shelving along the back wall with mower etc underneath or buy a shed... 😎👌

It's interesting seeing a build from a customer's point of view, having been a carpenter for nearly 30 years. All looks pretty straightforward, a new roof will be easier and quicker than trying to retain the existing one. A tad more of a challenge building a new roof on old out of square walls. I'd put money on it chucking it down as soon as that roof comes off! Barring any issues you'll be in before you know it!

It’s just me, but I have a home built in 1928 with a brick foundation, all the way to the floor of the basement. I love the look of natural brick, especially red brick like you have there. We had a slight bit of seepage coming through the walls, but I wanted to retain the look and the character of the exposed brick so I had a contractor come in and trench the whole exterior of the foundation and do all of the sealing and vapor barrier on the outside. And ten years later I still have perfectly dry walls. I have also been trying to keep as much of the original house as possible. We still have all original windows, most of the original plumbing fixtures in all of the bathrooms and more. You are going for a little more modern style and it will be awesome when it is done!

This was as good as an episode of Skillbuilder! But having been involved in a similar back-to-the-stonework renovation 25 years ago, make sure that no small gaps for vermin to sneak in, as I found out the hard way.

You might consider storing roof boxes upside down from the ceiling, using pulleys attached to joists. I did this with a Thule roofbox connected by the brackets which go around roof bars, to maintain floor and wall space.

If you do intend to reuse the old tiles there are issues you need to consider. They should go back on the same aspect as they came off. Changing their aspect (say off from the North and put back on the South) they can suffer thermal shock, bad spalling and fail due to to some exposure of a bit of the tile that was previously hidden and is now exposed to the sun and elements. Mixing new and old tiles together on the same aspect also is problematic and I would suggest if you do intend to reuse then stick them all on the same side so if they do fail then you only have to strip and replace one part of the roof.

With regards to the sloping nature of your garden etc, could you not install ACO Drains along the outer rear and down the side of your garage which drainage away to a soak away?

Great idea to catch timelapse! Like this series! Idea - could you put a glass floor on the mezz above the middle bay (get to see your pride and joys from the office/room above). Question how will the builders get around the plumbing, do they need to dig down?

Will we get an invite to the topping out party? What doors will you install, roll up , up and over , or side hinged? Make sure they are insulated, and fit well. Perhaps include an ASHP/ventilation system for winter heating and to keep the humidity low , and prevent damp problems. I run a simple AirCon unit in my garage set to 18c in the winter, well worth the running costs.

A tidy little project. Exciting! Hope you're already thinking about the first fit - sockets and so forth. Worth bunging a load of ethernet cable runs in there too, so you can hard wire access points and equipment to your router/switch/modem.

Ped, hello from San Diego! The time lapse camera is a great idea. I do understand the need to damp/water proof those walls as otherwise you'd eventually be dealing with mold and other water related problems, but it was still sad to see all that black gunk going on over the beautiful exposed brick and stone, covering up the character. I wonder, now that you've decided to damp proof the walls, what about rebuilding or adding a thin facade of exposed brick over the new drywall to get back some of the original character? I've seen thin sheets of exposed brick(like a veneer) that people apply to walls inside of their homes and it can look quite believable. Looking forward to watching your progress and hope all goes smoothly!

As others have said we all love a dream garage or in my case any..!! 😢 😂 lol, great that your doing these videos 📹 on the build, there a trader who did a similar thing here on you Tube sorry can't think of the name I think it might be Prestige Vision it was great In my opinion so looking forward to the process may be when finished you will have a nice new motor in there me thinks 😉😎😅👍

Hi Pete, Are you putting a water softener in that part of the build, knowing where you live the water is hard, the benefits are great, will aid car washing too, Could put a Quooker boiling tap in that kitchenette too, much better that a kettle. I'm not sure about the Black Jack bitumen on the inside, it'll be more effective on the outside of the wall, at the moment you've an open space for air to circulate through the barn, once it's done, there's only a little gap between wall and internal wall, plenty of circulating air will be needed to maintain the drying process, it could be 12 months down the line before any issues are noticeable, just be cautious because later work will be costly and very inconvenient. I look forward to seeing the time lapse. 👍

It’s a garage, so an internal Type A fully bonded waterproof membrane (aka black jack) is perfectly fine unless there’s hydrostatic pressure (unlikely). One thing I would have done though is ‘flush up’ the existing wall before painting. If you check the TDS for the product they used, I would pretty much guarantee the manufacturer recommends doing that.

I would make sure the floor is very easy to keep clean and wash down. Mine was just painted grey and that was a mistake. Also make sure the bottom of the doors are totally draft proof ! Looking forward to seeing the time lapses. P.s. that adjective ‘Beautiful’ keeps creeping in again

@@PetrolPedYes I agree…don’t go for the painted floor idea which I did in 1993 and had to redo every five years afterwards as it peels off under the tyre “ parking spots”. I used vinyl heavy duty floor tiles this time with a “coin” finish which has worked perfectly but be careful of colours. I chose a grey floor with red parking bays…it looks good BUT the red has faded back if I compare it with a new spare bit. That is only after two years…in isolation you don’t see it but fading is something to consider. Re the walls…when we did the new bathrooms here, they are all “tanked” with blue sealant painted over tile backer board which is very water resistant unlike standard plasterboard. I’m thinking of the earth retaining walls and would add a layer of tile backer board, seal that again and then the plasterboard finish. Airflow is important as well so maybe some regular ventilation grills along the lower edges to allow for circulation upwards toward the roof and not completely seal the top of those walls. All the internals etc don’t need that but that earth retaining aspect does need multiple protection now it is covered up…my Aunt basement used to be a nightmare in the 1950/70’s for tat very reason. Just some thoughts Peter…use every protection you can at this stage..afterwards is a nightmare!! Richard🤔😀😀😀😀😀

Can you suspend your roof box from the ceiling of one of the parking bays. From there, you could lower onto and raise from the car.

@@PetrolPedthe stairs stay against the back wall, turning halfway as I suspect you have them planned, they’d be open, no wall alongside, that way you can “nose” a car under them if necessary. Otherwise you can put a sink and kettle under the stairs. You’d easily fit your Mini Roadster in this side, leaving two full size bays for your other cars. But hey, it’s your garage…..

I wonder... Does your builder have a computer that can run visualisation software? Maybe the architect/builder can preview what that upstairs office will look like before they put it up. It may alleviate some trepidation and relieve stress on you. In my crazy old head...I would want to somehow, someway apply a transparent preservative to cover all that green mould and age on the red brick surfaces on that back wall. I mean...instant patina, yeah?! Somehow...that back wall of yours looks like a 1970s prog rock album cover... Again...that's a "vision" in my mouldly, old head. 🤣 What more can I say? Your existing garage is already a masterpiece. Now... The newer-looking bricks on the right side as you look in? Cover 'em up... Please!🤣🤣 Just...have the MOST fun making YOUR dreams come true. THESE are the good, old days. Aloha!

I am really not sure about the damp proofing on what is a retaining wall. The wall has worked well up until now as it is constantly vented and water simply evaporates from the surface, sealing the wall will simply trap water, if the building was built using lime mortar this will deteriorate with time. I personally would have dug out the garden to below the foundation and back filled with washed stone, and kept the inside ventilated.

@@PetrolPed yes difficult and expensive. Previously the moisture was getting through and because the bricks on the inside of the garage were exposed to the atmosphere, the moisture was drying off. I hope I am wrong but now that you have sealed them on the inside face the moisture will build up in the bricks and eventually blow off the black tar substance. Anyway I hope it all goes well. It will look great. Thanks for your content
