@shumatsuopost - 😮 curious how many akiyas have you invested in? you are touting it? where is/are your personal investments, becausr you said the “many” investments you have are in Michigan or thereabouts? why are you promoting something you initially said is not worth investing in? curious 😮😮

I would say consider also aging: between your 20 and 30 you are at the peak of health and usually medical bills are almost inexistent. Then you start to become older and everything becomes more expensive. Higher healthcare insurance, higher medical bills and so on. So will your "passive income" be enough? Will the "cheaper country" you plan to live give you the healthcare you need?

I was able to convince my wife to make this huge change with our kids. Thing is she basically wants a business plan 😂! I am actually planning to go to Japan for a couple of months to do research and better understand what would be more suitable for the kids and wife.

Don't have a firm FI number, but I think we reached it last year. We're at 30-50 times annual spending in investments (depending on how minimal a lifestyle we choose to lead!). No real estate yet, it has never attracted me. All my investments are in passive index funds. Enjoying your content though, it would be great to get you on our monthly livestream sometime 😀

Moreover, if you need 10 such properties in order to garner enough for retirement bought with cash, as you suggest, well…I don’t know where that snowballing will start but you’ll need to start young, very young.

What if I want to buy one for myself but I can only visit Japan twice a year until I can retire in 10 years. WHat are my chances I can find a roommate/renter to keep the home fires burning for me? I would even give them a deal on the lease.

Good info but…presumably you are talking single dwelling 1k/1LDK apartments @USD 75k or 1100万JPY. Even if you could get 5万/ mo (and I’m sure you could, with no voids for 12 moths/ur, you are bringing in 60万/yr. You’d need 18.3 years to break even on your investment AND THEN factor in capital depreciation, ER fluctuations, maintenance, initial renovation costs and taxes. Surely building up your next nest egg 75k (cash?) is gonna take you some time indeed. Please make me visualize how this is a good investment.

The days of cash flow positive rental properties have been gone for decades in California. Now, the rest of the US is experiencing the same situation. The problem is that banks won’t give you a mortgage for a property in another country.

Yes, you're right. But the good news is, you might not even need to get a mortgage in Japan for cheap houses I mention :)

I don't know... I always heard about rental as passive income. Then I have the example of my grandparents. A few dozen rental properties as the main income stream for their entire lives. Comfortable life but for sure not hands free. And really little travel to keep managing their rentals

I hear you. Have your grandparents thought about hiring a property manager? I have 19 doors of rentals all over and still manage to travel, thanks to my property managers :)

Not every country is the same. Renting does not always have enough margin to afford a manager. Unless you have entire buildings at a time that allow you to have a bigger margin

@@shumatsuopost yeah, not Japan. Europe. You have your cashflow, but the profits are heavily taxed and also property tax on rental properties doesn't come cheap. And if you add a manager for each house when they are not in the same place, the profits are gone

I've been following your channel for a while and I really enjoy your content about japan properties. However when it comes to investment recommendations I don't think is responsible to recommend people to invest in Japan property. I would only recommend that to people that are already living in Japan for one simple rule that surpasses all the other good point that you can bring and that is: don't invest in something you don't know. That for me is the number 1 investment rule and being Japan such a different and distant country it would be nearly impossible to get to know it well enough unless you are living there. Sorry if my comment feels too negative, is not my intention and I love your channel ;)

Great point. I agree. That's why I share the information for free so people who are interested can be educated. We are also coming out with a course that teaches people how to do exactly that. I don't recommend people to invest in anything they don't understand. I recommend people to get educated first and then invest.

If the property depreciates in value due to supply and demand issues, rental income will also be lower. With inflation rising over the years and income decreasing, this strategy won't work long term. Buying a property in Japan is good for own enjoyment, but not investment IMO.

Do you Think it would be possible to buy or begin saving for an akiya with a salary of 31k per year? I wanna learn japanese and move to japan one day. I love the idea of real estate and im not a fan of my current employers Im a design engineer with good skills in a lot of IT software🫶

It depends on how much you can save out of your current income. Even if you have an amazing savings rate, it would probably take you a while for you to have enough to buy a property. My recommendation is to focus on increasing your earning capacity as much as possible so that you're making more and saving more to get the journey started. Start a side gig, consulting service, take a commission-based job, etc. Good luck.
