very pretty but One thing ill say is they need to start making the rooms bigger especially since these are maketed to foreigners/westersners. Also remember philippine haggle culture. The asking price is nowhere near what you should actually pay

360,000 plus, 17 million pesos is crazy for a 1 bedroom. Who cares about that view. Thats even worst than American prices in an expensive state.

View is absolutely amazing. Main living area and kitchen in one bedroom is small. Price is whack. I could get a nicer unit on a real beach on the gulf in Florida with amazing sunset views. I love the Philippines but wouldn’t pay near that to live in Mactan. On one of the nicer islands with a real beach, maybe. Prison unit was whack and shouldn’t have even been built. Amenities are nice. I guess they are hoping for wealthy Chinese and Korean investors to by blocks of units like they used to years back. For $150k I’m a buyer but not at $320k

If you were 30 years, old might be ok to buy but not when you want to retire and you can spend 500 on rent 6000 per year times 20 is 120k

Gio - Nice video, Do you know the monthly maintenance fee's? Water views are great, but after awhile is no big deal. Facing a wall will always feel dreadful. The place itself is 5 star living, never get depressed when coming home!

Almost half a million dollars to have people shitting and pissing above your head and making noise as well. Only worth if it were the penthouse. And even then, condos are never truly yours because you always have to pay high maintance fees, after you buy them you realize you are actually renting them. I'm a Brazilian citizen, in my country I can buy a huge plot of land for 2 thousand US dollars. I've worked in construction before and with a good 4-5 months and 5 thousand US dollars for bricks and cement I can build a huge mansion with a swimming pool. All for not much more than 7K US dollars. People who can't make their own homes glorify a bunch of sand, lime, stone and bricks put together... I recommend watching Jon Jandai's TED tak: Life is easy, if you're one of them.

Even if I have the money those condos are not worth the price for me, as usual Philippines are building and pricing their properties way too much.

Real estate is so overpriced right now it's almost comical. Still, there's some scared/desperate buyers out there just like there was in 2007...right before the bust. Amazing. Imagine the horror of paying 360K for that one-bedroom ocean-view unit and having it plummet to below 200k. Yikes!

I can afford it but I will not sink that kind of money in any property. In real estate, you make money on the buy. All else is speculation. But I'm sure some foreigners with money to burn will buy it. I'll rent and when I leave I leave their building issues behind 😉

In other words, the real estate market in the Philippines is more expensive than Thiland, which has much better infrastructure 🤔🙄. The fact is that I can get more bang for my buck in Thailand

The price doesn’t add up. Like most have commented u can get an direct ocean view condo in Florida for that price. The condo there are not a good investment as they have diminishing returns. Unless you run it as an abnb daily then you have little chance to recoup your investment. At best that should be a 500-600 a month rental condo otherwise they all will mostly stay empty.

Hello Gio and here are my thoughts. Why does the Philippines build so MANY condo units that are way overpriced and TAILORED to foreigners only? I mean that 1 bedroom unit at over $300,000 is way OVERPRICED and definitely out of the reach of any Filipino. Here in South Florida, I can get the same condo, beachfront, with all my USA amenities, for the same price! Even my home of a 3/2 with a family room costs the same as that condo and I can easily drive to the beach. Also, your rental unit of $400 is definitely worth it without even buying any overpriced condos there. My advice to anyone- DON'T BUY!
