Got called out to look at a roof leak and give an estimate for repair. I could see what the issue was from the ground. The roof deck is buckling. I went up on the roof to inspect the rest of the roof. The roof decking is causing the issues. It's only leaking in the one spot now but is developing in other areas. Because its buckling all over I think it needs a new roof, what's your thoughts?

Yes I couldn’t agree more on ventilation! I truly believe in all my years of experience and knowledge ventilation in one of the most important things to making a roof last , and hold up to those warranties ! Good content!

I pay 30 plus a sheet still in Maine of good grade plywood but I'm a believer in h clips and the eve I would cut the sofet and install one continuous vent all the way across the middle of the sofet then I would use foam infiltrates to make sure the iso don't block ventilation and cobra vent is way better then aluminum vent or corra vent I seen people also use galvanized steel 24 gauge strips to shoot back down over the buckled joints in the plywood

Very bad. I wonder if the bathroom vents just go into the attic? That's another common thing I've seen. I think you nailed it - the venting is the issue. BTW - I like your critiques of the stuff you see. I don't like scripted and perfect. I think you are telling it like you see it - warts and all. Keep up the good work.

Your right about it needing intake venting. The last roofer never took care of the plywood problem. I’m guessing it’s diy. Sometimes the plywoods don’t line up with the trusses. May need backer boards.

Even if they have the proper venting still check them out. Just did a place and at a distance the vents looked great in the soffit, but looked closer and all were completely clogged with junk.

PROBABLY NOT NAILED GOOD OR MAYBE PLYWOOD CLIPS MISSING HEAT WILL BACK NAILS UP THOMPSON ROOFING.

The buckling is most likely old rusty deck nails loosing , then the temperature changes for several years causing the now wet and failing decking to rise up on the seam lines. Most likely it is a seam to seam deck pattern. My own house had 1950s 3/8 3 ply decking. They nailed the decking seam to seam all the way .It was full of holes and somehow for the last 20 years the 3 tab shingles did not leak for a long time. Just a cover over done when I bought the house. The seller pulled a fast one. Lucky me . I have years of construction experience Complete redo with new deck and tyvek 200 underlay and now I should be good for 20 years I hope. BTW I have a question. What is the average cost in labor to replace a square without any tear off and all materials supplied. I am getting a bit old and called a local company for a quote to just lay down the last 5 squares. Does 1700 sound right to anyone for labor to just lay down 5 squares on a 4/12 total 480 sq feet? I laughed at them so hard. I just installed the drop rope so I can have some safety , I am going to finish the shingles myself . And reasonable quote for 800 because the roofer would have to travel 100 miles to get to me. His price was half the other guys. Homeowners be wary of over pricing. Peace.

Here in central Florida any fair roofer will charge you 80-100 a square , you put materials etc.

@@oscarramirez15060 cool . its the same around here from most honest roofers. That one estimate at 330 a square was so out of the park. Thanks for the reply. I ended up finishing the project myself and saved the money.

What happened most likely is that when they originally installed the plywood they most likely left it to tight . That’s why u got to leave a gap of at least 1/8” .. that’s what ends up happening over time the wood expands due to climate change and so on
