Thank you for sharing such information, I would like to know like in small town people generally don’t take approval as they don’t have enough knowledge about what is required or not, if someone has build a house and is paying house tax, now if he want to get things right and get approvals to ensure there is now legal action against hima and save his already constructed house what he can do.

Thank you dear friend for watching this video and writing to me.. There is no certificate named as "building plan approval certificate". And the "Sanction letter" is issued at the time of final approval of building plan . Permit number, date of approval, details of property, details of ownership and other conditions are written over the sanction letter. Please stay tuned for more informative videos..

Why do all government departments or agencies concerning to a plot or construction of house of a common man not under one umbrella to co ordinate each other and give final clearance so that a common man apply to this single window clearance system and wait for final clearance?

आदरणीय मेरा आवासीय भूखंड 162वर्ग मीटर HPDA हापुड़ नगर में है। जिस पर मेने नक्शा पास करा कर निर्माण कार्य करा रहा हु।प्रथम छत दल जाने पर अधिकारी आए और मेने गेस्ट रूम के लिए कॉमन T/B बनाया था उस को गलत बताया। जिसका साइज 9*4.6 है।मान्यवर इस पर कितना सुल्क लगेगा।कृपया मार्ग दर्शन करे।धन्यवाद

Sir, Recently I constructed a home having 1 floor without passing the map, Could you please tell whats the procedure for it...No one is helping here...already got 2 times notice...Also in my neighbour no one did a map passing since the area is coming under rural..

Sir should you please advise me in following One of my friends has a plot of 30×40 he applied for building permission which was granted for ist floor and he applied for permission to second floor which was not granted because town planner says he has to provide a gape of ten feet on four sides and is pending with munipal council the ten feet is not possible and the person constructed second floor pl tell me what are the rules in this regard

Sir hmara ek plot hai joki 1500 sq ft ka hai or purchase k tym waha nagar nigam ya LDA nahi tha. Hmne makaan ka construction ek registered architect se map bnwake fir krwaya hai. Ab wo jagah nagar nigam me aa chuki hai to kya ab mujhe naksha fir se LDA se pass krwana hoga?? Qki meri jankari k hisab se 300 sq mt tak k land par construction k lie kisi authority se approval k zrurat nahi agr architect ne ise certify kiya ho aisa maine kahi pdha tha. Kripya marg darshan kare. Bhut bhut dhanyawad.

If you have constructed your building without prior approval of map then it is an unauthorised construction and at this stage map can't be sanctioned. Now it may be considered for Compounding ( if it's compoundable according to Compounding bye laws). Open means "OPEN LAND". It's KDA land and plotting on this land is unauthorised and also any Construction on this land can be demolished by KDA ..

And authority us plot par" home plan " approved nhi karta hai to kya us plot par house banaane ke liye nagar nigam se permission milti hai ?? If milti hai to ham kaise apply karein? And Nagar nigam se permission milne ke bad home banane se development authority ko koi objection to nhi hoga ?? Please sir guide me . I am very grateful to sir .

Within the limits of L. D. A. only L D A has the power to approve the maps of colonies and buildings . All other colonies are unauthorised . So you should purchase the plot only from approved layouts by L D A.

Unapproved me Nirman nahi karna hai. Only approved layout plan area me hi plot purchase kare aur map pass Kara kar hi Nirman kare. Rishwat giver & taker both are responsible for this act.

Sir punjab me amritsar me mera plot hai. Plot ki noc bhi hai.registery bhi ho chuki hai and colony bhi licensed hai. Sir 3 month hogye abhi tak map approve nhi kar rhe. Officers. Wha mai 3 4 baar gya kisi bhi officer ne meri nhi suni. Mai bhut preshan ho chuka hu. Kripya help kar dijiye mai kha jayu iske liye jo meri help kar ske😢

A and he through a family agreement given that 230 sq yard to his brother's wife (a widow) who sold her 230 sq yard house to mr."B" and we purchased that 230 sq yard from mr "B".Now we have a registry of the house but in awas vikas the whole house is still in the name of mr."A" and the authorities are saying that bcoz the whole house is still in the name of mr."A" in awas vikas so the mutation of the part to some other person is not possible and that's why map of the part also can not be sanctioned without mutation

Sir My architect upload wrong map and take the approval for that and send me demand note for payment. I have made payment and I ask for map, he send me approved map which is totally different map which is shown for approval. Please guide me what is happening now? Can map is possible to change?

Yes, first you will have to deposit the demanded fees of revised map after that the software of map sanctioning will permit you download the sanctioned revised map. After that if you apply for the refund of old deposited money then your application (in hard copy) will be processed for refund of (refundable heads only) your old money.

Thank you dear friend for watching this video and writing to me. It means that your file has been farward for the process of sanction or objection. Now you should contact to your Architect who has uploaded the file on UPOBPAS . YOUR architect will cheak the status of file & tell you the status. If there is any objection in the file then you should remove that objection with the help of your architect & if there's no objection it means your file is in the process of sanction. Firstly please cheak the status of file with the help of your architect & then moove on accordingly.

Thank you dear friend for watching this video and writing to me. Dear friend there is no provision of cancellation of a sanctioned map in online building plan approval system. But you can apply offline for cancellation of a sanctioned map in the office of the concerned authority. But still the authority will cancel it or not it depends on the grounds of the case..

N O CS. are mandatory requirement. But first you should apply for sanctioning of maps without NOC then authority will send letters to different departments for NOCs. Accordingly you can personally persue departments to obtain NOCs.

@@civiler.jaikumartiwari sir I applied map for sanctioning .then nocs are required I have nocs of nagar Nigam ,ceiling department ,land use certificate but I have not noc from udyog Kendra. How I will get ? I paid an engineer 8000 for nocs of mentioned department but now he is saying that one more noc will be required from udyog Kendra and for that charge will be 20000 .guide me here
