S3.23 Can The Elevator Be Saved?

Originally designed with a dumb waiter, the house got an upgrade to an Otis elevator sometime in the 1930's. Unfortunately, it looks like the car was on the ground floor during Hurricane Ike and hasn't run since. We've been trying to find someone who can either get it working again or at least get the car moved up to the first floor so we can get our basement work done. A new company is coming to look today. Hopefully the third times a charm.
This once abandoned Victorian mansion is undergoing a massive restoration. Designed by noted architect Nicholas Clayton, this Galveston historical treasure is slowly back to life. Restoration of this historic house is not easy, and the extensive yard and gardens add to the complexity and expense. Preservation of the original features is high on the priority list. Follow the journey from start to finish. It’s a tough, hot, sweaty, and very expensive road but worth every minute of it.

Perhaps a group or collection of groups would want to sponsor the elevator restoration? Heck, an individual could sponsor such a project. Perhaps a list of projects of various sizes and costs could be assembled, so that if someone wanted to know how they could help, you would have a ready answer. There's always applying for grants. That fascinating old house has an endless list of projects. I guess there will have to be multiple ways to fund the projects. The League-Kempner house and Galveston are fascinating places. Thanks for sharing the history. Who knew what you were getting into when you wanted to shut that open window so the rain wouldn't get in? But who better to spearhead the efforts to restore the house?

Have you considered reaching out to the Otis Elevator Company in Farmington CT to see about possibly funding the restoration of the elevator? It would be great PR for them if they're interested.

I called Otis when I first bought the house. Nine months later they called back and said they hadn't been able to find anyone interested in even taking a look at it. I was a little disappointed to say the least.

Most summers aren't like this. It gets this how for a few days here and there but not for week straight. I've never seen anything like this. We did have a worse drought in 2011 and even lost many big trees, but it wasn't this hot.

I think the mechanics of it are fairly simple. It's the electric controler that's the problem.

I'm surprised there doesn't seem to be any way of hand-cranking it the way it is! I'm in Europe but we had plenty of Otis gear here and there was always a crank or ratched that let you move the car by hand in case it got stuck. Here is how these things worked: the motor turns a worm gearbox that then turns the motor sheave, the big wheel that the ropes run over. The shaft between the motor and gearbox usually has a brake disc fitted to it and a brake band is held around the drum with a spring or two springs. To set the car in motion, a device called a solenoid (basically an electromagnet) releases the brakes as power is applied. As soon as the power goes off, the spring reapplies the brakes. The crank usually sits on the motor shaft, opposite the gearbox, but in this case I only see a cap where it would go. Obviously the crank handle needs to be removed for normal operation, that would be very dangerous having that spin at full speed! 1950s and newer designs used a smooth wheel instead of a crank handle, that can be left in place all the time.

The elevator at the Lucas Apartments has an emergency hand crank. The elevator comany I use there gave me a lesson in how to trouble shoot it in case someone was ever stuck inside. I'm not sure I'd have the strength to use the crank but at least it's an option. I've had to use the other things they taught me a time or too, like bypassing the lockout system to get the door open and resetting some of the other parts of the electrical system that got messed up when an air duct strap failed and an ac duct fell right on top of the elvator workings in the attic.

@@leaguekempnerhouse It takes very little strength, it's just very slow-going in my experience. Hand-cranking a lift four entire floors for maintenance is quite boring (we ended up taking turns to avoid getting completely bored). Cranking up is usually easier than down because the counterweight is heavier than the empty car, so unless the car is loaded to more than half the capacity you're working against the counterweight trying to move the car down. I also wonder why the engineer wants to use two winches, one attached to where the cables are fixed to the car should be perfectly enough and pull straight up. Other than that he seemed very knowledgeable to me.

Lawns not watered during extended dry conditions will go into a dormant state and grass becomes brown. Dormancy is a protective mechanism allowing a lawn to survive during unfavorably dry conditions. FYI

I would not be surprised if some lovely volunteers are able to get it restored back to beautiful sooner than later. I also enjoyed how much the service man seemed to enjoy the age and engineering of the elevator. I always think that's a good sign when having someone work on something you care about.

I have been with you since the beginning, and I am obsessed. I think this is why: in 1957 when I was five, my dad took me to meet his former landlady who had rented rooms to him while he was in medical school 1940-43. He told me to be very respectful as she was almost blind and quite deaf, and had lived all her life in the home of her parents, never married. I remember going up what were colossal front steps to me, to a double gallery house with all the shutters popped open at the base. She was seated in the parlor in a wicker chair with a palmetto fan in one hand, and one of those brass horn hearing aids in the other. A Black woman almost as ancient as she was attending her. She had bright beautiful wolf blue eyes, and a very alert gaze. I don't remember much about the conversation, but I recall asking if I could use the restroom; the toilet was off the back porch, and was unrestored, and had a toilet with a long pull chain to a tank near the ceiling. When I came out, I did a little skipping on the back porch and looking around; the garden was wild and overgrown but beautiful to me, and I remember thinking how sad it was she couldn't see it. The old Black lady was coming out of the cookhouse with sweet tea, and I realized the kitchen was not attached to the main house. I had to lean towards my host, Miss Batterson, so she could hear me. The one thing I remember she said to me, "All my friends are dead, and my so called friends are the children and grandchildren of my friends." This memory has taken on a dream like quality to me in my old age, and I wondered if her house was still standing. This past week, on realtor.com, there it is, the William and Mary Batterson house on Post Office. I feel so connected to Galveston. I met Miss Adele!

What a great memory. I looked up the house on realtor.com. I just love that all the houses for sale are online so you can get a peek inside. We still have on of the original "high tank" toilets from 1893. It is our prized possession.

There is a very similar lift (elevator) in an Art Deco Department Store called Clare's here in Llandudno UK. Its great fun to ride in, over the 3 floors of the building, so Im really glad you're ensuring it can still be restored to working order at a future date.

There are a couple of old buildings in Galveston that still have the bit cage elevators. I'm partial to all things Art Deco myself.

The Grass will be tougher after going through this, my best advice is to get a large bag of Epsom Salt and throw it on the grass at sundown. Water it in well right after that with a hand wand sprayer. I'd suggest pulling out grass from around the trees in large circles. Then you can hand water with gallon water jugs. I use empty cat litter jugs, and add a tablespoon of high middle number (35) orchid food. The feeding of your trees will benefit your lawn, and the Epsom salt will green it up, aid in the uptake of minerals. Weed eating with a cord trimmer around those trees will not benefit them. Don't allow mowing on low, cut it on the highest level. Lastly, it's a good time to buy organic vegetable (on sale, end of season) fertilizers. Mix a bucket of peat moss with organic tomato food and apply it to the grass. You probably won't need to water much after this application.

I have a friend that uses an organic fertilizer and she swears by it. The yard is just too big to water. It's amazing that the grass in the shadier ares looks great. The sun is just relentless.

The elevator would be lifted and be the only thing 15 feet in the air along with a toilet and a missing floor and Frank trying to figure out how to get it out. The stair lift was enough to get out.

If you had an elevator I bet you could fix it yourself in a heartbeat. The motor on this one is probably an easy fix, it's the electric controls that pose a problem. Someday......

The Moody Mansion never had air conditioning until the 1980s after Mary Moody Northen passed on. One of my coworkers used to be employed at American National, and sometimes their meetings would be at the Moody's home even in the summer. Mrs Northen would have the large windows open and a few room fans but she was okay with it her entire life.

We didn't have air conditioning growing up in Houston and we survived. We did have a huge attic fan that created quite the wind tunnel in the house. Our cars didn't have AC either.

But the summer temps were not quite so high as they have been this summer. I grew up in Houston (80s and 90s), and I remember having only a week or so of temps above 105 in the summer of 2000, and we were setting records.

​@leaguekempnerhouse eat watermelon every day, you'll see the difference. Remember when we used to take a magnifying glass, and magnifying the sunlight on a leaf, and it would start smoking? That's how this heat feels, I literally got a sunburn on my neck in 2 minutes.

Love that old elevator. I also think it's from the 30's. I know you have a ton of priorities, but as far as the yard goes and something to consider down the road, is to replace some of the grass with native plants specifically for Galveston. I live in So. California, and we get some pretty bad heat waves. Having plants that are adapted to your local region will survive and you won't have to be watering as much. I agree, you need a few more trees. They don't need to be large trees, they can be smaller varieties and come summer, you'll be glad you did. It will make a huge difference in cooling down the property.

I've been researching native and low water plants. Maintaining the yard shouldn't cost more than maintaining the house. 😀 I think there are some good choices. They also need to be bee, bird and butterfly friendly. The house could use some shade on it as well.

I can't imagine that elevator would ever pass inspection. Restore it for looks but don't plan on ever using it to transport anyone. A soaker hose is more efficient. A spray sprinkler evaporates too much.
