That was a great presentation. I have always been a buyer's agent. Never done a consultation like this on any of them but have asked for a representation agreement. This is the second time I watch it and feel more confident. I am tired of being a buyer's agent due to results. I took good notes though.

As a new agent struggling to find good material on helping buyers as most agents prefer to work with sellers, I’m so glad to have found this presentation. It’s on point!!!! When I met my realtor I told her if we can’t communicate without you losing track of what I say then we have no business. So she decided to talk with me like two millennials chatting in a coffee shop. She closed on a house for me for 550k and 4 yrs later we moved up to 800k home.
That makes sense. I would hate it if I worked with someone who seemed unorganized and didn't listen, I'd be annoyed, feel like my time was wasted and take my business elsewhere. When you say y'all chatted like 2 millennials in a coffee shop can you expand a little more on that?
I literately wrote everything she said. tweaked it to my own. Made a ABC buyer for them to sign. This Consultation eliminate alot of headache and is so personal. Bullet proof your transaction. Thanks Saria #pefectconsultation
This is PERFECT! I’m a newly licensed agent here in CT (5 days!)and have my first buyers consult tomorrow. My mentor is also an old friend and has been VERY helpful, and he told me what I needed to say/do tomorrow, but being able to actually see what he said in motion is fantastic. So glad I found this! Some really good content here however strongly disagree with telling buyers that the "purchase price is neither here nor there" and regarding the inspection that "99.9% of that stuff means nothing". Purchase price is everything and the inspection is so much more valuable than 1/10th of a percent!
As a buyer, I have never understood having to pour out my heart to a Real Estate salesperson. Frankly, with all the online Real Estate resources, I can locate properties on my own that will meet my needs. If I want a Buyer Agent to present an offer on my behalf, I'll cross that bridge when I get to it.
That's a good point you bring up. It kinda sounds like the buyer's agent is getting the preferences in line to do the search herself. Don't see that as wrong but not for every buyer out there. Some people don't have time to do the search and prefer to consult with an agent and give them a list of what they're looking for and then have the agent get to work to bring them listings they might like. I don't think there's a one size fits all. But I completely get where you're coming from.

This was great info, thanks for the information. My only only critique would be that she seems way too business and one thing you learn in real estate is creating a great rapport with your prospects and clients. You want them to feel comfortable, you don’t want them to feel like you are all business 24/7 and have them worried to reach out to you just for simple questions. I also don’t like how they have specialists for everything, while it sounds nice, your client is depending on you and trusting you, not a team of people and they should feel comfortable enough relying on you alone throughout the whole process other than the lending end of it.
