You must have 3 consecutive yearly extensions in order to qualify". Does this means one must be in Thailand with the relevant visa for 3 years before being able to lease land and have a villa built?
You can supervise by yourself sure. I hope you can speak Thai well enough otherwise I advise you to talk to someone who did it already before to share his experience. I wish it was that easy
