Getting home insurance could be problematic. Even current home owners with existing home insurance, the insurance companies could find a way to _not renew_ existing coverage years later. On top of all that, live in fear of wild fires which are becoming ever more possible with the effects of climate change. Much of this community burned a few years ago.
It's beautiful 🌺 up there. We use to build houses up there in my late teens working for a Gen Contractor. It's peacefulness and quite is good for the Soul.
@@billyb4790 Fire insurance is a problem all over rural and mountainous California. You wont be able to get fire insurance, if you have a mortgage, through conventional means. It's all Cal Fair Plan and that's basically it unfortunately.

@@billyb4790 Yes. Cal Fair is everything fire insurance is supposed to be but call it "worse case scenario" insurance. Unfortunately, here's the issue. CA Fair Plan is "for profit" so it's not like it's a government program with caps or controls. It was created to compensate for those insurance companies who have either moved out of California or refuse to cover the "fire" portion of homeowners ins. Unfortunately, they did not anticipate the number of residents (at least double what they thought) that would need this coverage so they are having serious growing pains. Maybe they'll work out in the end but for now, there are challenges for those that are required to use it. I personally have this "required" coverage for a home in the Sierras and my personal experience is neither good or bad.
They'll expect us to subsidize their insurance through higher rates for all Californians to offset their risk. I think it's great they live there but high risk areas need to foot the bill for high risk area insurance.
