Even as a Malaysian I am so grateful that I got to wfh as a fresh graduate. I surveyed some condos and appartments around KL to prepare if I ever have to work from office but all of them have bad reviews. I recently found out about mitsui service suites. Since it is built by a Japanese company and the building is brand new I think it might be good. The rent is pretty high though.
You need to find an apartment which has a mosquito net installed to prevent mosquitoes, insects and lizards from coming in. If not, you could buy the magnetic mosquito net from hardware store or Lazada and the net can be removed at any time. The dot in the ceiling is caused by water vapor blown by the wind during a heavy rainfall which is unavoidable. We have this problem in Singapore also. Just do repainting on that spot. Windows leaking is caused by the worn out rubber and the owner needs to replace it. The crack paint on the wall is a construction defect. I believe the migrant workers from Bangladesh or Indonesia did not put enough water proof glue on the affected areas when mixing the cement and so when humidity strikes, the paint would crack.
