As long as the apartment management stays on top of things and is able to get out bad tenants, the complex should be able to maintain its current state, but if the management or owners change, then the chance of the gremlins taking over is great.

True, BUT history tells landlords differently. Low income people tend to not take care of their property Like most people, it’s not worth the risk. All it takes is one person to ruin something for everyone

I have seen places wrecked by well off people too. Sometimes landlords contribute to the situation by cutting corners buying furniture only intended for 'occasional use', etc which will not withstand all day, every day use from several people.

The DC Human Rights Act of 1977, it's illegal in Washington, D.C. for landlords to discriminate on the basis of income source. Individuals who have Housing Choice vouchers are entitled under the law to live anywhere they wish as long as their voucher, combined with a percentage of their income, covers the rent. Many Democratic run U.S. cities have WOKE liberal City Councilmembers and Mayors.

I was living on a kiwifruit orchard in New Zealand. Renting a tiny house/cabin. It was cheap as $200 a week power included then after 3 years he put it up to $220 a week . It was quite rough I ain't gona lie but I was allowed my dog there and it was rural so it was perfect . I cleaned it up and painted it and it was kinda cute. But my landlord was quite greedy he never fixed the septic tank there was Raw sewage for over a year leaking out and rats galore and no proper insulation but because in New Zealand its so hard to find a house that allows dogs I stayed there for almost 4 yrs. One day tho the council came to check on a property at the back of us. They noticed how we were living did not meet there laws and it didn't meet the healthy homes rules. So they told my landlord we had 90 days to leave. 3 months before Christmas. I was abit worried!! And cos rent is sooo much here . So I prayed . I asked God please help me !!! So I tried applying for houses online but I found it difficult cos I'd never done it before. But one day this house came up for rent and it allowed pets. So I prayed and asked God to help me fill out the online application and that He will grant me favor. So a week after I applied for the house I was laying on my bed watching a Nicky Cruz video of his testimony. The phone rang and it was the property manager. She said she would like to offer me the house 😭😭🙏 I started crying on the phone I couldn't believe it . I know that if it wasn't for God I' would've never found a house that allows my dog or the finances to move into. God is faithful 🙏 thank u Jesus for my life for everything You do for me . I love You ❤️

She is only paying $375 a month herself, and Section 8 pays the rest of the $1,100. That is very reasonable rent for her, very affordable for someone trying to survive on Social Security.

Seems like an honest very grateful person, I’m glad she got a decent home and wish more people like her the same. I like that she recognized and had the forethought to know and say why a lot of people wouldn’t accept section 8. It only takes a few bad apples to make some landlords hesitant after having serious damages done, and on the other hand to also recognize and call out that a lot of landlords are ripping off people on housing costs. This is a real down lady period and I wish her the best in life!!!

She's right about the application fees. Biggest scam of the century! I'm 60 years old now and this year is the first I've ever heard of an application fee. I thought what a rip-off! I rented when my children were little, never paid an application fee. I thank God 2 of children are buying their homes. Praying my 3rd one can buy a home as well. I'm shocked at the price of rentals these days. It's outrageous.

Sometimes application fees are legitimate because landlords need to do background checks and credit checks. The checks are not free for the landlords.

Never pay for an application with Section 8 Housing Choice Voucher, a landlord who is educated about the program knows they will be reimbursed by the housing authority once everything clears and the tenant moves in. My landlord got over $5,000 upon moving me in, direct deposit straight from the housing authority. I never saw any of that money it all went straight from them to him. Smooth transaction for both parties landlord gets a massive amount of cash and I get the keys all in one day (after all the paperwork clears, took about a month.) Any landlord that asked me for an application fee I knew that was a shady way of saying no Section 8 wanted even though that's illegal in my state. They know Section 8 will pay them handsomely there's really no need for any added fees to vet applicants, and these units get taken FAST as hell so they don't ever have a very big stack of applications to sift through. If they do, they aren't doing it right- or furthermore they're running a scam operation. There should never be no stack of applications for a rental in my area because a qualified tenant will show up quick here. I couldn't believe hearing stories of people who spent hundreds on application fees, not when you're subsidized already. Legally they're not supposed to do that..

A man asking $1500 for an apartment that is definitely worth maybe $800 is ludicrous. But landlords went to the greed saw the housing prices going up and they said wow I’m going to put my prices up too well guess what folks none of the houses are selling now I just saw one advertised they dropped the price $95,000 and it still won’t sell so see were greed got you . Empty apartments and vacant houses.

Worth 800?..my son pays 1800 now, for an apartment my brother moved out of because they raised the rent to 750 from 475 in the 90s...I told him come up to cactus and 19ave you can get into a house for 500! But, yeah...greed kills all the time. He has now paid more for rent this year to own an RV...but, he has my grand, his daughter to raise.

I worked for a management company before what they couldn't find out for free on the internet they had a service or program that they paid for that really only cost about five dollars per person to run ....they typically charge fifty to a hundred dollars way more than what's needed....and when they showed houses the agent basically kept the extra for pay .... when you have section eight it says in the paperwork that their clients should not be charged an application fee as they are already vetted through stringent policies

We take pride in earning things for ourselves, not in handouts. And nice attempt at an ad homenim attack. I never said they're not human. I was telling you to stop complaining. I love how polite and positive the interviewer is. You can tell he makes the person comfortable and his compliments are really genuine and thoughtful. It can be really hard for some of these folks, but it's amazing to see the gratitude just to have a roof over their heads. The host comes in with decency and respect, and it's super heart-warming. Nice apartment! The grounds are well kept which is always a good sign. I had a one bedroom that was so small I could vacuum the whole place just plugging into a spot outside the kitchen. When I had guests we could all share one ottoman in the living room, watching my little 12" TV. Enjoy your place!

I have never heard of a Section 8 complex that had a swimming pool, that in itself is a luxury. Plus having a nice area to have friends over to barbecue and such well kept clean and safe looking grounds. That place is outstanding.

She is right about the section 8 demands the landlord to fix things in the unit once a year annual inspection. If they don't fix the problems then the tenant will have to pay full rent until the unit is fixed. It's hard to find section 8 apartments in the twin cities suburbs. What else makes it hard to find a section 8 apartments is their market rent list is much lower than the actual rent in your area. Their utilities list for each appliance is lower compared to the true reality of the bill statement.

Section 8 pays above market rate in Los Angeles. Over 1700 for a 1 bedroom, 400 square feet. The deposit + first month rent came out to over 5k and the housing authority paid it all in full. Plus a sign on bonus. Non Section 8 apartments around this neighborhood are only around 1500 for a 1 bedroom. And good luck finding somebody who can pay that out of pocket plus the 3k minimum deposit these landlords want right now, all for a 1 bedroom in south central. And if you do find somebody willing and able to pay, they're probably dealing. No other way to come up on money like that unless you're a professional, and no professional is gonna live here. May find a huge family who could pitch paychecks together and make rent, but then good luck repairing the unit after you got 3, 5, who knows how many people living in that tiny apartment. Slowly this city will evolve in the favor of subsidy holders, though IDK about other counties and especially other states.

You don't understand why people don't rent to section 8? Remember, the house is checked by first....has to pass. Person moves in breaks blades on ceiling fans, kids also swing on new refrigerator doors and brake them. Kids set porch on fire. They don't remove garbage. Section 8 inspects 🏠 again....landlord needs to fix everything tenants have broken before you get paid, and the government wants their already paid money back. They need to clean up section 8 renters. They break it. They should fix it....not the landlord. Landlords realize it's easier to rent to people, not on section 8. Once you have had a bad experience, you'll stop renting to section 8.

A Section 8 apartment, as demonstrated in this video, is not a real luxury. However, it represents a safe place to live for her and her family. Without that voucher, she would likely be homeless along with the others. Our government needs to do more when it involves affordable and safe housing!

On the contrary, they need to do less of this, and more of the things that help people BUY their own place. In order for people to realise their potential, and to prevent further dependence, they need property - and they need to be responsible for it themselves. That's how it's done in Singapore - which has what's regarded as the best public housing model in the world. The govt there doesn't own public housing, nor does it really subsidise rents. It simply develops housing, then sells it to citizens at half the market price. Our govts should underwrite programs which allow minimum wage earners to buy properties 'at cost'. They would need to be inexpensive properties, obviously, so they could never be in inner cities or even inner suburbs. They would be 'commuter' distance, and built on cheap land. Mortgages would be accessible to everyone who has a stable job, and has a 'clean' history - meaning they have a history of stability, saving, responsibility etc, and are not felons or evictees or rent defaulters or anything along those lines - which is totally fair and as it should be for any publically funded housing. That's how Singapore does it, and it means only deadbeats miss out. As a result, around 90% of citizens own their own home. Deadbeat behaviour is not common in Singapore, where it's frowned upon and not really tolerated. That's why the vast majority of citizens qualify for these govt backed mortgages. If you're an honourable and hardworking person, you'll qualify. If you're a lazy or irresponsible person, you won't. It's a fantastic system, because it means the public is not carrying any deadbeats. It's much cheaper in the long run, AND it really empowers good and motivated people.

Here in California a section 8 can be used anywhere a landlord will take it. Anywhere that the rent is within ones section 8 guidelines. Sadly, terrible people have pretty much ruined it for the rest of us and many landlords have stopped taking it.

A lot of landlords don't want to deal with the amount of paperwork involved, either. I've been on section 8 for years, and the vast majority of section 8 tenants are doing their best to keep a nice place/keep a place nice.

If you move while you’re still on section 8, be sure to get a reference from your landlord. If you were a good tenet it shouldn’t be a problem. It might help.

@@arlanstrong1424 I was on section 8 for a really long time, I only got off when I moved to California. I’ve been disabled since childhood, at the time I went on it, it wasn’t that difficult to find a place. But that was a long time ago. The last 18 years I was on it, my mom and her husband bought a small condo with one bathroom and they rented it to me. I saw a poster on this video saying the majority of section 8 tenants trashed their homes. I don’t believe that’s true most of are beyond thankful that we have a place to call home.

Thanks, I'm in the UK and found this very interesting. The lady was adorable and came across intelligent and happy. We have council homes here. You can bid for properties but you can be so far down the list you never get anywhere. You have to ook yourself and the same issue, not everywhere will except what we call benefit tenants. I really hope she enjoys the home as it looks really nice.

I live in Phoenix, Arizona and over the years I have watched countless documentaries and shows about council housing and benefits in Britain. I was amazed to find out that where you're from, single people with no children are able to receive benefits (cash on a debit card). Over here, a person with no children do not receive benefits (cash assistance), unless the person has a disability. A single person can, however, receive food stamps ($200 per month). Also, council housing seems MUCH better than the Section 8 housing program over here. The people in the section 8 offices (where you submit your application and where they decide if you are approved, etc.) are INCREDIBLY MEAN. They are insidiously disrespectful towards the section 8 applicants and recipients (who are treated less-than). I also get the impression, council housing doesn't charge the tenant/recipient as much as section 8 housing does. It seems like people who live in council housing don't pay $400 a month. Also, I see council HOUSES (actual houses). Over here, there are just apartments in horrible neighborhoods.

@@kellyi.4353 yes people who are unemployed do get a small amount of money. They also don't pay rent if they can find something under the allowance like with section 8. To get a council house as a single person is very difficult. Mostly you're given a room on a HOA, house of multiple occupancy so you like with total strangers. You can rent privately but most don't accept people on benefits as they often can't afford to pay bills so get the landlord in trouble. We do have many homeless here. Mainly men as they are lowest priority on the housing list.

Wow , I lived there about 10 years ago I paid $450 for a 2 bedroom with balcony. Honestly, it was quiet and even though it’s a crazy neighborhood it was nice . When I left I was paying $750 . The apartment was great overall.

However Section 8 Choice Vouchers ..a family of 2 can make 47k a year and qualifies...not sure what the fast-food restaurant you know of pay...however I've never seen that line of work not qualified. @@msclark38 that is odd. Box 3 is normally calculated on gross income. You may pay a higher portion because your income is more....however not factoring utility allowance the rent being accepted would be higher than let's say a person makes 16$ hourly could look in a better location that has higher rent vs. Someone making minimum wage. Better areas charge more..called FMR rates. You may want to contact HUD. I did this for years, what you state is actually backwards

Why do they charge application fees in the States just for renting?? I’m sorry, I live in Canada.. you can view and apply anywhere during your aparment search and *NO WHERE* will charge you just for applying, as long as you qualify. That’s so crazy to me 🤯

I'm on a fixed income and even though I only pay $633 which is a great rate, I wish this complex would accept section 8, because my rent is almost half of my social security check. I asked them about section 8 and they said they did allow it at one time, but the people who lived there tore up the apt with burn holes in the carpet, holes in the walls, etc. So that Tennant ruined it for everyone else! Pisses me off!

Those grounds were impeccably kept and the apartment surprised me at how well appointed and kept it looked. It seems miracles still do exist because I heard Section 8 was basically a thing of the past and not really in existence anymore. Wow….an $1150 a month rent & she only has to pay $300? She did good. I tried to get help with housing when my 3 children were young but couldn’t get it…& I was below poverty level & I worked…they turned me down completely. My situation was way before Covid. I only wanted it for a short time but was refused….I had been working since I was 9…my first job I was picking cucumbers & squash & then went to barning tobacco & digging potatoes. Took every single dollar I could make just to keep a roof over my kids heads & food in their bellies. I got very depressed & felt horrible but it seemed like I was being punished because I worked.

Family members take it over bc “hey moms got a place” and “ I don’t work I don’t do nothin so I’ll stay with Mom” which is not acceptable according to section 8 you must be on the lease to live there. But they’re either entitled section 8 or disabled section 8 or senior section 8. I’ve seen grown kids not working entitled run over their own mother practically get out. It’s crazy how their minds work these days thinking they should be given everything and not have to work for it especially grown ass kids that say “I didn’t asked to be born so you got to take care of me”. Insanity.

Landlords do not want to rent to Section 8 because Section 8 renters have earned the reputation of being terrible tenants, destroying people's property to the tune of thousands of dollars and Landlords not being able to recover their losses due to their Section 8 status. This is people's big investments, their livelihoods fo some. Why take the chance when non-Section 8 renters typically do not do the same level of damage as Sectiojn 8?

I’m even in the cold state of Montana and I had to be relentless-she’s right!! 😮 and I kept at it hard without paying application fees; finally found a place with a great private landlord I can afford on my SSDI…you keep the faith in God and he gives you what you NEED ❤🙏🏼

Section 8 is hit and miss. I've known people who got nice places from section 8 while others couldn't get a place at all. Some state workers dont do there jobs, when this happens your out of luck. I was on a two year waiting list for section 8 and was told to call in every month to keep my name active..which I did. They were suppose to put a check by my name each time I called in. After two years I found out that they never put a check by my name and put me at the back of the list. There was another incident when I qualified for medical assistance so I put in for it. But my case worker didnt do his job. As a result I was being hounded by a bill collector for an unpaid medical bill. Most people dont become state workers because they care about their clients. In fact alot of them have a low opinion of their clients. They're in it for financial security because it takes alot to get fired. I can understand the negative stereotypes for section 8. Some people dont have any respect for their neighbors and will blast their stereo systems at 3 o clock in the morning..not to mention the damage they do to the apartment. It's the dirtbags that give the rest of us a bad name. If I could live my life over I'd avoid the low income bracket. Being low income is a bad place to be.

One of many reasons I refuse to port my voucher out of metro California, I'm in LA and they pay far above market rate.. as do many large cities here, but our rural and inland counties housing authorities are known to lowball landlords. And I know it's a much worse situation in other states.

Shit I'm moving to az. That place is beautiful. Wow, so nice, gazebo, patio, pool, laundry, mail, 2 pets allowed, groomed grounds, etc , etc....... 9am to 9pm with friends @ the pool. Girl, you look excellent for having 6 kids of those ages. You go girl! Scams, & fraudulent people make life so hard. Then people look at you crosseyed for being on disability, or needing section 8. It's a messed up world. I've worked all my life, I have had a bad back, fibro, arthritis, etc etc.... Just got on SSDI after 2 yrs waiting & it took me a long to apply, it was a mental challenge, due to the way I was raised but over the years I've need help from the state I'm 62yrs old, that's what we pay into, it's not easy to get so if your eligible & honest about it you deserve it. Application fees are the biggest scam since way before COVID. I remember spending 500.00 in my deposit savings back in the 90's. Excuses like waiting lists, credit score, consistent job history etc. Anything to get the fees and not give an apt. I would go to places that would have huge advertisements in the paper. Once they got my fee they also had huge excuses why they wouldn't rent to people. It was like they were advertising to get the application fees.

What I’ve learned about section 8, is most of the time the women are poverty stricken, they allow men in and out that are usually no good, then there domestic abuse, property damage and children that can’t even fit comfortably in the apartment. As for the other end, yes most of the landlords will not fix issues in the complex, it’s always a list and takes weeks to months to resolve problems. The application fee scam type thing has been around for at least a decade. When I was in Orlando Florida were actually apartment complexes. They kept an empty unit to show pretending like it was coming available and they were just collect hundred dollar application fees all day long, not moving anybody into it. The crazy thing was section 8 office. in Orange County told us it was against their rules to have us pay a holding fee. And that’s basically what it was. Some of the places would try to call it an application fee or they might call it a holding fee whatever worked. They’re basically saying if you put in extra money, they would put you on a list for more priority to get the unit when it comes available. they also required cash sometimes money order never personal check. Seems they didn’t want much of a paper trail related to the funds they wouldn’t accept credit card or debit card to pay for these holding fees etc. I really enjoyed this interview you had with the woman that was very knowledgeable. You’re absolutely right it looks like a little oasis resort. That compound idea of putting a wall and fence with gates all around the perimeter is excellent. very beautiful grounds. One thing I’ve been watching a lot of your videos with a swimming pool not one yet have I seen a person using it.

Hopefully, most of the folks of working age are at work or else it's too hot to be out in that Phoenix 110 daytime weather. The pool probably has more action in the evenings once the sun has gone down some.

I finally got section 8 after waiting for 7 years. It took a lot out of me to go through with many horrible things and most landlords here do not want to participate. Some people think it's as easy as qualifying but isn't. Even when you finally get your hcv, it's still trying to find a decent place. I found a place finally and have a halfway decent place for now. I have hardly any furniture but I am safer now. my landlord is elderly and no repairs are done. I fear that when my recertification and inspection is done, I will be forced to move. I have chronic health issues and no one to help me. I don't know how people can move so much without money to pay for help. Blessings to you and thank you for all you do for your community.

Life is tough when you're poor and uneducated. You need to work hard and stop having kids to get out of this mess. Poor lady thinks section 8 is ok. 😢 😭

To shut me up ( I got him out of our rental and started trying to have him investigated) he arranged to have me murdered...obviously God intervened... He got away with everything refused to pay divorce settlement.. Same time I was working two jobs but my mother showed signs of dementia..I got her diagnosed and found a nice place..one sister would do nothing..the other only wanted to handle the money.. I had to clear her apt.. Turned over $50,000 plus fine jewelry to her for safe deposit box.. Thought everything OK... I quit two jobs took a "lucrative" waiter job.lololol...DANGEROUS HELL HOLE..F*CKED MONEY... Sister moves mother...to another nice place.. Long story short.. No divorce settlement.. Near fatal injury by employer Hung out to dry by workman's comp and lawyer 7 YEAR AGONIZING RECOVERY WORKING THE WHOLE TIME Both sisters got together AND STOLE EVERYTHING MEDICAIDED HER IN... Finally well enough to find a decent lawyer on both cases... HIT BACK TO BACK IN THREE WEEKS BY HURRICANES KATRINA/RITA... TOTAL DESTRUCTION...HOUSE GONE JOB GONE... NEW JOB SH*T ABUSED RACIALLY AND WORKED TO DEATH. HARASSED BECAUSE AGE AND RACE... PERSEVERED....WITH HURRICANES THREATENING REPEATEDLY..AND NO JOBS... BP OIL SPILL..NO CUSTOMERS I WORKED ALLLLLLL MY LIFE I AM APPLYING FOR EVERYTHING I QUALIFY FOR.... NOW CRIPPLING FROM.OLD ACCIDENT BACK..HOMEBOUND..SO HARD AND SLOW GETTING ANY HELP... I WILL KEEP ON UNTIL I GET WHAT I ALREADY WORKED MY AZZ OFF FOR.. I SAW MY CHECK TAXED INSANELY FOR 40 YEARS...I GOT NOTHING.... I F*CKING PAID MY DUES.. IT'S MY F*CKING TURN

Question in 7 years you couldn’t get on your feet financially to rent an apartment. It’s seems like most ppl just sit around waiting for the Government to hand out free food, checks and section 8. Now of days everyone has a disability but that disability doesn’t stop them from having children, sex or anything else. 🤔🤔🤦‍♀️🤦‍♀️

@@fattygirl61 no, I don't have kids and I AM disabled severely enough to not be ABLE to work! I don't know why strangers on the internet care about it. I guess suppose that there are people who could work but won't. That's not my life, nor my desire. I miss having a good living/career since becoming a disabled person.
