It would be interesting to see an absorption study on how long it took for these lots to sell and whether it was terms or cash and the initial price points of 2015 compared to now. This might be just speculation of lot flipping as opposed to people buying to build. At 50,000 per square meter, are we just seeing a limited microscopic market share. Doubt we will be seeing further land rises and far better returns can be realized with land near CALAX. Governors drive will open in August and the entire expressway to CAVITEX is scheduled for completion by the 3rd quarter of 2025. No more need for SLEX and Cavite will be far cheaper and more appealing with greater potential appreciation. Phase II or project II they named Seda -- if am not mistaken. Yes, for sure, prices could very well fluctuate -- year-to-year in concert with the interest rate from their lender, which is quite common when you take out a loan or a mortgage to pay off your debt from buying a pricey property. Some owed loan can be paid off in less time, but homeowners would normally wait until the interest rate goes down and that would be a good time to refinance a loan -- to reduce what could take up years paying off a loan, but other than that, it's usually longer than 25-years to pay it back to their lender or bank. Home buyers must be diligent watching how the interest rate is changing each day -- to take advantage of lower rates and get out of debt in less time than necessary. Sta. Rosa is growing on me now from watching videos -- it's a great and expansive family district to raise children -- surrounded by good schools.
