I purchased my house in Puerto Rico 31 years ago, and it has been my perfect vacation home all these fantastic years. Great place, and very Americanized.
Anyone looking at buying property in the Shacks Beach area should know that the small creek running along the only road in and out of the area floods frequently becoming a river. The ocean frequently floods the road coming inland all the way to Sueños del mar. Sellers will not tell you this but go to Ola Lola's the small Tiki bar and ask them. Buyers look into the flood maps, and do your homework. The lot you say you sold last year was completely underwater after Maria...for days.
My in-laws houses @ 2:09 where you see a blue plastic garbage can. The tsunami restaurant land was owned by my in-laws family as well. It was named Luna Marina previously. It was build after the sale of the property. In part one @ 13:45 you’ll see Sonido Del Mar (previously named Happy Belly) is also own by in-laws. Across the street is also their property. The area floods very badly. The creek gets run off from the industrial parks up the cliff and dump their retention ponds which floods the entire road access area. When the surf is big and it rains rains it also happens.

The differences encountered in PR can sometimes be frustrating, but they pale when compared with all the negative things about USA. The realtor was spot on when he related the lack of racism, fighting, and danger in day to day life. PR is quite a peaceful place by any standard. Insofar as infrastructure, you can easily get or buy most anything you need here. It is not dissimilar to USA in that respect. Yes, some things require waiting, but living in a tropical paradise well makes up for that. It is easy to adapt here, so I disagree that you need to spend months here before relocating, unless you are very particular in your habits. I fell in love with the place in one visit, and moved permanently here months later. One other comment. Yes, you can buy homes and land at much less expense away from coastal areas. The mountain and interior pueblos are quite nice and beautiful and much cleaner at lesser prices. Being an island makes it easy to zip down to coastal areas to shop.
Coming to Rincon next week. Been to PR about 10 times but never payed attention to how convenient that airport would be on west side. Definitely liking the low key low crime northwest area. Thanks for the tour

It's not "your country". Beaches are public domain so they are not for sale, but real estate property is for sale for you or anyone else, in PR or in any part of the US. Even some other countries allow foreigners to purchase property.
@@joselassalle5906 you took “my country” in a literal state. Where I meant it more as pride for my Island and although you’re right its still not the point. You say real estate is up for sale for anyone and even for me but in reality its only up for sale for the rich, where many citizens and families from here WON’T be able to afford any of these properties ever! considering how stupidly expensive they will turn out to be all because of people and tourist that comes over here and pretends that they can buy off literally anything they see leaving us with nothing from our land. The world see’s PR like a getaway vacation paradise that they think they can just buy everything they want. To put it easy for you, gentrification.

Really good video Diane. This guy is super knowledgeable. Especially for the relatively short time he's been there. And his advice about really understanding how living on the island is very different than living in the U.S. is spot on. Nothing happens fast nor efficiently. His anecdote about expecting to spend the day at the doctor's office and therefore one should pack snacks, laptop, phone, etc., is actually true. He didn't mention, but also can be trying, when having to deal with any governmental offices for anything. Even having to pay for utilities can be an odyssey. In the first video you did with him he also discussed the complications of selling/buying real estate or when one inherits property. Also a nightmare. Maybe I missed it in the first video, did he ever say why it was that he moved to the island in the first place?
