माझ्या मते,स्वतःचे घर घेणे काही कारणांसाठी गरजेचे आहे, ते म्हणजे लग्न ठरवताना मुलगा जर चाळीत राहत असेल तर किमान त्याचे स्वतःचे एक self contained घर असावे अशी प्रत्येक मुलीची अपेक्षा असते अन्यथा चाळिशी पर्यंत मुलं रखडलेली आहेत.दुसरे कारण म्हणजे पुढची पिढी काहीं कारणाने पालकांना सांभाळण्यास असमर्थ असेल तर निदान स्वतःचे मालकी हक्काचे घर विकून किंवा भाड्याने देऊन स्वतःची सोय पालक करू शकतात म्हणजे वृद्धाश्रम किंवा छोट्या भाड्याच्या घरात जाऊ शकतात. प्रत्येक वेळेला घराची investment हि फक्त पुढच्या पिढीसाठी करायची असते असे नाही.

Btw my take on this topic is... I have went through loan facade at a very young age... And i see there isnt much value appreciation in my area... Personally I love exploring new places and shifting vagere is not much a deal since we live minimal... So I would prefer renting henceforth in near future. But may be ase vichar comes from having always stayed in ancestral and thereafter self bought houses.

20:00 शिक्षण क्षेत्र आणि कॉर्पोरेट क्षेत्र यांचा rate of incremental growth मध्ये फरक आहे. कॉर्पोरेट क्षेत्रात आजचा महाग वाटणारा EMI हळू हळू पगारवाढ होते तसा सोपा होऊ लागतो. कॉलेज professors च्या दृष्टीने त्यांनी दिलेला सल्ला सुद्धा उपयुक्त आहे, कारण तो पगार जास्त वाढणार नाहीये. अजून एक वाईट गोष्ट म्हणजे, अनेक प्रायव्हेट कॉलेजेस मध्ये on paper पेक्षा अर्धाच पगार शिक्षकांना मिळतो (कोणत्या ते माहीत नाही) ही गोष्ट लॉकडाऊन मध्ये मला कळली. त्यामुळे loan eligibility असेल तरी त्या लोनचं काय लोणचं घालू शकणार बिचारे. 😢

Great topic but the discussion was not helpful for everyone. Everyone on the panel comes from a privileged background where everyone is earning at least above 40k-50k (individually) that’s why they can afford to pay 60k-70k/ month for housing plus other monthly expenses. I don’t think it is representative of the general audience. The lawyer mam and CA who were representatives of renting side are renters by choice and not due to circumstances. Logically everyone wants to buy a house definitely the first one and you can buy it if you have money. I don’t think if the house was affordable this would even be a question. I have lived in at least 15+ rented houses since childhood my parents do not have their house. They could have easily bought a house or two in the amount of rent paid but there are other aspects down payment - having jobs that banks would accept for granting you a loan. There are a lot of things about renting houses- not given proper rights, looked down upon by other society members while renting, maintaining constant friendships (especially as a child) and having security. If everything goes well I would be the first house owner in my family. I think it would have been helpful to know what actually went into “planning” that everyone kept referring to or what are the things I should be preparing for both situations. For instance, the developer explained you can and should actually measure your house. I did not know that so that was helpful or I liked the suggestion of visiting the place during different times and seasons. The later tip would also help people who are renting for the first time. This way speakers could have still maintained their subjective views and through their experiences the listener could pick out the answers to their questions.

If your financial condition is sound you can definitely buy one home for yourself. 2. But nowadays people first rush to buy home even if they have not enough money to safeguard their present as well as future. 3. This is because of emotional influence of other people on us that you should own ur home bcz it's ur property and you are only comfortable if u own home. 4. But what if someone looses his or her employement and hence not able to pay the loan.. 5. We cannot even imagine how much stress one may face at that time which may later results in permanent health issues. 6. In a year you can again get the job but sometimes loss in ur health cannot be recovered even by money. Nowadays reason of various diseases is only stress. 7. Hence to avoid such conditions, better to give priority to building back up amount on which u can meet ur basic needs even if u are not earning. 8. And after that also u can save some money for home then only u can buy. 9. *Also some people buy 2-3 homes for investment. No one thinks that how much it's affecting our planet. Bcz more the requirements more the use of available resources will happen. And it's affecting sustainability of planet. *If we are passing home to our next generation then we should also keep in our mind that we should also pass on beautiful earth to our next generation. I agree to it 100%, the I live in Hyderabad which is seeing a massive boom in real estate, some of the high rise towers haves houses with area more than 4000 sqft with few even reaching 15000, I mean who need such a large house and just think about the energy consumption in them. Also I have noticed many flats are purchased by either NRIs or people wanting second home and they are given on rent (so there is enough supply of houses). I believe we should by a home only when we have enough capital to pay the whole amount ( in fact taking home loan at that time also would be logical. If we have enough financial knowledge our returns on that capital can beat both home loan interest rate and inflation combined 😊)

खूप छान पाॅडकास्ट झाला...केवळ एक विषय चर्चेत यायला हवा होता की...लोन वर घर घेताना...सोसायटी स्थापन झाल्यावर महिन्याचा मेंटेनन्सच्या रकमेचाही खर्चात अंतर्भाव करणे खूप आवश्यक आहे..कारण आजकाल लॅविश सोसायटींमध्ये खूप ॲमिनिटीज असल्यावर मेंटेनन्स ही अवा च्या सवा असतो...ही बाब चर्चेत यायला हवी होती...बाकी फारच सुंदर झाला कार्यक्रम..
Very good podcast.I too struggled to buy a house,of course my journey was very difficult but I did it .Though today I am staying in a rented house and given my house on rent.I am happy with my situation.
