Continue to rent the home. Your profit hanging onto it would parallel the home you will be buying in five years. Your profit will be greater than the money sitting in the bank.

military families buying homes as they move locations regularly just makes zero sense. Buy once you are out, save what you can and try to not spend the entire housing allowance in the meantime.

People who think they should keep the house and do a long distance rental with no profit have never been long distance landlords. I did it for 12 years and it is terrible. I would never recommend it to anyone. Sell the dang house.

Depends on how long you are going to keep it. Real estate agents in Washington say that now's the time to sell, prices are going to level off and might even take a dip.

Not true. Move 50 to 100 miles inland and 800k can get you a good house with a large yard.

Thirty years ago when I was in the military, you paid taxes on whatever state you claimed as your home state. A smart soldier chose a state that did not have income tax. Why pay taxes in a state where you do not currently live? I was raised in KY and my parents lived in KY. I owned no property in KY. I therefore did not claim KY and did not pay KY taxes. However, if I owned a house there I would have a feeble argument saying it was not my home state. Perhaps California gives their military citizens a break but I doubt it. Why have a house you make no money on and sticks you in the California state tax status?

Regarding Dave saying they may not end up back in CA, it's true. My husband and I intended to move back to the Midwest as soon as he finished college. Nearly seven years later, we still haven't, ended up buying a house 1000 miles away, and aren't sure we ever want to move back now.

It would depend if the tenants are on month to month or not. If so, they can just give 60 day vacate notice. If they are on longer contract, it needs to be observed or negotiated for a buy out.

Our axiom is, "If you can't drive by it every day, don't buy or keep it as a rental." Some we didn't drive by for months, but we could. If anything happened, we could be there in fifteen minutes or less. At a distance, it's harder and riskier.
