Great video Andy! Another con is that most GC's will ask for a sizable portion of the renovation budget upfront.

It should be based on milestones but they will definitely at least typically ask for funds for materials.

Nice video! One other consideration is liability and who will be considered the constructor under the Ontario Occupational Health amd Safety Act. When hiring a GC he typically takes on the constructor role, meaning he is responsible for the health and safety of trades he brings on to the project.

A better pace, clarity and flow in your presentation compared to your other videos. You may feel stiff but you are not rushing hell bent to the end and dropping phrases and words that are difficult to follow. Content has visuals for listeners to focus and follow. Content of course is as always interesting and good.

Does 10-20% profit (aka markup on subcontractor costs) sound about the right ballpark for GC's to do conversion projects around here in southern Ontario?

Most of the time you can save a lot by managing the renovation yourself. However in today's labour shortage it's nearly impossible to get trades to show up and when they do they give obscene quotes. Currently, I'd say it's better to go with a reputable contractor since they will have connections with the trades.
