Very nice plan indeed, the only thing I would add would be a second toilet. You only need one bath/shower room but a second toilet is always useful. Especially if you have lots of visitors and this house was designed with kids in mind, kids usually have friends over and a second loo is always a very useful addition. But otherwise the best, and most practical, design I have seen on RU-vid. Edit: looking again at the design I'd turn the laundry room into a second loo with space to hang outdoor coats etc and put the laundry in a separate shed/building outside. I've had that arrangement in a couple of properties I've rented - including where I live now - and it is a very practical idea. Even in wet - and sometimes cold - Ireland.

Sehr lichtdurchflutet. Ausserhalb von Florida würde ich die Küche ins 3. Schlafzimmer verschieben . Das könnte einen tollen Wohn/Essbereich ergeben, wo man sich auch gerne bei schlechtem Wetter oder im Winter aufhält 😍.
And they are always afraid to give a ball park figure on what it costs, unlike INCREDIBLE TINY HOMES, which Randy Jones tells it like it is. Newport, Tennessee....love that company and the camaraderie between the communities, office staff and workers. More communities are being built.
Love the look of this home but there are a few things I would change about the layout of the design. By looking at the ground floor plan image, I would switch around the master bedroom and bedroom #1. Then I would switch around the bathroom and the laundry room, making that full bathroom accessible from the master bedroom/living room and turning that laundry room into a half bathroom which is accessible from the second bedroom. The laundry then would be put in a tall compartment in the kitchen with shelves or in the basement. Also the master bedroom would have a sliding glass door leading out to the back patio or deck, so as you wake up in the morning, you have a beautiful view of your garden oasis. Other than those things, this is the perfect size for me. Love it !!
My husband likes this archi esp the exterior and roofing..im missing ur usual curved hall wish u can blend this with yesterday release of the 10.3x 9.5 size.🙂

I love this plan! I am wanting to build in either Georgia or Tennessee. Does anyone have a recommendation for a reputable builder who will build a small house like in either those states?
Agreed, not a farmhouse per se, but a pretty nice rendering nevertheless. Designing out one bedroom might loosen up the floorplan, create room for at least another half bath and give Americans what they want; more breathing room. Love the architecture!
I'd make the porch an L or U (depending on the lot/views) and I'm not crazy about the cantilevered porch due to issues of lawn maintenance beneath it. I'd need a door from the kitchen onto a deck (or extended porch) for outdoor dining/grill. And a small private outdoor space off the master bedroom.
This is a nice plan. Although I would extend the kitchen all the way out to the corner of the porch for the dinning table. With the dining table out of the kitchen I would have room for an island. But good plan. 👍👍
I like the idea of those windows up top . If You have a fresh air intake on the opposite side of the house, the cooler air is drawn into the house and the hot air will be drawn out of those screened in windows ( ceiling fans help by pulling the air up to the windows ) .
