I haven’t seen all the videos about teaching the financials to the kids, but no finance education is complete without an investing portion. With an FHA loan, a duplex, triplex, or quadplex can be bought with a 3.5% down payment. A good quadplex can pay for the mortgage with the rent of the other three units, while living in the 4th unit. This creates a rent or mortgage freedom. There are of course lots of numbers to run when doing due diligence, too much for this post. But you can learn that stuff from internet research and the library. Of course there are classes people will sell you, not all created equal. Good luck on the journey for you and yours.
