Hi Saj, on the previous comment you wrote its been a headache renting to social housing. Could you elaborate more as I wanted to get into this. Should I avoid it all together?
Always good to diversify the business/property to a beneficial sector/target market. A follow up would be great with the numbers if possible! Thks for sharing
Amazing project would love to see the finished house in a future video. Great value in each of your vlog and thank you for taking the time to do these.
How did you get on with this project? Was it successful and did you do more following this? Also if you don't mind me asking was it Sue Simms/her team you collaborated with on this project?
Only DSS properties make money as in private renting, However, if it's a room or house apartment share you won't get paid as it's inhuman to do a social experiment based on Sardine Cans. Once the DSS tenant finally starts working then they will not pay you, 8 months will take you to get a court order at 2000 Squide plus 8 months' rent free and thats the least of your problem. The Sardines will absolutely hate you and destroy your fridge and appliances such as washing machines on a regular basis. They will make sure you need to call a plumber every month and an electrician every month. that's gonna cost 400 squid just on call-out fees. And if you don't you are liable to a 30k fine by the council. When you finally remove the none paying tenant the remaining Sardines will appreciate the extra space in the Tin so when you take a potential Sardine to view the spare Tin the remaining fish will make sure there is garbage and thesis spread about the Tin to deter any takers....Your life will be entirely screwed and your tenants will be thankful for a bit of extra space on the bathroom queue...Welcome to Bonkers Britain. PS You will also need to employ someone to collect payment for the Sardines that came of DWP, collect it yourself you may never go back home. Let me tell you how it is! your tenants know you're taking the piss and they will make you pay for it in tears and financial ruin.
hi, There’s an empty property by me in Birmingham that’s been empty for years and is all boarded up. It’s an old detached house which was 8 individual flats. The owner has not been seen for 10 years and has no contact number. His registered address in Blackpool is also boarded up. Is there a way I can either buy this from the council or claim ownership of the empty property by me without having to use adverse possession as this would take 10 years? would be ideal for social housing
Hi Saj, Always been interested in the LHA model. Where would you say is the best place to connect with these LHA/Charities who represent the social housing tenant. Content is very helpful and informative. Great work 👍🏻😀
Often the Council Housing team can refer you to the main providers. Some operators sit underneath the providers so you want to understand where they are in the chain.
@@healthiswealth8153 lol, nothing to hide. Lot's of comments, it's so easy to miss some. Our partner is a new CIC and the RP they are working under is Reliance.
Loving your Vlogs Saj, always very informative and relevant, I would love to see the end product and what standard this would be at. always look forward to your Vlogs.
Hi Saj, great video as per. I too am investing in Birmingham/ Surrounding area and am looking to expand to HMOs for social housing, though I've found it particularly difficult to find a suitable provider (i.e. one who seeks HMOs) and have found the councils been difficult to work with, lack of information etc.. do you have a go to HA for these sorts of deals? Or a contact who may be able to point me in the right direction? Many thanks for your great content!

Another quick question Saj for The EICR assessment do we need to get every socket checked? Because one of my properties will need the oven removing in order to get to the socket? Thanks, i know this is a new requirement now
Is there a strategy we can use where you can get the government is contracted to maintain the property, my understanding was the government pays reduced rent to the landlord?
