We have built our villa in Isaan with 350m2 living space, big terrace, bungalow for visitors, car port, outdoor gym (but no pool) with 5000m2 garden area and 20 rai (32,000m2) of free land around it for THB 6 million. Ok that was 10 years ago, but it gives you a perspective of how ridiculously expensive real estate is around BKK and in tourist areas such as Hua Hin.

Nice property but: You sat: "Only 15.9 M Baht; a very good price" Maybe a good price for your commission but fantasy house price for 380 m2 floor area including veranda and car porch and 2770 m2 of land away from Hua Hin town and beach.
