Dear, whatever strategies you are describing is not something only your realtor knows. These are routine selling strategies. These strategies were more effective in seller's market. Listing house at a lower number is risky in buyer's market.

Buyer's agent's commission is 2.5% and they hardly negotiate as they have the BUYER..You can definitely negotiate seller's agent commission which can be anywhere between 1% to 2.5% depending upon what all services you are taking from them..

You sell the house, your lawyer gets the money from the buyer's lawyer in his trust account, pay off your mortgage balance to your bank, pay off commissions to the agents both sides, deducts his fee and pay you the balance money.
@@chitchatwithshilpa great, maybe you can try some food franchise now, as there is lot of income in small food stores, someone I know makes 25k cad in ,monthly sales from Freshy in saskatoon, net profit around 5k after all expenses such as wage, supplies, etc. So worth atleast looking into, also a great way to increase networking and come across great deals
