Squatter Eviction Day 2: How Much Stuff Was Taken or Left Behind?

The squatters were evicted yesterday and we are required to leave their stuff out for 24 hours before we can get rid of it. We usually have a dumpster ready to go on eviction day but could not get one in time yesterday. We left the stuff on the lawn and came back today to find a few surprises!

I feel like this Ocho series brings light to a really important point of view when people are contemplating weather or not to go into buying income property. This has opened my eyes to just how many different things can happen with tenants and just how awful the experience can be. Mark handles most things with grace and positivity but if I were in his shoes, I would be a complete mess trying to navigate everything.

It looks like he has a good attorney that knows how to get people out. That is a key feature. The 2 units didn't look super terrible, and could have been much worse.

This isn't an unsolvable problem. Just buy rental properties in A-class neighborhoods that well paid professionals want to live in. Well paid professionals tend to be highly educated, have high paying jobs, and tend to have high credit scores. Little to no drama like this location in a C-class neighborhood, but of course properties in A-class neighborhoods cost more and will not cash flow for the first few years.

@@donaldlee6760 the problem with these units is that the prior owners rented to anyone to lake it look successful. Owning high end property doesn't guarantee renters are honirsble and will pay.

@@triciac1019 you're completely correct. The best way to get a deadbeat tenant is to ask for above market rent. Very few tenants apply, often only the "leftover" tenants with bad credit. The seller wins because he or she can show his apartment complex is making high cashflow with high rents and is worth the high asking price. The buyer thinks they are getting a great deal but don't realize the tenants that are paying above market rate are deadbeats and only pay the first few months before their true colors shine. As for higher end rentals, most people have to work hard to earn a high credit score and normally desire to keep their score high. This gives "power" to the landlord over the tenant because the landlord can trash the tenants credit score. Deadbeats care little about their already low credit score. Being a landlord in a C or D class neighborhood means that one can not rent to people with high credit scores. As you point out, landlords sometimes rent to people with low-ish credit scores in A-class neighborhoods too.

My brother has investment property also. Seems these problems are universal. Squatters shitty attitude, shitty life. I put myself through college bu working and student loans lived on nothing. I kept being short on the rent. My landlord thought I was going to skip on the rent. I said I wouldn't do that and he asked could he inspect my unit. The place was clean, I hate mess, and no damage. Looked in cabinets a d fridge. No food. He asked why I said I have every last dime to him. He then offered me a job auround the complex. This was the only reason I was able to stay. If you are honest and honorable with people they tend to respect and then want to help. I've lived my life by this principle and it had been a good one.

I feel bad that there are clearly young children involved in this situation as well. What a childhood. The squatting, the evictions, the screaming fights, the constant upheaval. And they'll probably grow up to continue the cycle.

You did a good job on getting rid of these free loaders!!!!! Now just get your apartment fixed up nice. Hopefully you'll get nicer renters this time. I use to rent apartments years ago. I always left them spotlessly clean. Never had any problems with any of my landlords. Good luck Mark. 😊😊😊😊

I think this is section 8 housing. To be completely honest section 8 housing doesn't exactly attract the nicest of renters. Of course there are exceptions, but they need government assistance to pay rent, and when they don't pay, they abuse the government system again to drag out eviction, finally get evicted, then start the process over again at the next section 8 apartment.

My grandmother was in real estate and rental properties. I can’t tell you how many time she paid me and my friends to clean out apartments and house full of stuff and clean up areas like that one. I don’t understand why people don’t get their life together and not be trashy. Also, I would never own a rental property at all!

some, when leaving the apt, have nowhere to go therefore they leave some things behind that they can't take with them since they'll be out on the street or in a hotel. I had to leave 18 yrs worth of stuff at my 1600 sq ft house. Half went into a storage unit, other half got stuffed into our car, the rest was broken up for garbage & left at the curb since we had nowhere to go except to a hotel. If they're going to be out on the street after eviction they're unable to take things with them and during move out they don't care if something gets dirty or dented, dirt or damage is the ;least of their problems at that point. To them their life is over. I certainly felt mine was over, I wound up living in hotels with m y husband & teenage son for 4 months, and the house I was evicted from - I bought it in 2004, I owned it for 18 yrs. It's not just an eviction for many, it's the end of their entire lives.

@@Anglynn74 im not talking about just that. Im talking about weeks old food left on counters, tables, floors, bathrooms, bedrooms. Animal feces, human feces. Beer and wines spilt into carpet or whatever happened to be around. Years worth of accumulated trash. Random hoarded furniture, paper, so on so forth. I understand leaving stuff behind because you have no choice. I lost an apartment because I failed to reapply for my lease once it ended and they had to give it to someone else on the list. I lost a bed, a recliner, to end tables and a dresser because I had no where to store it and not enough time to sell it.

@@Anglynn74 I also never left a place trashed. The apartment I let the manager know it was there and stacked it all along the living room wall so it was easier to move and cleaned the rest of the apartment, I didn’t leave it for them or someone else to clean up after me.

This is what can happen, and often does happen. Have rented two houses, between my elderly parents and me. We've been pretty lucky so far, all things considered, but it does not mean everything was smooth either. Came close to evicting my brother-in-law who caused $75K in damage to our house, while we helped him and his daughter get back on their feet. The deal was to care-take the home before we were to rent. Clearly that turned out awesome. My parents have also had non--lease tenants move in, without authorization. Had garage piled on the side of the house where maggots and broken glass resided. The city was no help. On the contrary, the city wanted to cite my parents for the mess. Being a land lord is not all roses, and monies pouring in. Good luck with the new tenants.

I have had good and bad tenants. I owned some duplexes and had a single mother that when a storm blew down a section of fence called her brother to come fix it instead of me (he did a good job). On the other hand, 3 doors down that tenant burned part of the fence as firewood in the fireplace. (first off - what kink of idiot burns pine wood in a fireplace ). I am now out of the business because I got tired of dealing with people.

Yup, this happened to me as well. Evicted the tenant, hauled all their stuff to the curb and they came back later and dumped it out all over the lawn. They took the electronics, but all the kids clothes and toys were left behind. Just like here.

Had I not seen someone dumping trash bags to make someone’s day worse in this video, it’s not something that would have ever crossed my mind. I really can’t fathom doing that to someone, let alone people whose property I squatted in, rent-free. Even uncivilized animals don’t do that kind of thing just for the hell of it, they do it for food to eat in order to survive.

You can get this kind of tenant in the very best neighborhoods. The key, or better, a key is to properly vet tenants. These muchers obviously wanted free rent and had every intent of taking advantage of anyone they come across. If it were an economic matter for the tenants, they would have left the apartments spotless when they left and some kind of letter or note of apology. I say this from experience.

@Subaru4me I live in Greeley population about 110,000. The car thefts are through the roof. A lot of crime here. I moved here 1.5 yrs ago from Texas and it is shocking. I am 72, moved here to be near family.

A friend of mine rented his house and the "tenant" stopped paying after a month and trashed his house, really trashed it, even stole the new carpet from the living room and stole his fridge. After they were served court papers they disappeared. Then a couple of months later they sued him for the price of a little box of hand tools they left in the garage. He counter sued for the rent and the thousands in damages. The judge gave them $300 for their $20 worth of tools, even though he brought the tools to court. He also gave my friend 8500 dollars for rent and damages. But the judge made it two seperate judgments, telling my friend to give them 300 bucks instead of taking it out of the 8500 dollars. My friend said f that. He knew he would never get a dime from these scumbags and he, of course never did. The 300 dollar default was on his credit report for years. He sold his house after this. Years later I had a company that wanted to manage renting my condo in Portland after I was transferred and the housing market had collapsed, I thought about it for 1 second and said no.Unbelievable!

typically when someone does things like that inside a rental it means something happened between the two of them that led to it. people don't just do stuff like that for the fuck of it. Your friend might say nothing happened, but that's usually the reason, statistically and historically. Others just pour dry cement down the toilet. some dirty the place up., some steal things like the rug and other stuff. it's a telltale textbook thing.

I think I figured it out. The squatters are paid by the pink dumpster guy to squat in different apts around the city. They're evicted and the landlord pays $750 for the junk pile to be hauled away. Its the same load of useless junk being set up and then removed on an endless loop.

BTW, in regards to the trash strewn about. I suspect more than one set of hands was going through the bags searching for itemsmof use. Could have been the evicted tenants, the person who held the furniture, the person who owned the furniture, or just as likely people from around the neighborhood that wanted to find things for their residences.

I hope you can repair the squatter apartment, get it rented by the first of the year and start recouping your losses. I hope the locks have been changed on both the squatter apartment and garage. And I don't know how the wifi works in the building, but I think it's time to invest in some simplisafe alarm systems with a camera. This time of year they're usually less than $300.

Man, I am really sorry this happened to you. You are really brave. I had a tenant in a property of mine who paid her rent every month for ten years. I wouldnt have the patience to deal with squatters. I hope it works out for you.

I'm a landlord, I have two condos and a duplex in south Florida. I vet my tenants carefully, but occasionally a person can slip through the cracks.... First of all, I NEVER take Section 8. I make this work by demanding a good credit score, and that keeps them away. If an older person with a good credit score and section 8 funding came along, I would certainly entertain the notion of taking them, if their background check was good, but with section 8, you will find that neither is typically any good at all. The rent gets paid by the government, but they always DESTROY your property. ALWAYS! Second: Background checks. Some guy comes along and was busted for possession 20 years ago, but has his act together now? Fine. DUI? Fine. Any type of violent crime or recent drug conviction? Adios amigo! Tough shit. If you want your property intact, you take criminal records seriously. Third: Appearance. Man shows up and wants to rent my place covered with tattoos and has all sorts of strange facial hair "experiments" going on, calls me "Bro" or "Bruh" at every turn....I'm probably not interested. Same guy show up with a wife and child and arrives in a decent looking vehicle? If the background checks [plural] check out, then I think I can take him. If it walks like a duck, quacks like a duck, shits like a duck....It's a duck. Hello? I'm not making any aspersions about the person who posted this video, I'm just trying to tell future landlords what they can expect and how they can handle it. The sad thing is that you can get the best looking person with a perfect background check and great credit score, and yet they will turn out to be a neo-Nazi Proud Boy who tries to bully the black/jewish/gay neighbors and tears the living shit out of your place and then screws you on the rent. But careful background checks can really reduce this problem. Great video!

We have a rental trailer and the renters we had for 6 years, we overlooked the smoking and multiple cats that wasn’t supposed to do. We had mercy on them too many times until near the end the man left her and she invited a unauthorized man and young couple to live there. The young couple we know did crack because theres was crack pipes found. They all got evicted out and on eviction day, trailer had piles of trash and big things left in it. 😮 We did find some good things in it to resell. We have tons of work to do to it. 😢

We used to buy places and keep the tenants in place. Then after going through repeated issues like you are having now, we adopted a policy of cleaning house after purchase and starting off with renovated units with tenants we screened ourselves. It's obviously expensive up front, but in the long run it's the way to go.

when the lease is up for that bottom unit where the furniture was you need to not renew their lease. .... yeah thats a lot of headaches.. you need to get some better people in there... thats a video you should put up.. what you can do to screen renters...

Well, now they are somebody else's problem. If you get the newly vacant apartment rented to decent folks, you might decide to keep this place. I still think it's a good purchase. I would love to know if anything is happening at the compound, if that's the old tire place. I get the compound and the complex mixed up.

@MarkFergusoninvestfourmore Just a idea, print a flyer and go over to JBS carieers and ask if you can put it in the driver lounge, if not go over to Preferred Cartage on 6th ave, they do all the trailer wash outs for the plant. Ask if you can post it. These are the tenants you want. They have good jobs and will actually pay the rent. I hope this helps...

Good grief so much drama at that ocho. I hope this will be the end of the squatters and problems there. I dont think i could deal with that type of work with rental propertys or realistate. Looks like way to much stress to me. Plus the money as well.

It's a fire hazard for anyone trying to get thru !!!!!!! Good thing it got removed!!! I would have called the police department and made a report. Then I would have knocked on the tenants door 🚪 and very nicely tell them to remove it before 5pm or It's going into the dumpster!!!!!!!

I don't understand how some people consider being a "landlord" are disingenuous and it's not considered a "job". I've had okay landlords and a GREAT landlord, the good ones have to get things fixed if something happens, will usually let you pay fees a few days late, and they have to deal with disgusting tenants that destroy their property. Then claim victimized when they are threatened with eviction due to no payments for MONTHS and usually never can get the tenants to pay for the mess they left it in. I've always rented because it was all I could afford. I've never understood the amount of people that think having properties and renting them out to people are in the wrong.

I don’t know how the law works in Colorado but maybe you should post no trespassing signs on your vacant units . Then take pics of them . Then if you get squatters they trespassed .

I agree. They did this in Florida and said on the sign that the police could remove them if they violated. It worked and squatters were thrown out.

People who rent don't care about rules.. My landlord has 2 tenants break door frames and never once has she gone after them and charge them to replacement. She has a rule and said no smoking in the unit, but they don't care and do it any ways.

The way to end this is do a MAJOR up grade! An upgrade that would demand triple the rent, and you would need an A+ credit rating, as well as a high paying professional with that type of pay scale for income, as a tenant.

Does anyone actually park a car in those garage units? Maybe they’re more trouble than they’re worth, in which case maybe charge separately for garage units at lofty rates to discourage anybody from renting them.

I flipped houses for a few years and let me tell you, some people are absolute pigs. That is an insult tot he pigs! One guy had given a $17,000 deposit and signed all of the agreements and leases then moved in and let his pitbull eat the house! Never paid a single installment and never had garbage service. The city fined us for the condition of the yard which we mowed twice a month due to his lack of returning calls and once it was done, he owed six months of payments. The entire house needed new drywall, flooring to the joists and the smell of rotten food, dog sh!t and literally seven 35 gallon bags of dirty diapers were just the house issues, the garage was a tear down! He used his place like it was a dumpster and after watching Mike The Scavengers channel, I have seen cleaner dumpsters. You couldn't give me low rent apartments even if they came with prepaid maids, haulers and unlimited supply of dumpsters and cleaning goods.

As someone starting to get in the business, would cameras be illegal and would it just be a waste of resources? I know owners of storage units have them. Might be good for “RU-vid content “ if anything. Then again, might be something many would skip wanting to move in because of . This kind of drama is why I want to focus on NNN, but have to start somewhere 🤷🏼‍♂️

New Rule (need to be law): All squatters will be evicted immediately if they do not have papers of ownership or a realtor's rental contract. They will also be charged with all damages to property and cleaning up of said property when moved out. This moving-in of property, any property, by families who are not owner/renters is a bunch of BS and will no longer be tolerated !

I'm sorry, I don't have all that much sympathy for this landlord. I've been a landlord for 35 years. I currently have 14 leases across 5 buildings. I have never had to evict a single tenant. Why? First of all, I am very picky who I rent to. I check their credit, their employment history and their references. Second, I only sign month-to-month leases. That way, if anything goes south (which it rarely ever does), I don't have any complicated legal issue to break the lease. Most importantly, I live close by all my properties and keep in touch with my tenants. If they start to fall behind in their rent, I can work with them. No surprises. People who want to be absentee landlords, who are only in it for the cash flow, are the ones who complain about their tenants. For me, being a landlord was my retirement plan, not a "get rich quick" plan.

That would make me no longer want to be a landlord. I don’t know how the squatters got in, but once the renter got out of there I would replace the locks immediately, so nobody could come in and squat on the property. Our laws need to protect landlords, not squatters. Squatters should be evicted immediately. They can go find a hotel room or in extended stay place. And from the looks of it, these people are having children? That should also be illegal. I would have no tolerance for people like that.

There's a sense of entitlement here. It seems like they're even trying to punish the owners for wanting the squatters out and their own property back. I'd give up the notion of investment property for the time being. Live in your own house, make it a nice one with good security. The squatters need to grow up and work and pay rent like the rest of us. If they want to live in filth, they'll have to pay rent like everybody else.
