It really depends... on preference tbf. The way I look at it, I like to make my money always be doing something for me, rather than sitting in my portfolio as cash. I tend to add to it each month but sometimes just reinvest the dividends on their own!

Great Video! What fees do you have to pay from your own pocket while investing (apart from the amount you invest? or are the fees already in the amount you say you want to invest? Also, how does that work with taxes? you said you live in France. I live in Germany and to invest in the shares market you usually pay high taxes

The fees are all baked into the amount you pay. There is a chart on their site somewhere in the FAQs on exactly what they are, but they are in the amount you invest already. RE. taxes - I reinvest all my monthly dividends so nothing leaves the platform, so when I eventually do, I'll have to declare the amount that comes out of this. There are ways to make it less costly, which involves investing under a company and not as an individual and then using the company structure to limit personal exposure though

That's a very good point and something I was talking about with my ex wife recently. I have so many apps like this with money in, that I'm not sure what would happen if I wasn't around anymore! Not something that they have built in though.

Thanks! Couple of questions. 1. Days left - What if by the closure date, the property is not fully funded? or even after so many months, it's not fully funded. What happens then in terms of my investment? 2. Do they charge any fees for payments from Visa debit card from the UK and how will be the exchange rate calculation? 3. If we load and use the wallet, Will there be any withdrawal charges for bank or card instead of revolut?

Just seen these dude. 1. They’ve never had a property not reach funding. If a property doesn’t, for whatever reason reach funding, money is returned to investors. 2. No fees for payment via debit card. I use revolut. As I use revolut it gives me the best foreign exchange rate possible. If I didn’t it would use my banks exchange it wanted to charge me. It’s always on the bank side for things like this. 3. No. Any bank withdrawal is the same, UK bank or revolut. Same process.

You're locked in for the investment period, or you can use one of the exit windows to sell your shares, which open every may and november each year.

Brilliant video and reading the comments really helped. I have just registered om the website and have my passport approved. 1. One thing that has confused me is, at the bottom of each property, the calculator shows the total projected return after 5 years and this includes the your original investment amount. I am assuming when the property is sold, you get that same investment back on top of your rental and Value growth? 2. When are these property put on the market to be sold on the market. Assuming after 5 years?

Thank you! 1. When the property is sold, your shares are liquidated and the $$ given back to you. So, if a property is 100k and you invested $1000 you would have 1000 shares in that property. If it sold for 130k, those 130k shares would now be worth 30% more, so you get 1300 back. 2. It depends... they do get some offers before the 5yr period and if it is a very good one, they put this to the shareholders to decide. If not, they will allow it to naturally rise through time and then broker a deal at the end of the holding period. Hope this helps?

These days I just pick which one that looks good. Some people like to do a lot of research, but with the market, they will all be at about 5% growth per year and 5% rental divs. They have a new service coming soon in Saudi that is fund based, which means you don't need to pick the properties which I think will be a really interesting option for people! No need to pick properties!

Good point, which is asked a lot. I will often do a bit of googling around an area. I used to do that way more. When I was investing I'd spend ages looking at the areas / predictions of past vs. futures but these days I tend to feel they're all fairly similar on balance.

You can look at the projected returns on the properties but they’re all very similar to be fair. I personally pick them on different areas but also have a mix of all different ones now. If you invested $1000 into a stock that gave you a solid 5% price increase a year and also paid you $4 a month, would you say it’s a good stock? That’s basically what you should get with stake.

Good question. A reit is a collection of properties managed as a fund and you trade shares of that publicly or privately. This is a direct ownership of the property by you as the shareholder. Hope that helps? It’s similar but slightly different.

Hi, what about these 2 things: 1) Non-sterling transaction fee when paying into Stake is around 2-3%. For example, £2188 (5000 AED) paid in results in £60 fee. Losing up to half the expected 6-7% increase off the bat. The monthly rent received for the investment is around £9 p/m. 2) As a UK resident, you have to pay Tax on any earnings from investments inland or overseas. Unless you're investing in a tax free ISA. So, you get stung when you buy as you're not making a penny for 2 months waiting for rent payments to begin and another 7 months to erode the transaction fee. Then stung when you self assess tax on the profits. Which the average person wouldn't consider as it's money in the bank from the app. This could be considered tax evasion which is illegal. How does that initial 6-7% look after that? This appears not good 🙄

I deposit USD or AED using Revolut or Wise, so I don't get any charges at all. I do this for all platforms because Fx on anything is stupid. Every country has it's tax rules on gains. I keep all mine in the platform, so they're not realised until the end, but no matter what you invest in, you're subject to that.

You can invest from as little as $100. So with the sign up bonus of $68 you're not far off. I think I started with $250 when I first joined

As long as it's debit you can use a mastercard. I believe it's not possible for credit cards but mastercard debit works.

Thanks for sharing all these details. I’m not sure I understand how the ownership works. Is the owner of the property the company Stake creates? Does Stake have any shares in this company? What happens to this company / my ownership if Stake goes bankrupt? Thanks!

They create a company, all those who invest are shareholders. Stake manages all of this. For the company to go bankrupt, the property would have to be worth $0, which is not likely.

I don't know the german market and taxes, but often you have to pay when you realise the gains (again, I don't know germany specifically) so I reinvest my monthly amount back in and haven't made any personal gains yet, as it's not left the platform. regarding transfers, I use revolut for mine realtalk.business/revolut which means I have no foreign exchange fees, but other people use something like Wise for the transfers for the same reason

So I use my revolut to get money in there, which means I don't get fx fees. i'd definitely use something like that or wise etc. to make sure you don't get stung with fees!

Well the properties are locked up for 5yrs, or, when they get an attractive offer on the property. If someone offers to buy the place you bought into for 50% more than they paid, you'd get your share of that back. You can then put it right back into another property and get the return back for another 5yrs monthly until the next sale. If that makes sense?

So you have 2 options with this. They have exit windows twice a year in may and sept where you can sell your shares, or you wait until you get an offer for that building (which is supposed to be 3-5 year time period)

Yep! I live in France and use it and know people all over the world using it, too. As for knowing the accuracy of the price, I'm sure you could go and check. It's not in their interest long term to do anything but get you the best rates they can though.

Mate I invest 10000£ it’s great way to invest however the problems are after fully funded they take them at least 2 months to pay you back and also the cost is very highly! It’s not 2.5% ,, 30% management charge check the return and net return and you will see the difference!!

Yea the gap between close and rent out / first rent dividend is like 2 months for sure. But if I was buying a property myself and renting it out etc it would be the same. I don’t think the fees are so bad. I haven’t had a sold property yet but the 6.36% rental return is decent. I’ve looked at other platforms and tried different things but none of them seemed as well put together as stake. Perfect? No, but it’s one of my fav options at the moment.

Don’t you think the monthly return is very low? Its like roughly you get $1 per month for every $100 you invest? Pls clarify this

What are you comparing it to? Getting a roughly 10% return PA for your money. What other things would you do to beat that? Don't get me wrong, I also do many other things (stocks, P2P etc etc) but for real estate and it's solid growth and balanced risk (vs. the other things like stocks, which are quite volatile at the moment) it's a really solid part of my portfolio.

They charge 1.5% at the time of property acquisition and 0.5% as a yearly administration fee and 2.5% exit fee on the property and 7% of appreciation. All still less than a fund and their management fees.

It has an appreciation period, so within a month you'd not even have a chance to close out one investment.

Yes, they have to comply with the DIFC which means you have to have to do KYC (know your customer) processes, it's completely normal. You will be shareholders in properties, owning physical shares of a property, so this is a requirement.

So, yes.. technically, but I reinvest my monthly dividends so I would think you'd have to declare them when you take the money out? you'd have to check with the UK rules as I'm not based in the UK and certainly not a tax accountant 😄

If you earn over and above the £12570 The entirety of this income is taxable and must be declared to HMRC. Investment income is only tax free within an ISA (tax free wrapper).

But until they leave the investment platform they are classed as unrealised gains, so you declare them once you take possession of them in your account, when they are realised gains.

You can simply invest one amount and that’s it. You’ll get your monthly amount back out, which you can either choose to just keep it in your wallet on the platform or withdraw it, or reinvest it. I put in a bit each month and do it that way and reinvest my monthly dividends. Any questions let me know!

It's not to return your money... you never lose the 2000 in the first place. If you invested 2000, in 5yrs that 2000 would then be worth 3171, for example.

Maybe i got it wrong, ao you have invested $3000 and tou are getting $15 back a month. Baaically ir will take almost 16 years to take everything back and if you are lucky by appreciation im 10/12 years....mmhhh

You do have it wrong. Firstly, doubling your money (or as you put, making everything back) is not exactly realistic when it comes to looking at your returns in general. The fact is, through stake my returns THOURGH RENT are currently 5% PA. The capital appreciation is not factored in, because the properties have no been sold, so while they show on my portfolio dashboard (also around 5% too) they do not show in my portfolio balance because, of course, they are not liquid. This means the returns are around 10% per year on your investments. If you reinvest your returns, as I do with my rent coming in. This then compounds the balance more. If you don't understand this, please ask more questions.
