I wouldn’t pay $300k for that builder grade house. And it’s in a neighborhood with zero privacy. Another example of INFLATED real estate that many will be tripping over themselves to acquire. As long as there are people willing to pay that ridiculous price, these houses will continue to sell.
I agree there’s not a lot of privacy at certain spots in DF. It’s not uncommon at new developments. Most of that is the lot sizes and the fact that those trees are going to need time to grow up. And everyone has different wants and needs. Preference for a place that is brand new, has a number of high quality amenities, and good neighbors over a higher level of seclusion. For new construction with a lot of privacy you’re going to need a custom builder and a 3 acre lot outside Hendersonville city limits. Could end up costing you more than this house if it’s the same specs. Things only sell for what someone is willing to pay for them. If this house sits, it’ll get a price cut. Happens all the time. But these Pultes have been going quick as of late due to them almost being done at DF. We’ll see! As someone who is in new builds all the time this one was in particularly good shape, but I’m not an inspector so I’ll leave that to them to judge. I’ve definitely seen new builds that had plenty of issues right on the surface. Not this one.
