Stony Point Fashion Park. High End Dead Mall.
Stony Point Fashion Park opened Sept 28, 2003 in Richmond, VA and was competing against the neighboring Short Pump Towne Center in nearby Henrico County, which was also going for high dollar retailers to fill its spaces. For years, Taubman had been trying to court Nordstroms to the Richmond area after they had expanded to the East Coast and opened in the Northern Virginia area. However, Nordstrom's liked the demographics of Short Pump and signed with them and people started signaling this was the end of Stony Point. Taubman came back with a smaller development as well as making it an open air concept instead of the original plans for an enclosed space.
Then the lawsuits started. Taubman sued Henrico county saying the CDA (Commerical Development Agreement) way of financing bonds was not legal. It ultimately went to the Virginia Supreme Court which ruled against Taubman. There was plenty of speculation that the reason for these suits was to protect Taubman's other property, recently acquired Regency Square Mall.
At opening, Stony Point had signed leases with 76 tenants, 36 of which was new to the region. They also had 8 committed leases that were not signed yet at time of opening. That was 84 out of 90 spaces committed. Things were looking up for Stony Point Fashion Park. This was also a mall that touted it's dog friendly policy in all of it's open spaces.
June 2014 Taubman sold mall to Starwood Capital Group. MacArthur Center Mall in Norfolk and 10 other properties were also sold in the deal. Starwood started making improvements to the property but defaulted on their loans in March of 2020. In April of 2022 it was announced that Stony Point was purchased by Second Horizon Capital based out of Boca Raton, FL.

Stony Point is really a nice looking shopping center. It’s sad to see so many businesses leaving there.

The new owners need to share what they plan on doing. I think there’s a lot of uncertainty. Could just be Short Pump got all the mojo this time. Plus COVID probably didn’t help.

I never knew that Stony Point was going to be indoors at first and also found out the main reason of acquiring Regency Square. I always thought it was a weird fit for them.

I had to do some digging when I found out about lawsuit. I didn’t go into deep detail but basically the bonds sold for Short pump allowed the mall developers to get a profit that they were going to turn around and use for storm water and drainage. Taubman balked because they pay taxes at Regency Square. Although Taubman was getting a similar offer from Richmond. They were going to use Regency Square to compliment Stony Point and vice Versa.

Thanks for responding to my post. When you have said that Stoney Point Fashion Park was out of the way, my take is that it is so far out of the way that it would be way much better to built an organic farm there than a mall. 😀😀😀😀

It’s not on the main drive so to speak. It’s hidden away. One reason Nordstrom decided not to open there but short pump center. Better traffic flow there. It reminded me of a sleepy retirement center :)

Very sad video. You are correct that there hasn't been crime there. That whole area is pretty upscale and super safe. There is a lot of both old and new money in Richmond, especially in the more suburban areas and Stony Point shoppers definitely had money. Honestly online shopping is a huge factor killing these malls. I know I used to love going to the mall, especially Stony Point. I couldn't afford most of the stores. It was just pretty to walk around. Now I shop online these days. Short pump mall was always better and not as upscale. Oddly enough I was told that the more "old school typical mall" Chesterfield has been super crowded recently. So it would seem the clientele that would shop as upscale malls like Stony Point either go to Northern VA to shop or just go online.

Stoney Point mall is strange. It's lasted a long time while never once having a single store that I was interested in. I always just assumed they built it exclusively for rich folk as I never had a reason to drive there. Closest thing that interested me was the Bose store, and that was only for the demo. My only experience was being driven to it to go to cinebistro. Which I wish someone had warned me that they require the purchase of a menu item. I had been given a ticket and don't usually get concessions so I didn't come with any money. I was kicked out, my friend who paid my ticket was more angry than I was.

It was designed as being a high end retail mall so you weren’t off the mark. I would have been ticked to about being kicked out.

I used to live in Chesterfield County 2008-2015. This mall was always packed and my kids enjoyed the water fountain. We used to go to just walk around. I can’t believe how dead it is! It’s like a different place! I was wondering how it was doing.

Short pump had a hand in its demise as did Chesterfield. Most people I spoke to said it’s out of the way. Hard to get to compared to the other malls.

The mall owners have not reached out to the community to find out what they want to see and do there. Perhaps shared work space, day care, doggie day care, health clinic, indoor sports (gym, racket ball, Pickleball, bowling). Music venues. Shared music practice rooms, hardware store.

Main problem I’ve heard is it just seems out of the way. It is sort of off the beaten path. But it couldn’t hurt to transform parts into something to benefit the community.

@@DyingRetail That's essentially what they are REPLACING malls with is, fake downtowns. Hampton's Towne Centre failure at Coliseum mall, or here in Colorado they ripped a mall down except the JC penney and built a faux Downtown, it's somewhat successful merely because it's booming here.

@@DyingRetail You could rip down the empty dicks and put in some apartments there. Having people who live closer would change everything. Most of these investment companies (Kohan, Moonbeam) sit on them until the value to redevelop is high enough.

I don't think that idea complied with the zoning laws back then. If you think about it, they were planning this around 1997-2001 and suddenly realized that enclosed corridors were out of fashion. Peninsula Town Center in Hampton, which has some residences above shops was almost a decade later, with changes in the zoning laws to allow apartments.

@@leoluv822 my bad. I thought I noticed some in the fire pit area. The location is really off the main drag. Don’t know if that wasn’t supposed to be the case with roads. I know a couple of big Midwest malls died because planned roads never materialized.

Looks absolutely lovely, and the kind of safe, relaxing area that be a great hangout for me, except for the bits about its location in tobacco country meaning that anything open air is going to attract all the tobacco users who can't partake in it at any of the indoor centres (historical note: Cloverleaf Mall became a gigantic stink-fest, probably contributing to its downfall, after both Chesterfield Mall and Regency Square banned indoor tobacco use and Cloverleaf became the only central-Richmond mall that still allowed it). I'm allergic to that stuff, so I can't be around it. In the centre's current state, I wouldn't have a problem going there and hanging out, though, because it's so sparsely populated with customers. I remember being annoyed that I was leaving the area just a few years before Stony Point Fashion Park opened, because the articles about it seemed so promising. Even still, I'm a non-driver and apparently there aren't bus routes to it (this possibly contributes to the lower crime rates, too?). I would have had to take a taxi to get there and back. When I looked up bus routes for it, the one that came up was the Stony Point Shopping Centre, which is a totally different strip centre miles away from it (and closer to civilization).

It’s possible Stoney point was non smoking. Didn’t see any ashtrays, etc. I did not notice any buses the day I was there.

I've only been to Stony Point once (I've only lived in RVA for three years) but I would much rather take a trip to SPFP than schlepp all the way to Short Pump! It's s good looking mall with some nice restaurants but they really need a bigger draw to lure people in.

So sad to see how empty Stoney Point is now. It still is a beautiful center. I never knew it was originally supposed to be enclosed. I don't think that would have worked any better. I'm surprised how much this center has struggled. At one time it seemed vibrant. I do think the fact that it can't be seen easily from the road is an issue. Good visibility is so important. I use to live in this area of Richmond. Whenever we came back to visit this was our go to shopping center. Would go out to dinner at Brio, shop at BuildaBear and just enjoy walking through such a beautiful place. I don't think anything can save this center as far as retail goes. The property definitely needs to be reconfigured. Sad.....

Great video. I just found your channel as I was googling about this particular mall after seeing how dead it is nowadays. It is depressing. I’ve been to it only a handful of times (too out of the way) and now only to the movie theater which is pretty awesome.

Thank you for these videos and history "reminders". I have lived nearby since the mall opened (and before) and had forgotten some of things you mentioned. One thing that excited me and other residents in this area about the new Stony Point Fashion Park was that it was promoted as very dog-friendly (the new Short Pump Town Center was less so). No other malls in the Richmond area allowed you to shop with your dog, so it was something new to try.

Short Pump is right off Interstate 64….Many thousands of people drive that road all the time. Stony Point is off of nothing.

Raised in Central Virginia my entire life, and I remember when this one and Short Pump opened, I was about 15. I think why Short Pump Flourished while Stony Point did not is growth. I think when Short Pump opened, things built up around it, and I think they were hoping for the same at Stony Point and it never did. I agree too with it not being near a major highway

Stay tuned. I hope to have Short Pump up on the channel this year. I am wanting to stay away from a lot of malls doing well but in this case I believe it ties in with the story of Stoney Point.

A lot of it appears to be just too many malls being built on top of each other. This one seemed doomed from the start. It really is off the beaten path to get to. Traffic flow doesn’t seem to be that great for it.

This shopping center was for higher end stores. Richmond never had a Louis Vuitton store. A Coach Bag store. I thought the people that lived off River Rd. and Carytown would go shopping there. I guess not!! It's just about dead.😢😢

I heard a lot of people saying it was out of the way to get to. Short Pump picked a really good location to build and it drove people in. I agree that it is high end. I felt out of place filming. Shops they have aren’t any I ever wanted to shop in LOL! Glad you enjoyed the video.

I like Stony Point, but sadly it has definitely gone downhill 😅 the mid 2000s was its prime days. I only go there now for the record store. 🤷🏻‍♂️ I love the interactive fountain and the decorative ones ⛲️ the “ice” skating rink was interesting lol my sister did it once I think. The Dick’s used to have a rock climbing wall there which was cool!

I'm a recent transplant to the Richmond area. I came across this mall accidentally. It's a very nice mall, and I was surprised to find it practically deserted.

Taubman properties are known for their pleasing designs. It’s in a bad area in terms of traffic flow. Short Pump was primed to do better. It is a beautiful property.
