Stunning Two-Story Tiny Home Built on a VERY Small (and Odd) Spot

Joan Susie dedicated over 30 years to her busy career and was starting to make plans for a new life as an active retiree. As she looked to her future, two things were certain: She hoped to travel the world once she stopped working and she wanted to age in place within her tight-knit Silver Spring, Maryland, community. But she needed extra income to make that happen.
To accomplish these goals, Joan got creative with the assets she had: a great house with a small garage. "How about converting that dusty garage into a tiny home, live in it and rent the house?" she thought. She turned to architect Eric Saul who transformed the space into a two story ADU and her dreams of travel are now becoming a reality. As an added bonus, she’ll have the ability to have a family member or caretaker take up residence in the main house in the future so she can age in place.

It's beautiful and I love the idea of her renting out her old home to create retirement revenue and thinking ahead/planning for aging in place is very smart! But 300k seems like a lot for an ADU.

Yes, seems very high, but she got what she wanted and I'm sure it's quality. But if she had that much money, it would have made a great slush fund to maintain the big house and still give her travel money. I wouldn't have renters. Even the best ones cause problems eventually.

It sounds expensive, but it depends on where you are. In Toronto, $300,000 wouldn't get you a 1 bed condo. That would be more like between $500-600,000. Plus, she's in a beautiful neighborhood with some outdoor space, she has rental income, near her friends (important as you age), and she's adding value to her existing property. Sounds like a pretty good solution.

@@NK12757 The thing is, though, she isn’t buying additional property. This was just for the construction of the new parts of the building. It seems like a lot to me, too.

Yeah, she could have done a lot of traveling with 300K and still future-proofed the big house. Sure we don't know all of the things she considered.

The itty bitty tiny homes might get all the attention, but its homes like these in the 400 to 600 sq. ft. range that are livable for most people. We seniors usually opt for single level living for obvious reasons, but I won't be surprised when two level ~ 500 sq. ft. retiree homes start being built with elevators.

I noticed that too. Unusual for a tiny home, and a lovely touch. The ADU is not cheap, but it certainly will add a lot of value to the property in the long run, as well as rental yield.

It's perfect! And if her daughter one day decides to live there-she will build wealth by renting out one of the houses. This woman is very smart and forward thinking. It just makes me more aware that ai was born and stayed in the wrong (poor) state!

I would love a home this size. I am finding I have more space than I need. I know people think it was a lot of money for her tiny but it will probably take two ,three months of rent from her other house to wipe of those bills.

Love this tiny house. Have never heard of a shared garage. I could live in that house, IF it were on acreage. I need open space, could not stand to be so close to neighbors.

That’s pretty good size. I don’t know if I’d call it tiny. Maybe Midi. Our house is tiny at 192 sq ft. Also way too much $$. lol. No way.

It's beautiful, but... I'd want more for my living room than just a sofa. Very glad she's happy though. I sure wish more communities would allow for adu's, tiny houses on wheels etc. I'm currently in a 55+ apartment community and it's not so great due to folks flouting the non-smoking rules and making life miserable for non-smokers. I'd jump on something like this if possible for me.

I was thinking the same about the living space and would opt for a folding bed-couch combination in de the 'bedroom'/second living space. You probably could even add a comfortable chair. In the first living area I would replace the couch with a dining/work/hobby table. 😊

not tiny, more like one of those "mother-in-law" cottage type homes, but it's still bigger than that, no home with a kitchen that size is tiny, lol, it's a cottage, just call it a cottage

It is tiny by definition. Cottages are small, cozy homes typically 1,000 to 1,200 square feet. What it most accurately is is an accessory dwelling unit (ADU), an accessory apartment or in-law suite, a smaller additional living space on the same lot as a single-family home. Just call it an ADU.

That’s great if you have the cash flow to do it. However, I too could do the same thing, but, with a mortgage on my existing house to pay for the new build, I’d end up spending the rental income on the payments for the new house and still no more cash to travel with. I guess if you can pay cash for the new build, you’re got it made in the shade. Beautiful spot!!

I like the design, although I personally would not want the second floor. That might give room for a stackable washer/dryer on the main floor without the stairs there. I didn't see that she has those unless they are in the bedroom closet.

It's a beautiful solution. I do wonder why you say eventually you won't be able to go upstairs -- as if it's a fact. Perhaps you have a knee issue? Well, MAYbe you won't be able to do that but there are people in their 90s who have no problem with that so don't count yourself out in advance😊

Ok if this really works for her. But the cost and those steps are a huge no for me. Those steps are a huge hazard. Does she have home owners insurance on this?

What rental income? All the money she will make from the rental of her big house will basically replace the 300,000 she spent to built the ADU and it will take some 30 years to get that money back; I think this was a bad idea. She should have kept her money and invest it or she should have sold the big house and bought a smaller one keeping the cash difference.

Two stories! That's not aging in place. If you have knee or hip problems, very prevalent in the elderly, you need one story. It's delusional to think tiny homes with stairs, lofts, or ladders allow for aging in place. AARP, you are just plain wrong with this direction.

It is an attractive home and you can design per your needs. I would prefer a smaller kitchen and bigger living space but that’s just me. $300k is a very high price for the square footage, when you already own the land! If it is 550 SF that is $545 per SF!

I am so happy it worked out for you. The only thing that would not work for me are those stairs. I was dizzy looking at them. Other than that it was beautiful. Try Ireland in your travels. Once you visit, it will continue to draw you back. I am leaving in a few weeks on my 9th trip. I have m ade wonderful friends there. 4 years ago my neice and I went ant at each place we stayed had become friends. They preented me with gifts! I was dumbfounded. Later my neice asked if that was common and I told her absolutely not. The fact that 3 separate places in 3 different counties all had the same idea. I consider it home and can't wait to go back. It has been 2 yrs. Totally to long for ne to be away.
