What a lovely content. There is so much about this design that I admire… Although I am not that knowledgeable about buildings and their environmental impacts, but the little that I know as of today is making me to dislike how the PETROL STATION, HOSPITAL, FIRE STATION & the POLICE STATION are close to each other. Although I can somewhat see why anyone would like to have them close to each other but for safety reasons and comfort I personally will dis-encourage this facilities to be next to each other as they are shown in this study model. 1. God forbid a fire take place in the petrol station it can escalate too fast to too quickly and the fire service men/firefighters might be highly in a disadvantage situation because their equipments are right next to the station. If the developer(s) want the fire station around where it is maybe have a much safer distance between them. 2. A hospital being in the middle of a petrol station and fire station is a no no for me due to SAFTY reasons. 3. Hospital being next to a fire and police station is not really a no no as far as the hospital building is going to be noisy prove because fire trucks and police cars makes a loud noise which can have quite a negative impact on some patients. 4. Another concern I have for the fire department location is when they have an emergency to go to are they going to have an easy time to get out; take a close look at their drive way road you might understand what am talking about. Anyway, this are some of my thoughts regarding this design. I can go on and on 😂 but I would stop here. Disclaimer: I am not an architect, or environmental designer. I am just a student. Not even government?? Seems like the government should have switched everything to solar. But of course It’s expensive. Hopefully some day. It does make the most sense.
The price is always available on their website and by contacting the numbers on the video. We don't want to mention the prices because different estates have different prices based on many many factors. So the prices mentioned at the video can be obsolete as time passes by while the video lives on. So it's best to contact them directly and ask for the price.

It is basic, especially if you are coming from the West. That is their target audience - those from the diaspora. However, for Gambia, this is considered high end, unless you build the house yourself to your own standards. Having visited the estate and seen the homes in person, the build quality is very basic .

Are there custom built houses in the communities? Does the community have its own power and water sources to prevent it from the frequent stoppages experienced throughout the country?
All that glitters isn't gold. The electricity in the homes is provided by NAWEC, there is no solar supply unless you install it in your home yourself. The past month has been a nightmare with repeated extended periods of no electricity (sometimes up to 15 hours a day) and occasional disconnection of the water supply. You would think a so-called "smart city" would have back up generators in place to power the estate when there are constant outages but there is nothing. As for the water, if there is a problem with the supply and there seems to have been many issues lately, the only way this can be overcome is by installing your own individual borehole. Don't let the heavy marketing and glossy sales pitch fool you. You can have your own custom built home buy purchasing your own plot of land with the estate.
@@PeterL6743 I like the idea of a custom home with a larger piece of land within the gated estate. It is unfortunate that the company doesn't provide the utilities one would expect for such a community. If they unable to deliver in these early stages I would be concerned about shortcomings for the completed project. Good luck since it sounds like you have purchased property in the development.
@@rock-a-bye-baby3529 I was actually staying with a friend but recently decided to leave as the constant outages were too much for me to deal with. I was shocked because the estate is heavily marketed as a smart city but it is not I'm afraid Based on personal recent experience, I wouldn't purchase a property within the development. But that's not to say you shouldn't consider buying a serviced plot on the estate and completing your own custom house to the standard you desire.

It is lovely for you guys there but beware the 'smart city' being tracked and traced is not always a good thing. If they decide you cannot go out of the smart city... You may not be able to leave... X
