Meet Craig Leader, owner of Leader Basement Systems. Craig Leader has been helping residential and commercial customers across Central and Western MA with issues in their basements and crawl spaces for over 12 years.
His company, Leader Basement Systems provides a full range of foundation repair and waterproofing services in greater Worcester and Springfield, Massachusetts areas as well as the Northwestern part of Windham County in Connecticut. Services include basement waterproofing, sump pump installation, interior foundation drainage systems, crawl space repair, crawl space encapsulation, dehumidification, and solutions for foundation settlement, foundation cracks, bowing basement walls and sinking concrete slabs.
Even after a basement is waterproofed with a proper drainage system and a good working sump pump, there is still a lingering concern of high relative humidity levels in the basement.
The floor and walls of traditional basements are made of a porous concrete and sit straight against wet dirt. Some ground moisture will always seep through the concrete, and evaporate into the basement increasing the relative humidity.
RH levels at or about 50% in the basement create the perfect conditions for mold to grow and develop. Mold is never a good thing, whether you use your basement as an extra living space or just for storage, mold spores that develop in the basement can be carried upstairs by the air movement, which can cause wide spread mold problems and make sensitive people -- specially children and the elderly -- very sick.
In this episode of Ask the Expert, Craig explains how to control basement humidity with the SaniDry Dehumidifier, exclusively offered in Central and Western MA by Leader Basement Systems.
The ENERGY STAR® qualified SaniDry XP is the most potent basement dehumidifier available, designed to effectively monitor and dehumidify up to 3000 sq feet of basement.
"It will normally do the job of two or three standard dehumidifiers" -- says Craig.
With two HEPA filters, the SaniDry XP will also rid the air of mold spores, dust mite pellets and pollutant particles as small as 2 microns.
The SaniDry is virtually maintenance free. Once set, it will automatically monitor RH levels in the basement year round, draw moisture as needed to keep it under control, and empty itself into the drainage system. There is never a dehumidifier tray to empty.

I have a question. Our vendor who handles our sump pump shared this system with us today. I'm wondering, does this only clean the basement air? we have a condo that has a finished basement. It is only 1500 sq. ft. of total living space. Will this take care of the whole house, pulling the air from the upstairs and downstairs?

For this you would want to look into the Ultra-Aire units from Therma-Stor. These can be purchased from www.sylvane.com. These units are made in the USA and are whole home dehumidifiers.

@@paulmoffat9306 Any idea where to buy a replacement unit? Do you have to go through a basement waterproofer to get it? I have one of these, it came with my house, and its fantastic, but its getting up there in age and I'd like to replace it.
