I am super new to this and have just been doing some research. So this may be a silly question but how do you go about selling the property once you have it free and clear? How do you advertise to investors and such ?

My nightmare was buying a tax deed that was occupied. Took a year to try to get them out. In the end someone got killed and they burned the house down. No I'm stuck with lot.

That is a horror story. We always put property insurance on the property immediately after we buy it so if the house burns down or gets damaged our investment is protected. We have used Farmers Insurance for this.

@@DustinHahnREI Oh no, that really is a horror story! Yes, I hear Dustin say put insurance immediately after winning the bid and now, it really sinks in why we should do it. I'm really sorry for you. Hope you can recoup some money after selling the lot.

I am a big fan and learning quite a bit from your channel. First time commenter 😊. At the 4:00 min mark you mention both tax deed auction for the property and a HOA tax auction as well. Can you explain the difference? Or perhaps create a video going into detail? As with many folks here, the biggest fear is not knowing the unknown. Thanks in advance.

Hi Dustin, Regarding redeemable tax deeds in TX. Got a question.... Scenario. The owner of the property owes the county $10K in back taxes. The property is worth $100K At the auction the opening bid is $10K and it gets bid up to $30K. Let's say I win the property with a bid of $30K. Awesome! After 3 months the property owner comes in to redeem his deed. Does he owe $10K plus 25% (of the original back taxes) or does he owe $30K plus 25%? More importantly, as the investor, am I getting the 25% of $10K or 25% of the $30K I spent to win the deed? If the property owner only owes $10K plus 25%, I get my original $30K back correct?

They'll have to pay you your $30K plus an extra 25% as a premium. So, you're looking at a 25% profit on your investment, not just on any back taxes. 😎

I have a question, how do you know that after of that leg work of going to the property in person, how do you know the actual owner won’t be paying last minute. It happened to me today at Duval county in FL. I bided on 2 properties (via proxy) and yesterday they were redeemed. 3rd property I bided, I tried to bid 40% of assessed value but whoever bought it, bought it almost at full assessed value. Again, imagine if I would have gone and do all that work visiting properties and nothing. I am in Miami and Duval county is 5 hours north.

Well, you don't know. It's a numbers game, and you have to research multiple properties and be ready to bid on them. I usually rank the properties I'm interested in, so if my first choice is paid for at the last minute or bids go over budget, I will still have a backup property to bid on.

@@DustinHahnREI thank you for answering. I appreciate very much your videos. I also noticed that 5% of the value to bid needs to be on hold by the county. So does this mean, you need to have a couple of thousands on hold in order to bid for a few properties ? I did not know that until this week. Lastly, all bids are at the same time, how do you manage that?

What is an estimate of how much you may need to start up this process? I live in GA and I’ve been seeing things such as clearing titles, quieting liens, and working with a tax attorney. For your first property purchase and flip to be thorough how much will you think will be needed to start?
