@@queennibaby9752you can either go into the county office and research it yourself for free (they’ll have computers for you to use) , or pay a title company to pull the titles for you. I haven’t done it yet, but I think the fee is like $50 more or less.
@@queennibaby9752usually it'll be on the county website for that parcel (property). Otherwise you can always reach out to a title company and pay to have them check it
@@Jmcdaniel01 he wasn’t there but I called back. He gave me basic information about the sale here in Fayette County, Ga. Only one sale a year and there aren’t any leftovers. If by chance there are, they will hold the property until the following year. Planning to go to my first sale on Aug 1, in a neighboring county.
@@jaelee6982 went to my first tax sale in my hometown and was intrigued. I saw a property open at $1900 and go for $22K. The buyer obviously knew something the rest of us didn’t because after surveying the property, I didn’t see the value.
Hey man I know it's been a minute since September but how'd it go? I'm new trying to get into it and I was thinking of participating in my first auction too. What county if you don't mind me asking? Also what'd you think going in and out of it? Did you buy anything or just watch? Any response would be appreciated if you'd rather private message somewhere lmk if you wanna get in contact
I’m trying to find auctions in my county, but it says there are none and the last one was in May. Am I just out of luck or can I call the county to ask if there were any properties that weren’t bid on?
Hi Dustin thank you for your video. Usually what the most you should pay for a deed if you go to one of this deeds auctions and what are the after cost and do you have to pay those owed taxes on the property?
It all sounds great I live in NJ in very rural area the homes are small & people abandon them every single day so how do I get into the Auctions to purchase the home/properties?
You can start by checking your county's website for auction schedules and registration details. Also, contact your local tax office for more information on upcoming auctions.
Arizona is actually a tax lien state, not a tax deed state. When you buy a tax lien in Arizona, you're buying the right to collect back taxes with interest from the property owner. If they don’t pay within the redemption period (typically 3 years), you can foreclose on the property and potentially take ownership. Tax deeds aren’t part of Arizona’s process-it's all about tax liens.
Absolutely! Living outside the US doesn't restrict you from purchasing tax deed lands. Many states allow international investors to participate in tax deed sales, often through online auctions.
Yes, you can buy tax deeds online, not just in person. It depends on the county's process, so check their official site for the specific details on how to participate in tax deed sales online.
I need to be trained for this, my wife is a realtor and I am an investment consultant, we want to turn the key and become a successful auction couple, how can you help us?
So when I look up all tax deed auctions some county’s only have one auction a year and it pull up tax sales so how do I know which one I’m buying before
@@DustinHahnREI hey Dustin, according to tax title services they can get the ball rolling for you as soon as the county issues you the deed. That’s what I understand so far from they have told me twice. They reach out to all parties in order to certify the title rendering it marketable
@@619sandiegoHey I'm in San Diego too I have been trying to get in contact with people who are interested in doing this stuff just to chat about what we know from what I've found out you can buy over the counter it seems but all that I've found left over are lots of land if you'd like to get in contact and talk about what I've found out or if you have anything you could let me know that'd be cool
Thank you for this information! Just curious could a person invest or buy tax liens/deeds in states they don’t live in? I’m from nj which isn’t a tax deed state but PA is. Is it possible to invest in deeds from somewhere else? How would that process work
Absolutely, you can invest in tax liens or deeds outside your home state. It's all about doing a bit of homework on properties and the rules of the game in that state. Many times, you can join in on auctions online. Just dive into the specifics for wherever you're looking to invest.
Awesome. I am going to check into a few sales based on the information you have shared here.. I am thankful for your resources and that you care enough to share with other's. Soon I will check out your program information. 💓💫💓 Thank you 💝
How do we know if there are no other liens on the property? For example it may be on sale for $5,000 at the tax deed auction because of back taxes, but what if they owe $100,000 on a mortgage or other lien against the property?
In states like New York that have both tax liens and tax deeds, you can invest in unpaid property taxes (liens) or purchase properties outright if taxes remain unpaid (deeds). Research both options to see which fits your strategy best.
I tried to download your free ebooks twice. Both times I came to a place where I needed to schedule a call. I don't want t to waste your time yet. I'm brand new and don't even know what I don't know. Is the call required before I can actually see the free information?

Generally speaking, the likelihood of a previous owner successfully challenging a tax deed is quite low, especially if all the legal steps were properly followed during the sale. Successful challenges mostly happen if there were significant procedural errors, like not giving the owner enough notice. It's pretty clear-cut if all the rules were followed, so these sales usually stand firm.
Hey Dustin, I might be wrong here. But I was told that in TX a 6-month redemption period was for land only and an 18-month redemption period was for the property. Is this true?
The 2-year redemption period applies to homestead and agricultural properties, while it's 6 months for non-homestead, non-agricultural properties, including vacant land and most commercial properties.
From what I have researched in Georgia, the tax deed buyer has to wait one year and ONE DAY, before the buyer can take possession of the property. Then you can get started on how you want to proceed with the property.
you can still participate in tax lien auctions. Alternatively, you might consider investing in tax deed states online or by visiting nearby states that offer tax deed sales. This way, you can still take advantage of these investment opportunities.
Great video! Would you recommend purchasing a tax deed only in the same state you live in? I live in CA and my capital is still limited for now. Is purchasing a tax deed, and selling the property remotely viable? If so, can you make a video on that?
Check your county tax collector’s website or treasurer’s office. They usually post upcoming auction dates and locations. Some counties also host auctions online through platforms like RealAuction or Bid4Assets, so you can bid from anywhere.
Yes, most tax deed auctions require you to register in advance, and some states or counties may have specific rules like submitting a deposit or paying a registration fee. However, you don’t typically need a special license to bid.

No, you don’t necessarily have to live in a deed state to invest in over-the-counter (OTC) deeds. OTC deeds refer to properties that didn't sell at a tax deed auction and are then available for purchase directly from the county or jurisdiction. Investors can buy these deeds regardless of their state of residence.
It maybe listed for $50.00- $10,000 but what about the liens that are on some of these properties. Some of these properties have several liens against them. If you don't research these properties you could inherit big troubles!
