The NYC eviction moratorium is aimed at reducing hardship for many who honestly need the help, but it has also enabled others to take advantage of the law and small landlords. Join me as we walk into a world where buying luxury goods is a priority over paying rent.

Thanks for watching everyone. I just want to say there are great tenants and terrible tenants, there are great landlords and terrible landlords. This isn't a video about bashing tenants, my wife and I are tenants ourselves. We both rent an apartment where we live and have a house that we rent out so I've seen it from both sides. This issue here is about respect towards others and personal responsibility. And it's also about laws that are enabling bad behavior that lead to negative downstream outcomes. The story the mainstream media typically shows is about the tenant that's getting burned by a bad landlord (which there are plenty of). So I decided to make a video about good landlords who are falling victim to poor behavior from a bad tenant. Yes, it goes both ways so here's the perspective that quite often doesn't get shown.

Agree, I’m the same, rented, owned and bought a couple of cheap properties as part of my pension. (I have very happy tenants). We all have different needs at different times, we should all work towards harmony as best we can. Good luck everyone. 👍🏼🌅

No such thing as a good landlord. Profiting off of whether a person has shelter or not is disgusting. How many families have these people thrown on the street? I'm not suggesting landlords should go broke, I'm suggesting they should not exist. That's capitalism for you, profiting off of the suffering of others.

I know you usually show the opposite of mainstream media but that means that if they have a certain bias your videos end up having the opposite bias as well since you only give one perspective. Love your work and I think your way of reporting on the ground is unique so I think you'd still benefit from covering both sides in your own way. Just my 2 cents, keep it up!

I got unemployment. Like the tenant in this apartment which is what angers me about her taking advantage of this landlord. I have used it wisely because I know nothing comes for free. Donated and helped out people who have been struggling. It boggles my mind on why the government gives out so much money. Including stimulus, child credits, just handing out money. A lot of it going out to the wrong hands. When there are people like this on the other end never getting much needed help. I’ve known of people in different states who have TILL THE DAY not received their assistance since the pandemic started! And have lost everything! But yet people with a million kids with multiple dads, on housing, EBT, child support, choosing not to work SINCE YEARS before the pandemic as a lifestyle, plus getting drunk and buying drugs getting stimulus for each kid plus now credit for them? The government should do more to look at how much, who to assist, and how to assist. Instead of giving out money left and right to people please and get votes. Because people like these landlords and many others pay the price.

14:11 a friend of mine owns a few rental properties in Pennsylvania, houses he bought (that were in pretty bad shape), renovated and now rents. He started with section 8 rentals, where the tenant only has to pay a small percentage of the rent, but he found most didn't bother to pay even that. They damaged the homes and when he went in to inspect and do repairs, he found the same thing these folks found; lots of expensive stuff. These tenants have money, they just don't think it's worth it to pay any rent.

I administered Section 23 and Section 8 programs from the mid70s through the late 90s. The way the programs morphed made me warn my friends who had rental properties DO NOT EVER take Section 8 unless it is an independent living senior citizen. I saw way too many apartments destroyed by careless tenants, from highrises to two family homes. Worst was a Sec 23 family that had 25 members of one extended family crammed into a 7 br one family house. After we convinced them to separate into 6 different family units, the landlord of that wrecked house tore it down. It was cheaper then renovating it. And of course, we, as the Housing Authority, had to pay EVERYONE's expenses - from moving/relocating, rental assistance in 6 new units, and a settlement to the landlord for his destroyed property. and by we the Housing Authority, it's really us the taxpayers. (and yes, those 6 family units went on to tear up several more units afterwards)

@@fafalina56 wow, it wasn't voluntary back then in the City you worked at? @fafalina56
@fafalina56 3 года назад
@@Monipenny1000 That requirement was sort of in line with the Equal Housing Opportunities requirement. Once you used a broker for a rental it was considered a commercial enterprise, so you lost all say in yes or no to S8. Where I was has one of the tightest rental markets in the country, so landlords were able to set their rental price and stick to it. Before Vouchers rolled around, our entire region had gotten an exemption from the rent guidelines, and were allowed to go +10%. Even that wasn't enough most of the time, so it usually was always the same group of buildings that had a revolving door of S8 tenants.

I'm confused. There was a check stub of 14k? Well that is evidence if you sue for back pay. If not issue the tenant a 1099 and the IRS will hold up their taxes for several years till they get back what the lanlord would have paid in taxes on that income instead of claiming the year as nonpayment as a loss. The IRS can't tax the lanlord cause they never rec. that income. You can't stop the flow of the funds back to the government. Last one holding the bag, basically has to pay up. So if the IRS can't get it from the lanlord cause they never rec. It then they will go after the tenant!!! It's already happening. Make sure you and your accountant use the 1099 to the tenant if you know you will never recoup that income. If the IRS can't get it from Peter they will go for Paul. Very simple. You don't even have to give the tenant a 1099, by law just mail to last known address. Lanlords are now sticking it to the tenant by having the IRS go after the loss income and that means the tenant won't be getting any tax returns for several years until the amount they desire has been satisfied since they could not get it from the lanlord via income earned!

If their business was set up properly, they will be able to recoup every cent of lost rents via insurance & legal avenues. It will be a pain in the ass requiring lots of time and paper work, but that is the reality of taking on millions of dollars of debt in order to start a real estate business. The risk these people have taken on is what allows them to make the amount of money they do, it has huge upsides, but also huge downsides. Real estate is a volatile industry, and as capitalism dictates, those who do not set their business in a risk adverse manner will be weeded out by their competition. The case here being large real estate corporations purchasing their foreclosed properties from the banks at a discounted rate.

My parents has several.houses they rented out and told people that if the house and yard were kept up with with no damages they would not raise the rent. Thank you for covering this issue. It is happening everywhere. We own two duplexes in Pennsylvania. My husband purchased derelict properties and rehabbed them on his own. It took literally years and years of work. We were stuck in this situation with one tenant for eight months. There was literally nothing we could do, and since he had not lost work due to covid the tenant didn't qualify for special assistance. It was both frustrating and frightening. (We're not wealthy. At that time, our children qualified for reduced price lunches at school.) Thankfully a social services worker understood our plight and helped our tenant find appropriate free housing that met his needs, or we might still be in the situation. Housing is not free. SOMEONE has to pay for it.

We had an issue with 2 of our nine tenants, one got laid off due to covid, but never even tried to find another job, then got into drugs really bad, and the next thing was that our rental house turned into a crackhouse and we could do nothing to get them out. We had to stand by and do nothing while they broke windows, ruined the house, and terrorized the neighbors. Our courts in Maryland are better than New York, but they were shut down - why they thought the courts were a non-essential business is beyond me! We had no recourse, tenants would call the police if a landlord tried to get them out! There was no accountability for the money they received from the government to make sure that money went to essentials like food and rent. We had to work overtime in order to keep the mortgages paid, while the tenants just spent their money on anything they wanted. Thanks for bringing this up, I always appreciate your videos!

These people NEVER washed their clothes, they just went out and bought new clothes. So there were 20-30 garbage bags and piles of dirty clothes everywhere, and the smell...woof. You just think to yourself, "How can someone functionally even live like this." and this person had children too which made me just feel so bad for the kids. Because they didn't choose to live in a dump like that. It was their parents doing. They were similar to what she said in the video, "Kittens when they first come in and lions when they leave."

What a beautiful neighborhood and such gorgeous homes! It's wrong on every level that small landlords are being driven to financial ruin - There are some cases where a renter has legitimate financial problems -- However there's plenty who have not lost their income and are just taking advantage of the situation to avoid paying the rent they owe. Landlords are still responsible for the mortgage, property taxes, upkeep and the like --- Who's helping them?

End extended unemployment and end the moratorium so small landlords can survive. Force unemployed people back to work given that businesses are hard up for workers. No more handouts. Maybe the landlords can do a reverse squat to force tenants out?
@mrc3014
@mrc3014 3 года назад
instead of blaming individuals that are clearly in a bad situation why don't you look at the root cause and hold to account those people that made this situation happen over many years? are you the type of person that goes around telling abuse victims that they deserve it? all you are advocating for is to make the problem worse as a whole. I do agree though that any handouts should not exceed a min wage, that's just silly and clearly shows the governments intentions.

Bad tenants need to be removed. There are so many bad ones out there who think landlords are loaded with money. Most landlords are small mom and pop types.
@mrc3014
@mrc3014 3 года назад
Sure, make them homeless and even more of a burden on society, and no most landlords aren't mom and pop types. the solution is complicated and I suggest you take the time to understand this before commenting about something you clearly know nothing of. What is wrong is that these small landlords get no real help whilst banks and funds have access to billions provided by helicopter payments and the situation with reverse repo where the fed are just printing money and jacking up house prices which are used as security. All people want is a decent life, where it goes wrong is when people realise its rigged and they wont get it.

@@mrc3014 "All people want is a decent life, where it goes wrong is when people realise its rigged and they wont get it." This is on them, it's on you to get a better life. With the internet these days there's no reason someone should be making under $40k/year. College isn't necessary for a lot of nice jobs, and starting an online business is as easy as ever. Quality of life depends on how you make it, you can't just coast in life & complain when it's shit. Effort is needed. Low paying jobs are supposed to be temporary, for kids, or seniors.
