Thank you. I think the way I will look at it is I will get over the life of the well at least twice what is being offered.

Keep in mind, mineral buyers are often using a weighted average approach to predicting future production, this means if your well comes in below that average, the value will be reduced also. Anither thing to keep in mind is that many permits actually expire without being drilled (more familiar with states other than Texas, this is especially the case in states like WY), so also keep that in mind when negotiating- there is still risk on your end if you choose to go back and forth with the buyers.

Yup, the risk on waiting to see how good the well is might not always play on your favor! Also true on the permits, especially if it’s anywhere NEAR federal/state lands.

Thanks for doing this. I read somewhere that offers range from 12.5% to 25% of what I will get over the life of the well. This is less than 25-50% you suggest. Did I read something wrong? Thanks again.

I see the confusion! Those are two different metrics. 12.5%-25% is how much an offer would be today on total money you’ll receive in the future. I don’t actually use this stat so I don’t know the legitimacy of it, but I do have a video on income multiples to estimate market value that’s similar. The 25-50% is the value of an offer you receive in the mail compared to how much the property should actually sell for today. Sometimes houses are easier to use as analogies: if you get a call for a random person wanting to buy your unlisted house for $200k, then the 25-50% rule would say you could actually sell your house for $400k-800k if you listed it and marketed it properly.

I currently own 69 NRA and it’s producing. I have a company interested in buying in just waiting on the letter so that I can negotiate . On one of the wells it showed the gross amount was in the millions. Is this a good thing or something I shouldn’t sale? Just trying to figure out which direction to go in. My land is in cass county(Texas)

Production is always a good sign when looking to get a better price to sell, but can also be a sign that there might be more production on the way (there's an old adage "the best place to find oil is where there's oil" meaning there's a better chance of there being MORE oil where there already is oil, than new oil being found where there isn't oil known already). The gross numbers can be very misleading though, considering you only probably have ~2% of the revenue on any well producing. 2% of millions isn't nothing though, for sure. If you can find the property on www.pecanestimate.com our tool can tell you what our estimate of market value is for the 69 NRA and if there are any new permits, drilling, completions, etc. to look out for in the valuation.

I have a 40 acre chunk of land (part of 56 acre total) and a company, "swan Land" has offered me $2000 an acre on the 40 acre chunk, out of the blue. Why? It's land locked, and seemingly not worth that much. Why? Do they know something i don't know? How do I find out why? Thank you, I really could use the money, living in poverty, etc.

There’s probably horizontal drilling that will soon include your land in the larger unit. Most horizontal drilling can include 640-1280 (or even up to 2540) acres of land in the designated drainage area, meaning anyone in that radius would get their share of royalties. But also, yes, they absolutely know something you don’t. Even if you were a seasoned o&g industry professional I’d advise you to approach this like they have inside information, but it’s especially true since you’re not a professional in the industry. It’s a weird industry.

In 2011 Columbiana County Area leased for 5 Years for $5,800 an acre to CHK who didn't drill in the area for 5 years causing the leases to expire. No drilling required CHK to cancel/release the leases back to the owners. The leases were for a 20% No Deduction, fair market value at the well head. All of Ohio is No Deduction per State Law and upheld by OHS Court in 2016. I went to Commercial Arbitration, which was treated as a joke. The Military & NSA know how & Why. The end won't be pretty for those we elected then did not follow their oath of office. Problem is Columbus took money from Brinks Trucks, video & audio on file with the NSA and Our Military. Ohio has been under RICO Fraud by all producers in the state since 1/1/2011 but there is no Law in Ohio due to Treason at the top. The Military is the Only Way. See Military Tribunals for Citizens, updated March 2018 by djt. Federal Register. THIS IS NOT A JOKE, it is DEAD SERIOUS FOR ALL INVOLVED. It would be wise to have the Ohio Militia Muster in Columbus to keep the Tyrant Government in check while we wait for Our Military to make Ohio a PRIORITY to round up and Drain Our Swamp. In the future we will have 25% Royalty, No Deduction Leases uniform coast to coast. It is the only fair way to take Our Minerals. That has never happened since 1875 at Oil City, PA.

Hi, I talked to you a few weeks back. I have mineral rights in Eddy county section 13 (22) nm acres. I got a few offers. One company (L/B) nma first 2500 1/5 then went 4500 1/4 now I got them to 6500 1/4 3yr 0 option. Still going back and fourth on details. Just yesterday received offer to buy for over 400k this company made offer back 2019 I said we were not interested in selling some family sold there 1/4 interest. What I do know is they plan on pooling sec 13-14 and there are pipelines heading that way. Conoco phillips is there. Some of these guys told me conoco is there play. I thought 6500 3yr was good now I'm not sure. what is going on there in Eddy county NM?

Hm, since lignite is a mining operation, I don't actually have any experience with that! Generally, my advice is to have an attorney who's familiar with the laws of the state where the property resides review any lease before signing because of how much the individual terms can impact how much royalty you receive. If it doesn't make sense financially to do that, work with any other mineral owners of the property you know to try to negotiate the best rate and deal possible (strength in numbers), and try to have the lease be as specific as possible (ONLY lease the lignite, for example, in case there are other minerals or opportunities you could lease independently in the future).

A bonus check is typically referring to the up-front payment you receive when leasing (not selling) your minerals to another party who plans on drilling a well, sometimes called a “paid up” lease, like if you rented an apartment but paid all the rental payments the day you signed the lease rather than monthly.

In Carroll County after Chesapeake paid off the boys in Columbus, the BUST took place. Farmers told me the good money they had been getting was replaced with no Royalty Paid. The Reason: You were already over paid. Definition of Boom - O&G Thieves pay for lease signings & theft starts at the well. Definition of BUST: Anyone who could stop a clear case of Ohio RICO Fraud is paid off, along with judges, lawyers and government officials. Believe nothing else you hear or read about Boom & BUST. This is it, I observed it all & SHARED the evidence with those who will act on it soon.

For PA, the only public way I know is to monitor this database of permits here cedatareporting.pa.gov/Reportserver/Pages/ReportViewer.aspx?/Public/DEP/OG/SSRS/Permits_Issued_Detail WellDatabase.com also has some low cost ways to see wells, but not sure if permits are included in the free/low-cost tier. We're working on a way for owners to track this easier through a new tool we're about to launch also at map.pecantreeog.com I'll post a video explaining more when it's ready!

25 to 50 percent of fair market value????? LOL!!! For many years I've been receiving offers that are 5 to 10 percent of actual production! IMHO, most of these "offers" mineral owners are receiving are from vultures.

Hah! For sure! I should have clarified that most of the “good” offers are only 25-50%. I’ve definitely seen WAY worse! It’s brutal out there.
