George W. Bush doesn't live in the Park Cities, which are actually two separate cities. He's in Preston Hollow, which is a neighborhood of Dallas. Both are highly affluent, high-dollar places to live. Perhaps the best way to differential them is to call the Park Cities "old money" while the Preston Hollow could be called "new money." Preston Hollow also has a fairly large Jewish population. The grocery store in that neighborhood is the only one I've ever seen with a completely separate kosher deli!

As a native 68 year Dallasite, I remember why so much of the population gravitated to North & East of Dallas as exclusively featured throughout this video. However, that is for another video. Please consider including other outstanding neighborhoods south of Dallas proper each well within a short drive to downtown, i.e. Arlington, Mansfield, Desoto, Duncanville, Cedar Hill (Lake Ridge)

Accurate information about the communities. If you are from out of state and considering Dallas, don't get the mistaken impression that all commutes lead to downtown Dallas. Most new job growth is to the north and northwest. There are some exceptions such as the new Uber headquarters downtown but overall, most new jobs aren't close to Forney. Expect a longer commute than going to downtown Dallas. I'd love to afford the Park Cities area but the commute to my job north of LBJ freeway would be a little rough.

Yup. Forney only has 20 and 80. 80 is only two lanes, always backed up during rush hour. Seagoville is where I stay, next to 175, 635 and 20.

Park cities average price is not $500K. More like $1M. The land alone for a 1/3 acre is probably $500K. I am not sure where you got your figure from but it is not correct.

@@RebeccaValera All good. If most homes are outside the range you quoted - why would you quote that range. I can assure you maybe 15-20% of single family homes in Park Cities are under 2000 sq ft. I am not hating but if you quote numbers in an informational setting they need to be somewhat accurate to have credibility. For example, I am in my late 20s looking to buy. If I hear a Realtor say something I know to be just blatantly wrong - I am probably not going to trust them to help me buy a home.

Real estate has gone up 14% in the DFW area since 1-21 Many of these communities aren't considered part of the Dallas area, they are too far away. Her commutes are all off. Doube & triple them. +good luck finding a garage apartment in Geo Bush's neighborhood for $500k. lol

I lived in the Dallas area for ten years. No one goes to downtown Dallas unless you are going to a Mavericks game or you have a court date. So it is not a relevant point geographically. DFW is multiple centers of different towns. You don't need to be near downtown Dallas.

Thanks, this is helpful! I'm a native Californian looking to leave Los Angeles for many reasons. For example, the cost of living is already super high, yet every year it seems cost of living increases even more in California. Ridiculous increases in state income taxes and other taxes. Regulations in California have likewise become ridiculous - just ask a small business how many state agencies they have to satisfy in order to get one simple thing approved to run their business. Public utility companies like Southern California Edison are a monopoly so you must get electricity from them and there's no other choice, which may also be why electricity in LA is 18-35 cents per kilowatt, whereas it's about 5-10 cents per kilowatt in Dallas on average. Gas is $3-$4 per gallon in California. The politics in California have become far too radicalized. Politically speaking, California is in effect a one party state with the Democrats deciding what's best for everyone in the state. Public education in California is badly managed. There's a homeless epidemic with literal mini tent cities all over LA even in once nicer parts of LA. Sadly homelessness often goes hand in hand with mental health issues as well as substance abuse. But our political leaders (predominantly Democratic) who have governed LA and other cities in California as well as the state government for decades seem at best to pay mere lip service to legitimate concerns average Californians have over homelessness and many other issues instead of taking active steps to help the homeless and others. There are public health issues associated with homelessness too (e.g. hygiene with people literally pooing and peeing in the streets, the transmission of infectious disease, let alone this is occurring in the midst of our SARS-CoV-2/COVID-19 pandemic). Crime seems to be worse in many areas, and anecdotally crime seems far worse from what I remember as a kid too - and I'm not even that old, just in my 30s. Many of my friends and family have already left California and some have gone to Texas, which leaves me less reason to stay in California. I'm sure there many other good reasons to leave California, but even these reasons just off the top of my head are already sufficient enough justification to at least consider leaving California. I hope to work as a physician in Texas someday. Dallas sounds awesome. Based on your video I think I'd like north Dallas (e.g. Plano, McKinney) or the Park Cities near downtown. I'd love to work in an academic medical center like UTSW which is, indeed, as you point out in your video, an excellent hospital and huge medical center. It has a solid reputation in medicine. I'd say for internal medicine and many of its subspecialties UTSW is arguably on par with or close enough to prestigious places like the Mayo Clinic, Duke, Vanderbilt, Emory, UCSD, though perhaps only a notch or two below MGH, Hopkins, UCSF, maybe Stanford and UCLA too. All that said, my primary concern is finding a good conservative evangelical church in the area that takes the Bible seriously, worships God supremely, and loves its neighbors faithfully.

If you want to live in the city limits then Far North Dallas is the nicest. Unless you have a lot of money then Uptown or Downtown. All of the suburbs are fairly safe. There are however a few with high crime in the apts. Mainly the older suburbs that surround the city itself. All of the suburbs in the greater Dallas area North of Dallas are the safest. (Plano, Allen, McKinney, The Colony, Flower Mound, Denton, Frisco, etc) you'll see where all the bad parts are they are mainly in the city itself. Like any major city it has its faults. The police aren't the quickest at responding to calls. It's the opposite in the suburbs far north of Dallas.

All those places are too faraway from downtown Dallas,30 to 50 minute drive is ridiculpus. Forney would be my pick.

Forney is far lol. If you take 80, a two lane highway during rush, it's an hour commute. You can take 20 but you merge onto 75 and then into downtown.

I like the info you presented here,I'm learning more about Dallas with every vid I watch. One suggestion: I would suggest hiring a professional to edit your vids. You need someone who knows about pacing. There were really distracting moments flashing between images and edits. Cheers

Arlington/Mansfield and Denton area has been known to have more touchdowns/sightings for tornadoes. Of course you can never avoid them as you never know but I live in the DFW area and those areas are always on the watch for tornadoes.

@@RebeccaValera ...I now live in Florida, and our property taxes are 1/4 of what Texas has....and guess what...NO state income tax here...I used to live in Dallas, moved to Austin and was outraged not only at the amount of the tax, but the process to fight the unfairness of the taxing system. Advise your buyers....they need to be aware that the “Great” state of Texas will penalize you for buying property in their state....WARN your buyers that many of the public schools are NOT good, and many send their kids to private schools.....WARN them that the idiots that run your state are causing higher insurance rates, higher utility costs and property taxes are going to increase to offset all the costs due to not being on the interstate grid ( Your Great State of Texas froze like an ice cube !.....residents and businesses lost millions).....WAKE UP and warn people that the idiot governor allows anyone to carry a weapon.....how safe is that ?.........STOP electing these idiots....they give huge tax breaks to move companies there and turn around and fleece their property owners....BUYER BEWARE !
