These in my opinion are the best five BTL postcodes for buy to let property investment for under £150k and a deposit between £20k to £36k.

I filtered the results based on average property price less than £150,000. Population over 5,000 and forecasted growth in 3 years to be above 0%.
I show you the numbers for each postcode and the potential return you can make if you were to buy at the average price and rent for the average rental amount. I also look at the crime rate in the area and the amount of tenant demand.

a 2 bed freehold flat in Scotland or Dundee, where I stay, you can let those out over £700pm in most places. at 5 and 6% interest minus fees etc, you're still going to have to buy, add value and probably leave £10 k in the deal. I have £80k cash and flipping last year made me £18k on 1 £50k flat that i purchased for £42k, added a bedroom by changing the layout and sold it for £80k. Those are few and far between too and I cannot find anyone, even in network meets, to JV with. I need to get out of this sub-£150k pool where EVERYONE seems to populate.

I don't think Bootle is a good post code to consider. I used to have a 3 beds detached house there and bad reputation or not, it took the estate agent 3 months to find a suitable tenant just to end up with one who damaged the house well beyond their deposit. Rent I got was £550 per month which did cover my mortgage payment but not the damage done.

This is excellent content! A couple of questions. 1.You purchasing without any refurb costs, is this realistic? 2. Would you visit any of the properties ahead of purchasing?

Hi great questions. I had refurb in that at £0 as it's kind of unknown but yes its a cost that you should be aware of and budget for. It maybe that the refurb required could be done by yourself, such as painting small DIY jobs etc and so again the cost would be zero for your time, just material costs so yes you could add some in there and redo the numbers based on your own level of risk and for the property you are looking at. The main objective with this video is to open your mind to new areas that could cash flow and then use the calulations I provided to interrept it to your own specific property you're looking at. I've bought a lot of property sight unseen as I care more about the numbers than the property, but this is because I knew the area well and had a property inspector check it out for me and had an agent who I trusted who also viewed the property for me (took pics/video etc) so technically I did not see it but had others do it and they did not charge me as they were getting paid via comission or management fees from me. If you have an area and build up a (power) team it does not matter where it is in the world, as long as the numbers make sense and you know how the system works in that country. I hope that helps.

For the legal costs does that just include solicitors and property surveyors?

Is it better to take mortgage for longer period of time (for example 25-30 y)to have the monthly cost lower and more cash flow, or pay it off as quickly as possible in lets say 10 years and get minimal or 0 cash flow?

Yeah they are gross figures as I don't own the properties in those postcodes so cannot say with confidence what the expenses would be. Some people may use a property manager while others may not that would be a saving of 10% to 15% so if I included those costs it would mess up the net return for some. As this is to show you high yield post codes I believe it does that with more detail than I would think most would add in to the video. But thanks for the feedback I will take it on board and see how I can improve.

Although the numbers may appear good as presented, let's face it, they're not realistic. There will always be some refurb costs, especially at this price point. Also, as the properties are flung all over the place, you'd have to allow for a management company, then ongoing repairs, possibly costs to bring them up to a 'C' rating, periods for un-occupation, cleaning / inventory at changeover etc. Not sure if 80% BTL is realistic, but many interest only motgages also carry hefty arrangement fees. Once all this is factored in, some of these deals no longer appear viable. It would be nice to see realistic and accurate budgeting. Otherwise, investors could be managing a large portfolio and not actually generating any income at all. Our money is for investing wisely, not viewing the world with rose-tinted spectacles.

I included all the numbers you need. If you’re refurbishing a property you would make sure it’s EPC C as a minimum. I was not advocating interest only mortgages in fact you should use repayment and own property debt free. It’s 75% LTV. Again if you have just refurbished a property it’s likely you will not have many repairs to do for several years. Thanks for taking the time to comment though.
