I'm a sucker for a big laundry room, and that one looks big enough for a rotary iron, which makes it easy to iron bed and table linens. (I may be one of the few people left who enjoys ironing!)

Covered patio. I've been using a stacked washer/dryer in it's own closet for over 20 years and it works just fine for me. A covered patio is actually year round living space one can use as an extension of one's heated space. I never had a covered deck/patio my entire life until I moved into my current apartment 10 years ago and I can't imagine not having a covered outdoor space now.

I live in 80 year-converted condo property, and what I really appreciate about the old-style architecture here is WINDOWS IN EVERY ROOM! The lack of windows in this plan is my main gripe.

I'm not certain if my dream home would have this floor plan. I have serious issues with a closet inside a bathroom, especially right beside a toilet. Don't want odors wafting into the closet. Also if one partner is using the toilet and the other needs access to the closet, then what? This is a no-go for me.

I like that the bedroom doors are hidden from the living area, like the bathroom doors. I hate when builders just stick a door in the middle of a wall for no other reason than laziness.

THis looks like a very nice plan, but we have a walk-in closet at the end of the bathroom and it's a no for me. It's not that the clothes get musty, but if one person is in the bathroom, the other one has to wait to get at their clothes or bust in on the other person. Otherwise, this would be very livable.

This is almost exactly like my sister’s condo. She has a roommate on the other side. Her walk in closet comes first so she needs to walk through it to get to the bathroom. Very livable.

I agree great layout, it feels like a real home. I would change the door opening of the den door. If you close up the existing door, you can have a bench/console table and mirror in the foyer. Then I would put the door on the small wall where the tv is. That makes it closer to the bathroom and allows for natural light. Finally, I do not like the closet beyond the bathroom. Never have, makes no sense. If one partner is in the bathroom you cannot access your closet. The opposite configuration would work better for me.

Layout is awesome but you definitely need a pass through between the master closet and laundry room just big enough to pass a laundry basket back and forth!

The best floor plans separate the public areas from the private ones. This plan violates that basic premise. Bathroom in the dining room? Also the master closet should be first and bath behind it. Should not have to walk thru a BR to get my clothes.

That looks like absolute perfection to me, and the 12’ ceilings are the three foot cherry on the top! Hubby wants to buy a condo when we retire, and seeing something like this (with those high ceilings) just might tempt me! Thanks!

I like your floor plan videos. I learn a lot that would never dawn on me, like not having a common wall between bedrooms, or not seeing the toilet from the kitchen. I'm in an old row house in DC, and older myself, and could see moving to a condo or apartment someday. When I do, I'll rewatch your floor plan videos.

The toilet might not be seen from the kitchen, but unless the soundproofing is very good, then someone in the kitchen will hear the toilet being flushed, if not being used!

Yes the above is ideal......except for no natural light! Only one exposure. As a New york city dweller for 5 decades I could go on for several paragraphs about what is wrong here, and how everyone living here would hate it unless they spent their entire days in well lit offices and only used the apartment at night.

@@SteveKarrasch It depends upon how deserate you are. Only one exposure means that if it is south in the winter the sun is low in the horizon so you might get real sunlight all the way back into this condo, but for the rest of the year. there is too much distance between windows and the rear rooms in the apartment. i do like the rest of the apartment. Good with bathroon doors and toilet views. You want to be able to leave a bathroom door ajar without the toilet being the first thing you see when you glance in the direction of the bathroom. I have switched door swings and moved sinks to avoid that problem. One bathroom really needs a window!!

the only issue with this is the living room is in between the kitchen and the patio. Love having my outdoor grill super close to the kitchen

The kitchen should be where the master bedroom is. With a little table under the window and a door out onto the patio/balcony.

Close, but no cigar. It needs to be a bit bigger. Make the guest bedroom as big as the primary with the bathroom opening into the bedroom. A guest room doesn't need a walk-in closet, so replace the soaker tub with a reach-in closet. The guest bath would be reach-in closet, sink, commode, and shower. Lose the din (who wants to sit in a big closet with no windows?). Put a powder room by the front door. Use the rest of the din space combined with walk-in closet space to make a laundry room. Square off the angled wall in the dining room. Put a jib door from the dining room into the new laundry room. Turn the existing laundry room into a pantry or storage closet. Push the living room wall out to those big squares (oversized pillars?). Also extend the patio out the same distance. The ceilings should all be 10' with windows that reach within 1' of the ceiling. The exterior wall in the living room should have windows all the way across to a door that swings out on the fireplace side (no sliding doors). To accommodate office space, put a library table behind the sofa that's going across the middle of the living room. The library table would be a sofa table/desk. Since the living room is pushed out, that sofa and table would be further into the living room. Bookcases on either side of the fireplace could include storage for office supplies (laptop storage, etc.). Yep, that gets it closer. On second thought, maybe extend the covered patio across the bedrooms.

It’s a no for me: Master: that shower is TINY, anytime I see a shower like that, it’s a deal breaker especially for a Master. it should be a large shower or combo bathtub/ shower Having to go through the bathroom to get to the closet is a definite NO, especially so close to the shower and the toilet. Ick. Office: Needs a window Dining area: Too close to bathroom door. That tiny alcove beside the table would have been better served as a storage cabinet/ closet in the bathroom. Entrance: The two door positioning is weird and leaves no space for an entrance table to put keys/ mail etc nor a bench to sit to put on shoes/ boots. That wall needs to be back 2 feet so you have enough space coming in with groceries, furniture (especially a 3 seater couch) etc. I really do like that it has 3 bedrooms and a large living room and balcony and seems to have ample room.

I bought a two bedroom condo a few years ago in preparation for retirement that has a similar layout to this one minus the patio which I really wish it had. Other than that it is perfect. Built in 2007, it has the two bedrooms at opposite ends of the unit which is perfect. I've had people come visit and never even see or hear them some days since I get up early to go to work and go to bed early. Other things to consider when purchasing a condo, I got a ground level unit that faces north so it stays naturally cool in the summer. Also, I don't have to rely on an elevator since they do break occasionally.

Nice plan. I see this as a small house plan that you could add windows on the sides of bedrooms and bathrooms. Also, I lived in an apartment where the walk in closet was before the bathroom. You do lose a little space because of 2 doors but I loved it. Further isolates the bath from the bedroom and just seemed convenient to me.

What I can see right away is there is no door inbetween the walkin closet and the laundry room. You want to be able to undres put your clothes in the laundry, take a shower and dress. As it is now you have to pass the kitchen with your laundry. Same when the clothes are washed. This is an area that is always very bad planned. The aim must be to make it easier not complicate the daily chores? The best must be to try to get rid of the closets ? Not dragging laudry around the house?

Totally agree. Excellent layout. I have a condo up here in Fort McMurray and almost same layout. Bedrooms on opposite sides are the best with common areas in the middle. This floor plan works great here with commuter shift workers and are easy to keep rented. Good vid !

It is a nice f/p, but the master bath, I would eliminate the tub (there is one in the other bathroom if I want to soak), and make a large walk in shower, and where the small shower is, make that into a storage/linen closet. Love the laundry room, has a place for a small freezer and the litter box!

I wish the kitchen/dining room area and the living room were switched so on goes out on the terrace from the kitchen/dining area. Also, a door between the walk-in closet and the laundry room. That would be perfect for our tastes and lifestyle. 😶‍🌫

Where does the dryer vent to? Is that an outer wall? I agree with the other commenter regarding where the walk-in is located. If a couple is trying to get ready at the same time, one will have to wait or you have no privacy.

Agree with many of these comments, but my biggest plus is not just a proper foyer area with coat closet , but the walking path through the kitchen dining area . There's a clear wide path between the two areas and to the hall bathroom, bedroom, den . A lot of new construction, they're so busy trying to cram square footage so they can get more $$$ , that the walking layout is awkward at best , trip hazard at worst.

I absolutely love the floor plan. But the HOA fees are so out of control that the extra money you spend each month on the HOA fees, could be added to a mortgage for a bigger house footprint. BUT i still love this floor plan!

Not in my market. This unit is around $900k. A detached home will start at $1.3m. The $550/mo maintenance fee would only allow you to borrow another $100k.

I'm laughing at the multiple "downsizing" references. This condo is bigger than my house. I love that the bedrooms are separate, but I disagree on the master bedroom closet location. I want to be able to access the closet while allowing my partner to use the bathroom in privacy, and vice versa. Can you imagine, sitting on the toilet and your partner needs to get a shirt. Totally fine for some couples, but not for me. in my parents' house, you walk past the walk-in closet (closet on the left, bench on the right) to get to the bathroom. That works great. Also, it's a big no on having to walk through the foyer to get to the den. The door should be where the TV is, and the current door should be closed to allow for a proper entryway. One last nitpicky thing is that every designer will tell you not to have your sink and cooktop opposite each other. One person cooking, one person chopping vegetables, and they will be constantly bumping into each other. I see why they did it here, and I also know that of course they'd want the range hood centered on that wall, and at least it's a little offset, but not an ideal setup nonethless. LOVE the big laundry room, guess bath is a very good size, and it's great that is has a den. Overall fantastic, and with a few tweaks it would be perfect.

issue is that bedroom 2 will hear the sound of tv is someone is up late and have the tendency to listen tv at high volume, anyways i like it

We have this set up in our home, with no problems. We never close the door to the bathroom. Purpose of the outside door was to let me sleep another hour when we were working and my wife left 1 hour before me. Our closet down swings open into the closet. We also have a 5’ wall in the middle of the closet, so we don’t have the dead space in the middle. The outside walls have double racks for shirts, and short items, etc. Better closet utilization, I had this done 20 years ago when the home was built. PS: I don’t like slide in or pocket doors, problems when they get old…..

I will make one alternation: install a secret door in the master walk-in that takes you out to the laundry room. This way you wouldn't have to get changed and then sneak back into the bedroom in order to leave 1:51

I love the floor plan too but I would prefer to have the access to den be from the dining area rather than the foyer. Having to go through the foyer every time I want to go in the den would be strange for me.

I like bathrooms tucked in a hallway. This one is exposed to the dining area. Imagine how uncomfortable it would be to enter and exit the bathroom. Esp if people are seated at the table.

Walking right into the kitchen is what used to be called a "service entrance." And the two big windows are wasted in those bedrooms.

The entry is very small and there is no where to sit down. As you get older you need a seat for putting on, taking off shoes. I really don't like a bathroom coming right off the dining room where you are eating. I live in a one bedroom condo, that is around 600 sq feet and I love the floor plan I have.

It's a nice layout but it has three major problems. 1. No cross ventilation. No window in study. 3. Dining room right next to bathroom. I prefer a shotgun plan with cross ventilation.

Can't put windows into the common hallway or other units. Condos normally only have one wall of four facing the outside of the building.

I had a house where the bathroom was visible from/adjacent to the dining room and it was the worst layout I'd have ever owned. If you close the bathroom door, it makes the area too dark; if you have guests for dinner, the last thing they want to do is leave the table, walk 2-3 feet and have everyone listen to them in the bathroom. It's a lousy layout.....and there's no way to camouflage or deter from it.

A "no" from me. There's no window in the den, and the kitchen/LR/DR are all in one open space with no separation. I alsi don't like having the master bath between the bedroom and closet. One person wants to get dressed, and the other is using the bathroom, rather unpleasant.

The bathroom/walk-in closet arrangement is a dilemma, but Steve has presented a good argument for couples with different work/sleep schedules. For others with different needs it should be flipped. You just can't please everyone!

I would be in full support of densification if they were building a wide range of livable, affordable spaces, including the 2 bedroom you are showing. That is a kind of densification one can support. The kind of densification that is being showed down our throats is building shoes boxes that are very unhealthy to live in. For that reason, I am 100% against the densification idea.

Having to walk through the bathroom to reach the closet is a non-starter for me. Also having the hall bath right there off the dining room. Yuk.

Most condos have only one outside wall, and this one logically uses it for the windows required by code in the bedrooms and ample natural light for the living room. The den can't legally be called a bedroom, though some people might use it as such.

@@Bobrogers99 In BC the building code does not require a window in a bedroom if there are sprinklers. A bedroom must have a closet.

There is a bathroom opening out onto your dining area. That is a hard no, for me. I lived that when I was a kid, and IMO it's one of the dumbest designs imaginable. Imagine, if you will, you're hosting a dinner party and one of your guests is suddenly stricken with the need to do some serious business in the bathroom. It's either use the bathroom off the dining area, or traipse through the owner's bedroom to access the private bathroom there. Nope, not gonna happen.

I live in a concrete and steel condo and it is always very quiet. I would never purchase a wood framed condo mid or high rise.

Not enough storage at all. Office is waist of space, so is the laundry room. Not enough windows, lots if condos lack windows....fact is lots of darker area's is very common in condos.

"Cooking with gas" was literally just an advertising jingle thought up by the natural gas industry in the 1930s. It's bizarre that it was such an effective ad push.

​@@d_all_inEh, gas stoves do have a major downside compared to electric though: they suck for indoor air quality. Aside from the well known risk of carbon monoxide poisoning, there's a significant amount of PM2.5 and stuff like Nitrous Oxides and Formaldehyde. Plus many of them leak methane even when off, and general GHG emissions. It's very reasonable if someone wants to keep that out of their home. Live your life how you want, I'm not going to judge if you prefer gas for its benefits, but do consider that others may have their own reasons for any given opinion that you may have not considered before.

Don’t really like the floor plan; I prefer one where the living room and dinning room are not one giant room. If there was a wall between the kitchen and dinning room it would be perfect

Why oh why do builders continually out the toilet smack dab next to the bath tub? If there is spce enough between thm to put a chail or partition...something...its not so bad. Put the toilet away from the tub. They do 2 total different things one you clean yourself in the other you do yucky things in....you would think good hygiene would have been higher up on the ladder than saving money...just saying.

The closet in the bathroom is--ugh. Can you imagine not being able to dress until after someone else has pooped? I also dislike the den with no windows (and a pass through doesn’t count). One might as well remove all the walls and just let it be an alcove.

The laundry has a sink depicted and gas is on the nose worldwide, Dumb layout in many ways - a closet after and two basins in shit design of a main ensuite demonstrates that.

I do not like the current designs that have islands with seating. Absolute waste of space and no consideration for ag8ng populations who would need to hop up to a seat. Get rid of the raised ledge/ seating and shrink th end of the island that isn't needed to house sink and dishwasher which allows for a storage credenza to be against the back of the island.

Disgusting plan. All bedrooms should have a private entry door via a hallway and not off the kitchen, dining living rooms!!!!! Where is the family privacy!!!! Houses always provide "Privacy" from the living areas and thats why I would never house my family in such a disgusting floorplan condo!!!!!
