I think you guys doing a great job starting slow in building up learning the business from the bottom doing some of the jobs yourself but I think you’re cleaners could do better. Good luck love watching you guys.
How often do you guys work on this house? It looks like it has become a full time job. This is something important to consider when deciding on turning a property to a STR. Maybe you can make a video about how much time is takes. 🙏🏼
Definitely not a full time job. What you see us turn into a weekly episode series is the 2-3 times a month we go to visit our property and check on it and with managing it, that only really takes a few hours a week. So it's definitely less than a part time job, depending on the season and type of guests. That's a great idea for a video! Thank you
The majority of our bookings come through Airbnb, so it's a great discover tool. But Lodgify helps us reach outside of that and build repeat customers!
So happy to hear you're having a great month. Our VR is over 700 miles away so we do have to pay for somethings that my husband and I can totally do. We go 3 times a year to takle as much as we can ourselves.
That sounds scary being that far away, How often are you guys having to pay maintenance people? I feel like we would be constantly worried about things slipping through the cracks.
In case it might be helpful, I have metal wire straps that go over the entire hot tub cover. They’ve totally solved my wind problem. I was buying buckle replacement kits repeatedly beforehand. Also, I added a gauge level between my propane tank and the BBQ propane line. Helps me take out the guess work and my cleaner can also read it and let me know when I should refill/put out fresh tanks. Both straps and gauge can be bought on Amazon. Hope this is helpful unsolicited information! Haha
Love what you guys are doing really wish I could do this at Panama City Beach condo on the beach. Just wondering what all the numbers are if it’s worth it 68 years old have the money to buy the property and I’d have to take it out of Stocks which seem to be doing really well, thank you so much for sharing your adventure
If you had to do it all over again, would you buy a single property so far from where you live or search for a property like your dad bought? (Carriage house in back)
If we had to do it all over again I think the only thing we would do differently is save up more money at first to be able to complete the home to the entire vision. But I think we chose a market that home prices were low and the demand was high, which yields us the best results. Not a lot of other places in Southern California for us to get into the market due to high home prices.
I wonder if you got one of those smaller trackers and an attachment that grades the dirt and pulls up grass and weeds might be worth the investment If you can do it with one of the smaller type farm vehicles
Oh wow!! That is so much cooler than a musket ball, do you know if there was much gold or silver mining done out in the Joshua Tree area? Any idea why they would be in our front yard?
Summertime you might have to hire that job but now you got to do it one time I think people that do the outdoor care of a house deserves a real pad on the back
I'd recommend reading Profit First by Mike Michalowicz. I think you should be taking out 5-20% of all your monthly revenue to pay yourself. Then whatever is remaining should be your budget for maintaining the property.
That's the plan for this next year - we're doing so much better financially on the house than the past two years and we are so grateful! We will look into this book! Thank you :)
