Every other video to stay away from Tulum. Pointing to Puerto Vallarta and LA Paz. Can you explain the parity?

sure! I mean it comes down to "What kind of investor are you?" Developer, Short term rental, vacation home, fix and flip, long term appreciation, etc...I don't tend to listen to what other people say - I focus on data driven decisions. I would Look at the google search results for how many monthly searches are for tulum in al aspects. Compare that to PV and La Paz. Keywords that are buying keywords like "Best Airbnb in Tulum, Best Place to buy a condo in tulum" etc. (probably the same way you found this video and are trying to figure out where to buy ) Then go to Airbnb and search for a spot to stay for tomorrow. Those are the WORST properties to buy/mimic because if they were great they would be rented (depending on the season) - then take a look at the ones already rented in 3-6 months from now (these are the best ones which you could raise your prices, because someone swooped them up in advanced) - mimic these properties (they're the ones performing well). then I would look at supply and demand in all 3 locations. Go to the mexican tourism website and get updated travel numbers and see that there are 500k a week traveling to Cancun airport with about 200k hotel rooms and Airbnbs from Cancun to Chetumal. More demand than supply. Then I would look at the amount of people booking 1 bedrooms and 3 bedroom+ on AirDNA. and I would see the competition. And I would realize that people travel in groups and there is an influx of 1 bedrooms (which remain empty because people travel in groups) in Tulum because there is no finaincing like the USA. So its easier for a developer to sell a 1 bedroom in Tulum for $140k than a 3 bedroom for $500k+ (cash) and promise people they're going to make a return (these are propbably the people you heard this from) and realize that the supply and demand graph don't match up. Then I would compare it to Puerto Vallarta and La Paz - taking the same steps as i explained above -. Then I would make a decision of where the PrattFamilyTree sees the appropriate spot to invest for what THEY want and not listen to everyone else. Or I'd just buy a piece of land in Puerto Morellos near Liona Vicario (the first stop off the train where the government hasn't taxed the area yet (and be sure you know what Ejido land is) and sit on that - then let a developer use the land to build a building and keep one of the units as your profit and pay for a $300k unit for the price of your land. There's all sorts of ways to be successful - it's why I put together my online course on this RU-vid channel and wrote a book about it to help others make data driven decisions. If we all listened to everyone else we wouldn't really have investments. And I'd ask the real estate agent selling you a property if they are owners too, or are they just worried about commissions...Hope this helps!

Personally , as someone who owns property in Puerto Vallarta & San Miguel de Allende , I would not buy in Cancun , Tulum & Playa Del Carmen. It's WAY TOO hot in summer. The seaweed issue on the beaches is terrible . Hurricanes.. Over building and infrastructure . becoming super crowded with people . Not sure about the security issues.

@@YesItsMeGuys68 depends what you want. Puerto Vallarta isn’t the Caribbean. Haven’t had sargasso in 2.5 years. Why did you buy there? People buy to make money and it doesn’t always matter what the investor wants (depending on their goals) the data shows there’s demand. It’s all relative - just had a hurricane a few weeks ago Beryl. Cat 2/3 - very little problems. But appreciate your comment! SMA is a beautiful place. Just sailed a boat from San Diego to PV and it’s just as awesome! Big fan of PV but not the beach. Great golf ⛳️

@@dursonj I bought my 5k sq ft house for an investment . turned it into an Airbnb and have found great success . More than i expected . This month (August) the house will have paid for it self .in 5 ,1/2 years . I bought the house all in cash . Could not do that in the States . From today forward it's all profit ....... True the beaches downtown are not great along the Malecon BUT just outside the city south you have WONDERFUL jungle beaches only accessible by boat. As well as all the beaches nearby and places like Sayulita, Punta Mita and San Pancho. , We are in the middle of building our newest addition to the Airport as well . located further down the runway. It will be the Greenest technological terminal in all of Mexico . and the new terminal expects to welcome more than 4 million international tourists a year .

Hey man, good job, thanks for all the great info. I've been watching the growth of the area for the last 4 years and you broke it down perfectly. I have about $400k to invest, want a 3 bed place to live for 3 months and abnb rest of the year, in your opinion, which area has the highest property value growth potential in 5 years? hell yea man! ahh it's hard to say - we have a HUGE project with Pininfarina the designers of the Ferrari - putting all biases aside, that's going to be a HUGE return. ALso Puerto Morelos is a spot to not sleep on. I think Region 15, La Veleta in TUlum is now just a spot for "regular" investors - its being built out it will grow but you are competing with a LOT and a lot of things we don't know. Dude. This is awesome. How did you learn all of this? I have had SOOO many people just straight up be useless forgetting this information. What is the best way to get land on the ocean? I am an American and everyone tells me I can't own land near the ocean or a cenote unless I renouce my citizenship.

thanks man! - no you will buy with a fiedocomisio. Its a bank trust. As for ocean front property, Tulum doesn't offer that because of the underground waterways. Tankah has ocean front just outside of Tulum. The people coming are looking for an experience. They have the whole riviera maya to visit the ocean. Being in the jungle, health and wellness etc is what people are searching for and resulting in higher returns for investors. ​@dursonj the train actually takes 11hrs not 3...4 as you said in this video. Also 180,000 per week come to Cancun per week, not 500,000 as you state.
