Lower rental yields and higher property prices make real estate less attractive for now. Don't get me wrong, we invested heavily in real estate about 20 years ago, when rental yields made a lot more sense. Our most recent "best investment" in real estate was in Nuvali, where the price per sqm has appreciated by at least 50-60%. The best deals now are in the secondary market, not new properties. Battered blue-chip stocks seem to be more attractive at the moment.

Hello sir Richard, you said po na there are still buyers of condo units even in this pandemic. I am planning to sell my unit before turnover but ang struggle ko is limited network. I would also agree that price is relatively low compare to our old normal prices of properties, hence I would like to take advantage na mura sa paningin nila yung properties ‘cause I have a different priority at the moment. How easy/hard po ba is it to do the 'leverage' method that Sir Richard is doing? I mean in terms of legal documentations, is it as simple as signing the Deed of Assignment? Also, do all developers allow this- that properties be re-sold prior to turnover?

Better invest in agriculture kesa bumili ng mga condos. Real estate is killing the agricultural industry. Buy hectares of land and raise livestocks. Till the land, plant short and long term food products. Bamboo is now in demand internationally which only takes two years to harvest. Plant mahogany trees, daming benefits sa mahogany.
