I've just bought 4* stars hotel rooms in Mactan Cebu with 0 management, 0 maintenance but constant income even if the room is not used. It's different from a timeshare as I can resell or use it any time. For on 300$ each per month.

Went to Kuala Lumpur back in April 2019 for a week & really enjoyed myself. It's actually the reason why I'm considering south east Asia as the place for when I retire, and I think Malaysia would be my 1st options based on land and home ownership.

In the words of so many of my Expat clients in Bangkok..."my 2 happiest days in Bangkok were the day I bought my condo and the day I finally sold my condo". 17 yrs. living in Bangkok and I've yet to know anyone who has made a profit. Only people making profits in the BKK condo market are the loan officer taking tea money from the developer and the developer making the first flip to his cronies. The rest is just patching repairs and headaches.

​@@mjor6406 I know people who bought bungalows in Montreal for 25K 40 years ago that are not worth over 500K. The best years are behind us in Canada like most western countries. That's one of the reason I decided to move to Southeast Asia, a lot more going on around here.

Looking at the rent prices it is clearly not a good investment to buy condo in Bangkok. If you want to buy to live in then go for something not new where you can get good deals since most young Thai are looking to buy new.

Malaysia is a no-brainer. It has amazing infrastructure for a Southeast Asian country, some of the most beautiful landscapes, and cityscapes, everyone speaks English, and best of all, Incredible value for money, for most things (imported cars, for example, are very expensive). And it's way cheaper than bustling and polluted Bangkok or Jakarta, or a lot more for the same amount. An exciting place to be.

I agree completely. Been living in Malaysia for 2 years, and traveling extensively around Southeast Asia. I find Malaysia to be the best balance on lifestyle, budget, food and ease of living. Where in properties do you suggest on investing?

Hi Andrew, great content as always. I've sort of retired in Seremban, in the state of Negeri Sembilan, Malaysia. Moved here from Australia 9 years ago. The city has the community vibe, not far from KL, the beach, mountains, nature, hiking trails and the mall is just a walk away. Live in bungalow with large compound - value has tripled over the years - so it's a lifestyle life for me

Kuala Lumpur is a great city. I am living here and I love it. However, the ROI on buying a condo here is below depo rates. Over supply and they are building left and right.

Western instruments,, opera, Catholic hymns, native Spanish songs, ballet (hence the Spanish word baila) merged with native music and dance 💃. Examples in the USA 🇺🇸. Mariah Carey, Christina Aguilera, Gloria Estefan. Philippines 🇵🇭 has more: influences from India 🇮🇳, China 🇨🇳, Taiwan 🇹🇼. Bangkok is the worst place to buy. Heavily overpriced and crappy build quality and building materials. After 10-15 years, mismanaged and poorly maintained buildings look double their age.

Great video as always Andrew. My own personal view is most in favour of Manila, given the projected population growth it seems a very safe bet. I am interested however in your thoughts on Japan, where it is possible to own freehold as well. Not just in Tokyo, but also other parts of the country. The only issue I can think of with Japan is that it is hard to live there. But to visit for 90 days, not so much. Keep up with the great videos!

@@TechBillionaire - 5 yrs. in country if married to a Japanese you can get permanent residence, 10 if not married. That's a long time, but it is easy to live in Japan if working and get there. Some of my RE in Kansai has appreciated lately, but not much. I buy low end, renovate, and the depreciation characteristic of Japan stops. On some rentals I make 15% net return annually (exchange rate not considered). Stay out of Tokyo. Keep to a larger city - Osaka, Kobe, Kyoto, Hiroshima, Okayama, Fukuoka, Nagasaki, and look to save big on initial costs. It is not difficult to flip and make US$10K on a resale after even one month of renovation time - buy for $30K, spend $10K to reno., sell for $50K is not unusual. You will need help if you do not speak Japanese, but the process is easy and can be fast.

Though it may not be the right time to invest in Pakistan due to current economic crises, Prices of real estate in Islamabad have been increased by around 400% in previous 5 years and the country's real estate sector is booming even now.

My experience is that, the only place in Asia that is safe for your money is Hong Kong. If you buy into real estate and keeps it for medium term, like 5 to 10 years, it's very hard not to make money. Singapore is a close second. But Singapore's housing market is dominated by Government housing, the private market is very small.

HK prices have gone nowhere for four years and they're still overpriced. Leverage caps also make it difficult, yield are 1.x% and what happens in 2047 with the China agreement? Does it convert to CNY or remain in HKD?

@@eddiethecounsel yes they are often beyond 2047 but what happens to the structure of the market? Which currency, which monetary policy, which tax policy will apply? This is not scare mongering, it's asking a valid question - the answer to which nobody knows. Mortgage rates about to go skyward and yields sub 2%. I wouldn't touch it.

There was a video of a man who brought in Thailand, he was advised it is the worse place to buy. He made his video one year later. Right at this moment he is very happy.

I have seen a couple of those videos. A friend there complains about the burning season for farmers fields and the air quality. He also said that much like everywhere else right now, the property prices are too high.

Malaysia has a lot of interesting investing options to offer. Since Cambodia is still pretty much less developed both risk and return can be much higher.

Having lived in both Phnom Penh and Sihanoukville in the mid 2000s' I can tell you, Sihanoukville is no longer worth it. The town has basically been leveled and now It's nothing more than Chinese owned/ operated Casinos which the local Khmers are not allowed (by law) to enter. The amount of animosity and disgust among the locals there is very telling. Both Thailand and Malaysia are much better options in my opinion.

The real estate market in the Philippines is seriously overpriced. It has been for last 10 years and is expected to be so for the next 20, but that depends on the actions of the Marcos/Duterte administration and IF they increase the international debt load being carried by the Philippines. I don't know anyone thinking real estate investing in the Philippines is a good idea for foreigners for the foreseeable future.

It is also important to note that the Philippines isn't just "Manila". It is sad and unfortunately all too common for those who really don't know much about the Philippines to only look at Manila and not the Cebu City and Davao City metro areas as well as a number of the many islands of the Philippines that have been attractive to non-Filipino's in the past. Maybe a "deep dive" into the entire Philippine market, from business investments to real estate, that doesn't simply focus on metro Manila would be of better service to your viewers.

Vietnamese and in general most Asians I meet think very highly of themselves and very money driven immigrants. They escaped fascists in their home country but will vote for conservative candidate who will reduce their taxes. For Asians in the US it's all about the $. Love you hear a contrary view .

Why not Japan? mega cash flow if in the suburbs. It has its uses and property prices in the major centers are still affordable compared to major cities around the world. looking for capital appreciation? Check Tokyo prices. lots of awesome properties sub 1 million USD (Tokyo Bay Region) and Foreigners has full legal rights to the land and property. (free hold)

🤣 in Philippines there are shooting range even inside 5* resort but you cannot own or carry one as a foreigner. Outside the USA, american look crazy with their gun, in regular countries you usually need many clearances and a permit to buy one but you'd better live under the radar when you go abroad.

In Asian countries, the general rule is that you will never be one of them. They think in terms of race and collectivism. Malaysia/Singapore/Georgia may be the only exceptions.
