Great info shared! I’ve lived in Seattle all my life and for the past 4-5 years all you see is large apartment complexes being built within king county. I hate it here… if you don’t mind being a renter for life, move here.

Appreciate the support................unfortunately Seattle is a lot like where we are in OC, it's built out which means it's difficult to come in and build SFR's as there is little to no land...............builders being builders want to maximize price so they build up which as you mention isn't ideal.

Sorry, there is no shortage of land! Maybe not in the SF Bay Area, but have you ever flown from SF to LA? The problem is over-regulation and excessive fees, which forces development into expensive areas.

Except there is virtually no development in expensive areas due to lack of land….there’s a reason why Sacramento is cheaper than San Jose. More land, further from the places people “want” to be. Most Californians have driven the 5 Freeway from SF to LA and seen hundreds of miles of open land. Doesn’t mean anyone wants to live there. Development costs are absolutely excessive and reducing them must be part of the solution, but supply and demand in the form of land scarcity along the coast and in the major cities is the biggest driver of high home prices.

As someone who has studied zoning at the graduate level the speaker while correct in the past misunderstands the current situation. Understand that the guest speaker is essentially saying allow multi family development on single family zoned lots to allow the building of more units. That though also reduces the amount of single family homes available. So essentially he’s telling people complaining about affordability to buy a condo. He’s using the sleight of hand by labeling it a townhome but again it’s a multi family dwelling. The fallacy is that most city have tons of space for more multi family units already. The development however is limited to the demand. . So as you convert single family homes to duplexes for example you now have less single family homes. What do you think is going to happen to the value of the fewer single family homes? The end result of his logic is to put everyone in a multi family unit. Now I’m not saying he’s wrong but be clear about the argument.

Not sure how much clearer he could have been. You seem to have understood him perfectly. He basically told Jeb and I that we're dumb for thinking California is different and we need to allow greater density. For densely populated areas, those are the choices we have currently. It's either more homes on infill lots or the government will continue to dictate "affordable housing" in the form of high rise apartments. A townhouse built 4 on a lot will always be more desirable than renting in a high rise. At the end of the day, you can't have everything. Land is scarce. If zoning protects building only SFR's, they're going to be really expensive in densely populated areas. Thanks for watching.

@@TheEducatedHomebuyer I agreed with Jeb and most of this. I think the shady part was that he was talking about affordability but ALL of his proposals will make single family homes more expensive. As you mentioned land is scarce. The real answer is unlocking additional land. For example if we had a more efficient/quicker way to get to the suburbs then we could build more houses further out. But don’t try to be some pseudo intellectual when your answer is simply “live in a more dense multifamily unit”

We need to be able to build multi use housing. Single family houses are very inefficient to meet housing needs. We need town homes, apt buildings, 3 story mixed use buildings, condos etc. Regardless of house costs, rents need to come down. Rental complexes are cheaper and more efficient to house more people. File this idea under the portion of the conversation where we discussed "unintended consequences." Accumulating that portfolio brought along a number of very negative unintended consequences. Dumping that amount of MBS on the market would have even worse consequences which is why it will never happen. You may have noticed at the last Fed meeting they slowed the pace of Treasury runoff but did no such thing with MBS. Hopefully they continue with a measured runoff until the portfolio is negligible.
