The Cost of Tiny House Living 

We bought a 854 sq.foot house 1 bedroom,could be 2 (really small room off the kitchen,that I have made a walk in closet) at an auction that was a rental for many yrs, for $24,000 cash ,we put in about $3,000 Cash in it before we moved in (we did the work). We painted all rooms,replaced bathroom floor and flooring.replaced flooring in 3 other rooms.$27,000 total no mortgage !! Utilities and insurance runs about $300 a month , taxes yearly run about $400 .Our children are adults it is me and my husband and we love it .We our in our early 50's my husband had his own business in construction and 2008-2009 and lost everything.So we totally understand . We are debt free and have savings and working toward retirement.

Good morning friends! Thank you for the wonderful info on tiny living costs! We are in the process of selling our 3 story home that was built in 1902. We are moving into a small mobile home around 7 to 800 square feet. It’s a two bedroom one bath mobile home. My mom is losing her eyesight and we have to get her in a one story home ASAP! We had the land already (one acre) and we bought a used mobile home. The cost of the home and preparing the land has cost to date, 21k. But we are not done yet. I’m praying that the cost won’t be too much (if any) higher. Please keep us in your prayers. It will be a tremendous relief to have my mom in a home with out all those stairs! I admire the two of you for living within your means even though they are reduced in size from where you lived before. I realize that you live in a much higher cost area than where I am. It is nice of you to put out the costs and warnings for new buyers . I was very fortunate when I bought my first house because I trusted the realtors too much and could have had even more trouble than I did. You do have to do your own research! If I had not used my VA loan, I shudder to think how much worse it could have been. So thanks for helping others.

I don't know why I find listening to both of you so comforting but I truly do. I love that you two are are so down to earth and have real common sense. You look at the cost to live comfortably and not to impress others with possessions. So much stress is lifted when you no longer have to worry about paying a mortgage and credit cards. The small home means lower utilities taxes and insurances. I'm following the same plan I'm impressed with the commitment to each other you have and your love of God. God bless you both.

You have gained a following of people who love your channel because of your love for each other and your positive approach to life. So many people would have been defeated after losing their homes after the crash. What you were able to pull together on limited funds is truly wonderful. Hard work brings great rewards. We have been blessed to have our used R.V. (2000) for over 10 years with no leaks. Maybe we have the roof on it that you talk about you have done now. God is so so good. Thanks so much for sharing.

God bless both you lovebirds for being so honest with your most personal financial expenses. Thanks be to God that Bill has wonderful contractor skills. That is a tremendous benefit. The cost of hiring a contractor can be very expensive. I agree with all your comments on how this whole project has saved you money. My husband in the past has been 100 percent contractor on two previous homes we owned. It saved us tremendous cost with just that alone. Now we own our third home and it was built in 1856 and we have had to hire contractors to do the labor of renovation being my husband is disabled. Thanks be to God we also have been able to pay as we go on these expenses. We feel a great relief that we own our home 100 percent and have been able also to not owe contractor cost expenses also. We save money then proceed on as we can pay for renovation expenses in full. Were so grateful knowing God is so much a part of our family. I have to agree with you all 100 percent it is nice knowing we have a roof over our head and we feel very blessed about that. Of course our yearly taxes are a bit higher than yours being do to square footage difference. But other expenses might be a little less expensive than yours too. I'd love to know what your monthly living expenses are for food and recreation. I think this would be really helpful for people to know what to expect and prepare for in order to live comfortably in retirement. I had no idea how expensive living in a house was since I've been an apartment dweller all of my adult life. This was a real eye-opener! Thank you so much!

This was an amazing video and a real eye opener for many of your viewers who say "Why don't you do this?" or "You need to do...". Unless one is in the situation themselves they just don't understand all the ins and outs of the situation. You guys really broke it down and appear to have thoroughly researched and thought all aspects through. Your reasoning and conclusions are sound in my opinion. The only thing I really worry about is the no insurance issue. I understand you have worked hard to find homeowners insurance and are still trying. That is really an unfair dilemma you are facing and I pray you will be able to find some soon. If something should happen like a fire burning your home down then y'all would be back to square one so to speak. God forbid. Personally I would be putting back money each month just like a house payment until you had enough to replace your home. Without credit and going back into debt it would be very hard and I'm like you guys, I hate depending on credit. I know this is an issue you have also thought through so please don't be offended by my comment on what "I would do". I guess I just placed myself in with all your other viewers who give too much advice! :-) We just love you guys and are concerned. Thank you two for your very humbling videos. I am newly retired after not planning to be but a head on car crash made that decision for me. I am thankful for stumbling onto your videos as it just reminds me on how thankful I am and should be for what The Lord has provided to me and to just be able to squeak thru the remainder of this life here on this side of the sky!! Your Noahs Ark videos is how I stumbled onto yunz. I have been through some of life's dealings with five orthopedic surgeries then the loss of my adult son in 2017 and now am basically alone at 62 with a mortgage and at times I allow things to stress me out especially now I don't have any health insurance anymore but am thankful for my PERS pension and I just applied for my SS. benefits. I am thankful for a roof over my head!!!! It'd too cold in NW Montana to be homeless as well. Bless you humble servants of Yeshua.......;)

When we built our house in 2016 we put in the smallest wood stove of the style we liked and it cost us almost $5,000.00. $800 is a bargain. You made that money back in less than a year.

Wow! I hope no one take this the wrong way but I thought that the US was the land of the free? There is a lot of rules and regulations. It almost sounds like it's as bad as here in Denmark, I stay at a campground and it cost me a little more than 100 $ US a month. But then I only have electric hook ups. No sewer and no water. But on the campground there is a bathroom with toilets and showers, and a place to fill my 20 l water bottle so that I can take it to my trailer and fill my water tank. I've been researching tiny houses and they are almost as much as regular size houses, we actually considered buying a big barn and converting to a home and doing the work ourselves. But we would need to find the land first. In the meantime we have 2 campers were fixing up, just as a back up, because nowadays there is no job security and u never know w the economy, could crash, etc...thanks for sharing this!

We sold out our big house and paid everything off became debt free & bought a 2 bedroom/2 bath small home pd for move in ready our property tax $5 ( NM Insurance is $40 a month, $ 125 for elec & trash & $ 40 natural gas & $135 lot rent includes water & sewer ) We have mild to cool winters.

Wowzer... Your taxes... I bought my half acre for $3000. Taxes were 69 per yr until I built the cabin and the shop. (it is a remote off grid cabin) Here I thought the state hit me hard... $400 per yr. No the cabin isn't done and the shop doesn't have a roof yet but ya...I am in AK. My elec. at my actual house, without running the wood stove is 140 to 160 per month and that includes elec. water heater and an elec. toyo heater. With the wood stove my elec still is less...120 to 130. Wish I could see a $100 return on the wood heat. LOL. Our Dec, Jan, and Feb temps range to 30 below ambient and to 60 to 80 below wind chill. Your shed build was the reason my son was able to build our shop alone... I so thank you for posting the videos on your shed build... our shop is 16x24. He built everything except the roof in a month of work.

You guys are the best! We finally downsized....1600sf to 700sf. Actually it's been a 8 year project, sold the family home in 2010..2500sf. We love smaller living. We may go smaller and use this place as a rental, rents in our area are expensive! We are excited to be debt free...Thank you for your inspiration!!! Yes property taxes it's amazing how that goes way down when you downsize!!!

excellent video. The biggest takeaway is live below your means and you are so right that paying cash and not using credit cards is the way to go. Credit cards and store cards were introduced in 1950's and my parent's lived with debt while the neighbors who had one income as a garbage man paid cash for everything. I would like to believe they slept better......

I just found your channel and I love it. It's awful how much authority the government has been given.

We live in an old renovated home that breaks all the current building regulations, but like yours has been grandfathered. Newer residents in this area pay thousands for council inspection fees, just to check that their structures meet the standards. Let alone all it costs to build an approved dwelling. To me it seems like making rules for the sake of raking in funds. I'm looking to retire in a tiny home of some sort but will have to move further to where it is possible. BTW I live in Australia but a lot of your advice still applies. I appreciate your effort in putting out this video. God bless to you both!

I saw on DebraJoy's channel that the cinder blocks under her Little Blue Cottage were crumbling and had to be replaced. They were replaced with a sort of jack, the same idea as the supports used when taking out a support wall. They are adjustable, allowing for settling. As long has you aren't required to have pillars it might be something to consider when/if needed. Thanks for the rundown. I'm almost 62 and always thought I'd work till I die, but due to medical leaves few times over the past couple of years, plus an extended layoff that, thankfully only lasted 5 months, I've woken up to the fact that I may not be able to "work till I die" or could lose my job (auto industry), I need to plan for retirement (or emergency, like you had). I'm looking into property, with or without living quarters, and possible an RV/camper/mobile home. THANK YOU SO MUCH FOR THIS VIDEO! Any other scenario would have meant using credit. The video you have talking about your story is amazing. There is a clear path that God took you down and provided for. Quite a testimony in my opinion. I think that (in God) you are where you are supposed to be. Nothing is better than that :)

More and more places are building "Tiny House Mobile Home Parks", like miniature mobile home parks, so there are places opening up slowly. The reason it's slow is that there isn't enough tax revenue generated out of tiny houses as opposed to houses in mobile home parks where the square footage is 800-2000+sq. feet/house. There are even all kinds of hoops for mobile home parks to jump through now too: newer homes (single or doublewide) must be set on a solid concrete slab, not even piers will do, and a slab costs a minimum of $5000, which you don't own, and you don't own the land in a park. You pay rent, which is usually much lower than for an apartment or stick-built house on land you own. But more and more of them are increasing the monthly rent and whatever it includes to eye-popping costs. A lot of people now are converting vans and old U-Hauls and retired city buses into homes, and with some you can stealth camp and live in, but others you can't. It all comes down to money. If what you are doing isn't going to give the tax collectors enough money, good luck, because the almighty dollar rules. I live in a very modest mobile home in a lovely park that thankfully values its residents and keeps costs down. But, I could not get a home loan on a singlewide. No bank will cover such a loan unless you make enough money to afford something a whole lot bigger, even if you want a single, not a double. So I had to look at little "pre-owned" doublewides in order to be able to find something affordable with a small loan. It's absurd. The more you are willing to pay and can pay, assuming you have great credit, you can get anything you want. But the less you need, the less you can afford, the harder it is to find anything. if your credit is bad, it's even worse. Bill and Elizabeth, the Lord blessed you in how things turned out. It's amazing now that you have what you have for as little as it cost you. And what you have is snug and cheerful and cozy and serves your needs. People can still find deals out there, but it's much harder because prices of even your kind of trailer / home are rising since so many people want to go small and portable instead of big and permanent. My house would cost me today more than $25k more than I paid for it, which means I would not have been able to afford it by a long shot. My jaw drops when I see a run-down old singlewide selling for almost as much as I paid for this nice little double! Prices have gone nuts. If you did today exactly what you did a few years ago, you might not have been able to, or the Lord would have had to be more generous to allow it. Things happen when they happen for a reason, and God does provide, even now, but the laws don't help us. But God never fails us. :) Thank you for this video. It's eye-opening.

You are truly blessed to have such a wonderful area to live in an affordable trailer/ Tiny home! I live out of Sacramento CA and just my property taxes cost me a fortune! It doesn't allow me any wriggle room for maintenance work that really needs done ✅ so I will have to wait until I have to sell it in order to afford to make any upgrades which I hadn't planned on this particular circumstances but I didn't have any concerns about my health or my husband getting early alzheimer's disease! My husband always used a line of credit where as I believe in a savings account to pay as I go with cash! It's a little too late to change our circumstances but I know that God has a plan for each one of us and He will make away for me in this particular situation and totally unforeseen situation which I am sure that I am not the only person who has been or is going through with this or in any other health problems which can change your life for years to come! Thank you for sharing this very helpful information for anyone who seeks to learn how to stick to what you can afford and stay out of debt 👍👍👍🙏

Fantastic video... exactly what preppers and soon to be preppers need. Thank you for this information. Practical, sound and I know this must make viewers feel better... sure did for me. And are you right re: zoning for tiny houses and RVs or trailer/mobile homes. I'm in Oregon and despite being off-the-grid progressive it can be a nightmare.. even here. Nationally, there is a winter heating grant called LIHEAP for low-income people. Grants can be from $50 to 500 USD for the winter season. Well worth looking into for all viewers ... Thanks for your honesty. I’m considering the tinier house option. Living in nj, off grid would be almost impossible. Fees would consume a person who was trying to live a somewhat minimalist lifestyle. So the only option would be a MH park, where lot fees climb to $800 a month! That being as it is, it’s time for me to prepare and slowly weigh all my options including moving out of state.

I thank God I have my mobile home on piers plus 5 ac land, well, septic put in back when it was cheaper to do so. I paid about 5k for both well and septic system. Piers were cheap back then as well. (I've been here about 20 years now). My place is paid for. My property tax is only 25 dollars per yr locked in for life. It can never be raised as long as I live, because I was disabled, and that's including a 300 dollar homestead act towards the taxes. My main problem is maintaining everything. Can't find anyone I can pay to help me maintain the property and I'm getting unable to do it myself anymore. Everyone wants their money but they do not want to finish the job or make out like they know what they are doing but wind up making things worse. The real professional places either want way too much money or do not want to mess with a mobile home. I have rain blowing in around my back door and rotting the floor now. I need a good size over hang on the roof to prevent the water from going straight down the walls and into the top of the door. It's just always something. Maybe it won't rot down before I die? LOL But in the mean time, I live here cheap! Good thing cuz disability does not pay much.

You guys are great. The information was very eye opening for sure. We have thought many times of living small but like you said there are always different costs involved where you want to put your roots. We researched and it would cost us over 800 a month just to ark our RV in a proper RV Park plus electricity is extra and they have monthly maintenance fees as well so the overall cost were well over 1300 plus a month so an seniors apartment was cheaper in the long run. Good for you guys for pointing out the REAL costs of rv living.

Hey, Bill - who uses a checkbook? Paying on-line saves our trees & money. Easy to switch - at 65, that is how we pay all of our bills. . .even our donations to Red Cross is done automatically. Thanks for a very informative video! Great research!

We live in a 28x78 doublewide. I sill enjoy your channel. Our property tax is probably a tad less than your association expenses, septic expense, and water. We have municipal water at around 20 to 25 bucks a month. We have our own septic tank that works great. The really hard expense is our electrical. Our warm weather expense is around what your winter heating expenses are. 400 dollar plus power bills for our electric furnace are not unheard of. Last fall, It was quite cold. Dad was in the hospital for over a week. The thermostat was set far lower than average. I came home and notice the furnace was still cycling like it was when we were staying here. The bill was about the same. we were like: Whaaaat? lol. I want to investigate other sources of heat.

Last comment for people thinking of this type of living is like you check zoning. If is legal to do so, build an RV garage with utility hookups. Garages are cheap to build, only need a placement permit in my county for a garage. Not sure how they would view having an RV dump inside a garage that leads to a septic.

I understand that there is a small Tiny Home VIllage here in Ohio; I think nearby one of the Tiny Home Builders. Their Tiny Homes are beautifully made; but ….for me...I would always want a larger home. But I did see one they built and it was very well made.

I just put a down payment on land near the park where I have had my MH for 34 years.This is 1.5 acres of raw land.I have been researching the costs to develop the land and all your figures are on point.A bldg permit will be $100 and is good for 2 yrs. (Upstate New York) if I finally decide to live there. I tdo all cash as well.It's nice when all is payed for and your monthly bills are low.I also had electric baseboard heat installed and new electric....I get so faint hearted spending $$...I have a pellet stove but I'm 69 on the 21st and lifting bags is hard,,I also plan to get a cubic mini for sustainable heating 'just in case'....Very thorough information, loved it.

Regarding the insurance, I would consider trying to buy RV windows by just keeping looking at salvage yards, and just replace the ones they don't like. Also, sometimes they will insure you for six months or a year after you start making payments. Can you get it insured with your auto insurance? Excellent advice, esp about zoning. The county where I live will not allow any new home below 1400 sq feet.

We are in a 34 ft RV in a park in Texas. We paid 17,500 cash for a 2013 two years ago, and monthly to park it is 575.00 I do have insurance on it. We are saving money even though we are paying for storing our household stuff in storage too.

WOW you must live in a pricey area. We spend less per month than You for 4 adults & one child & more footage.We have a $200,000. 2,700 square foot home. With five bedrooms one bath farmhouse & 4 car garage barn well ( GREAT WATER) & septic on one acre. Our property taxes are $50.00 less yearly than yours. We live in the middle of fields on a 4 lane highway.We just bought this to up size 3 years ago because if my health. Our 2 daughters & one granddaughter moved back home As far as insurance ours is $1,200.00 yearly including our Antique Show TRACTORS & equipment. All his toys which I won't list. Here in Indiana is living is affordable in our county.. Here every trailer or mobile home you live in.. YOU must have for Zoning 20 acres. With many rules. We ARE BLESSED. Our monthly expenses are less than yours propane heat & electricity & phone cable & internet. (Not bragging just BLESSED)

To off set you electricity usage expenses, have you considered getting a set (or 2) of portable solar panels. Check out "My Self Reliance". That guy seems to have a setup that might be a backup system that might be workable and usable for you. Just a thought.
