Great layout! It would be a pleasure to use that porch, too. I’d recommend having hand-rails by the steps for those of us that aren’t as steady on our feet but most folks are, so, I hope you get lots of renters.
Cute as a button. The little bunk room adds a lot if you are wanting to enjoy the great outdoors all you need in a bedroom is a place to sleep. The design would be a good starter home as you could build this and as time ,funds and needs permit you could build the ‘other half’ of the building. The little bunk room could be a killer pantry and the addition could be the kids room or the master bedroom.

I would have 1 window above the kitchen sink & 1 between the refrigerator & the couch in the living room. The more light you have coming through the windows, the less electricity you have to use, especially during the summer.
