Everything happens in its proper time.. Its really great to see you sitting on your soon to be home! I realize you have had to deviate from some of your original plans like having to be on electric grid. I am betting that this was a deviation worth doing, at least for the construction phase. The views are worth every challenge. The journey in and of itself has to rewarding in so many ways. I am always rooting for you two. You were my first homestead channel I subscribed too. I follow six now, most in NC. I may or may not do something similar, but for now I find more inspiration from folks building their dreams rather than being dragged along by the system. Hey y'all! Thanks for the Sit Down, it really DOES help for those of us trying to learn for what we might want to build in the future! I'll end up in a One Room Shack (no foolin') up in AK, with a couple of built on 'cubby hole' rooms: one for the WC and the other for the Larder. The biggest thing for me is that the house has to be built on 'concrete pilings', because of how wet the ground is (and unstable), but my biggest challenge is going to be my research for a non-motorized elevator (all wood) so that I can have a Loft (which is standard procedure up in AK) to use as the bedroom. My knees do NOT like stairs or ladders, so I'll be garnering as much information about counter-balance spring/pulley systems as I can find! Basically, my 'main floor' will be about 400-600 sqft and the Loft 200-300 sqft......basically, the size of most modern living rooms will be the size of my entire house. Lastly, the only information I would have like to have heard about is cost. You've done a great job of letting us know about how much things cost along the way (especially the solar system.....I'll be reviewing that portion of your videos ONCE AGAIN, just to try and keep wrapping my head around the process, the theory, and the interactions of all the components. My goal is to have a Gasification Generator System, so that I can burn all that free wood available (25 cords a year FREE, "just labor" involved), with a grand canyon amount of beetle killed standing dead trees for the taking. Anywho...thank you again so much for all the hard work you two have done......I've been following along and I'm VERY GLAD to see all the hard work you've put into your project and your channel, become fruitful for you! Good morning Guildbrookfarm. Nothing beats good work boots and clothes! Great choices that I would use on our farm and woods. Your 30x40 house dimensions are practical for a family. Our newly built home is 26x38 and was designed for two people. We love it! We can always add on. Our walk-in basement saves us a lot of work. It is pantry/wood storage/laundry room/hobby room. We also had to be our initial sub contractors. It did give us an opportunity to canvas our area for local, qualified and available companies to do the work. They are our " not so distant" neighbors. We can easily contact them later on if necessary. You both are making major strides in building your dream home this year!

Your slab floor will be fine. When I built my shop about 20 years ago, I used fiberglass mesh with no wire or rebar. It's 36x48 and I've had vehicles upwards of 8000 lbs on my 2 post lift with no problems.

Be thankful that your basement floor has been damp/wet. I flooded my garage floor for a week the day after it was poured. The slower concrete cures, the higher the strength of the final product.

I think your choices have been good so far for what you want out of your house. I see the stress in Jeremy. Everything is going to work out ... It always does. I don't won't to be a nay sayer or hurt your feelings but when I built my house 15 years ago I let people talk me into that concrete for my basement floor. Guess what. I regret it. It's cracked all over the place.

Your concrete guy was a hack unfortunately. Did he cut control joints in the floor, was it compacted correctly, etc ? Sorry about your floor.

@@jameswitte5167 I have a normal concrete basement. My footings are 24" & the walls setting on them are 8". The floor was poured after the walls were up. There are footings under the slab everywhere there is a supporting wall. Also the outer edge is resting on the same footing the walls are on. The soil is compacted sand over virgin clay. I don't mind the cracks. All concrete does two things. It gets hard & it cracks. But if it cracks & there is any movement it will seperate. I have seen it used a lot in my area all with claims of how great it is but I have seen numerous failures. I'm not convinced it's as good as they say. I think concrete guys sell it because it's easy & they make just as much money for less work. Just my opinion. I'm sure some concrete guy will argue but as a plumber I've been in a bunch of houses that have that stuff & it just doesn't seem to hold up.

@@rickhammar1636 dang ... Then you just had some odd luck with cracking .. I have done maybe a dozen or so slabs for sheds from 8x10 to 20x40 ... No foundations except the20x20 and 20x40 ... From 2 inch to 4 inch thich on uncompacted sand because the water table averages about 4 feet down ... Control joints at the 10 foot marks ... Some movement on the bigger ones after 20 years but not bad ... Gotta love that fiber strand mix ...

Two truths about concrete. It will get hard and it WILL crack. Rebar or no rebar.

Agreed 100%. Just finished my house last year. The radiant heated concrete slab in the basement has wire and fiber, but it still developed some fine cracks.

Just putting this out there, prefab "I" beams Burn quick if you ever have a fire. Using 2x12 will take longer to fail that is a huge plus when you are out in the woods and the FD takes a bit to get to you. Good Choice.

Sounds great...one advantage with the time between Trades is you can calculate what needs to be done in the next stage and finalize things before they get there. Other wise they would be moving right along and you could miss things that should or could be done. You are doing a great job and you do great commercials.!!!!!!

Guildbrook Farm - Simple Sustainable Living < I understand these Simpson header hangers are a engineered product but in this application where the mounting plate is cantilevered from the concrete by 2 inches(foam) seems questionable to me. Are you going to use wood Bucks for the window openings or just going to screw the windows into the concrete. I’ve seen one of Matt Risinger’s Guys do the with ICF using liquid applied sealer to the finished concrete for the window opening

With 3 sides that far below grade. Insulation under the slab is unnecessary

I've been learning some building science recently and it seems like insulating basement floor above the slab can be sub-optimal because the slab stays cooler, and therefore stays wetter because it's harder for it to dump it's moisture load into the house (and my understanding is it will get moisture load even if you use the poly under it). Thanks for going through your reasoning on your building choices!

Excited to see the next phase of this build! Great informative video, seems some just don't get the fact that codes and building in different areas of the country are not a one size fits all. One thing for sure it was 70 gallons of water in the basement you can tell exactly where to put a future floor drain. 😉

I have thought about ICF and have realized that you really need to pay attention to joist layout to keep your sill or hanger bolts out of the way. I also realize that unless you plan in advance with all your wall penetrations for electric, water, sewer ICF can be a real pain. ICF is a great product just need to plan ahead and not slam it together like the manufactures portray.

this is a great channel. Really appreciate the share and all the detail along with the Q & A. Basically answers all of my questions. Why not delete all of the hangers plus labor and just place the joists/rim board on top of the concrete wall on a treated sill plate? Unless you’re going up with more ICFs?

Looks good. Good summary of questions and answers. Sometimes people need to step back and understand everyone has a budget to get a job done, I know I had several questions on my first build that were all answered by 'To keep costs down without compromising the integrity.'

Jeremy & Jamie your house is looking super.. good it makes me a bit jealous and even want to follow your lead and build like your doing.. I have seen several ICF build and I just love how it goes up. ICF is the way to go. Keep up the good job. Can hardly wait to see ya start that second level and I suppose you'll need a pumper truck on your 2nd story walls. guys your kicking it. I built my own 30x40 cabin ,with D lumber, and faced it with log butts to make it look like a log home. I did use I beam rafters on the roofing over hangs to allow for a rap around porch. but found it was not that of a great idea, in the end. but it allowed for my vaulted ceilings. that took up a lot of money. it did work though. now as too the heating think about using tube heating for thermal system later on. it will be cheaper in the end. other then that who knows what you want in the house.
