I bought directly from a homeowner I knew, in my social group. Wrote up my own purchase agreement. When I eventually sell, I will sell to someone I know, in my social group. Won’t even need to advertise. No need to go to the open market unless you don’t have social connections. This is where who you know works best; you don’t have to have a lot of money to build a social network. You just have to like people, and be a good friend.

So in my hometown a ton of homes have not been touched since the 50s so ancient plumbing ancient wiring aka falling apart. Somehow they market it as "Historic" which is another term for you need to put another 60k+ to make this livable. All the young people moved away cause they would be paying the same for better an hour away. Now this is an issue yet they refuse to fix it lmao.

I never really understood the point of a real estate agent. You can easily just tell me what is and isn't wrong with the house on a piece of paper. I also don't need somebody breathing down my neck when I walk into a house I can see what I want to see. Not exactly sure what I'm paying them to do other than stand next to me and just make small talk about the house.

I don't think it's fair to say buyer agents are encouraged not to act in the best interest of buyers, and just get the deal closed. They have a legally binding fiduciary duty to the buyer and are held liable if anything goes wrong surrounding the transaction in both the present and future. Of course there are some bad actors in every industry, but most agents take that responsibly seriously. So making that statement broadly feels a bit disparaging. Sweet editing and presentation tho 🤙🏼
