Great content, Real estate is too inflated by BOTH price appreciation and interest rate. The bottom line is that all things aggregated together have far outpaced the consumer's wages. There is too much imbalance in the overall economy regardless of causation. As far as real estate, I believe that both prices and rates will need to come down to get back to affordability. Again, there is simply too much overall imbalance in the economy. Taxes, inflation, credit card debt as to consumer cash flow, and equity...it's just too much. No single thing is going to be enough to "fix" it. We need a major recession to bring it all back into balance.....so we can all just do it again :)) I am 60...I've done this a few times...I'm cashed out...and waiting for the opportunities over the next 12-24 months.

I don't agree with your prediction on the housing market, because there is going to be a drying up of money. According to Van Meter, there is going to be a lack of money for purchasing, and refinancing, so that homeowners that need funds, will be stuck and need to sell.
I'm a contractor and I've been talking with other contractors and we are all seeing the same thing, it's already "drying up" its not a good time to be a contractor.
You guys should post when you are affiliated. In the financial sectors people who talk about stocks and funds have to report when they have a stake in each other.
